Everbooked’s Seattle launch was announced in 2015 as a tool to help Airbnb hosts and prospective hosts compare nearby listings and make more informed pricing decisions. It is historical product news, not evidence that Everbooked is available today or that its pricing advice guarantees higher earnings.
What Everbooked launched in Seattle
A June 23, 2015 announcement described Everbooked as a comparable-listings research tool for Airbnb hosts and people considering hosting. Its pitch addressed a practical question: what should a host charge for a particular listing, given the prices and properties nearby? The announcement attributed the problem statement to founder and CEO David Kelso, who said that determining what to charge was a major pain point among the hosts and property managers the company worked with. By Q1 2016, a LearnAirbnb report characterized Everbooked as offering three related products: automated pricing, comparable-listing analysis, and market reports. It also listed a developer API and custom data solutions. What the 2016 report says—and what it does not prove
The report’s dataset covered October 2014 through October 2015 and included nearly 6 million bookings, more than 430,000 Airbnb listings, and 250,000 hosts across more than 200 cities. Separately, its survey received 1,312 responses from 83 countries between December 7, 2015 and January 13, 2016. These are historical descriptions of the report’s scope, not current market statistics or Seattle-specific results.

In sponsor copy, Everbooked claimed its automated pricing could raise annual revenue by 10% to 40%. That figure is a vendor claim reproduced in a report sponsored by Everbooked; it is not an independently validated result, and it should not be treated as a forecast for an individual host. The report also listed Basic at $20 per month and Pro at $100 per month. Those are historical 2016 prices, not current offers.
How hosts can think about pricing now
A comparable-listings tool can help answer one part of a pricing decision: how a listing’s proposed rate compares with other nearby options. It cannot, by itself, establish what a particular property will earn. Hosts still need to consider whether the comparisons are genuinely similar—such as in location, capacity, amenities, and dates—and weigh the result against their own costs, booking patterns, and availability. No source here verifies Everbooked’s current data coverage, pricing model, or performance.
Airbnb’s own pricing information
Airbnb’s 2023 Summer Release documented built-in pricing aids that included a price breakdown and averages for comparable nearby listings. Comparing tools without assuming a winner
The available information is not sufficient to rank Everbooked against current third-party services. A host evaluating any option should verify its present status and compare the factors that affect the decision:
- Whether the tool supplies nearby comparable listings, broader market reports, automated rate changes, or portfolio and API functions.
- Whether adjustments are manual recommendations or automatic changes, and what control the host retains.
- Which locations and booking platforms it supports, and how often its data is updated.
- Current price, trial terms, integration details, and cancellation conditions.
- Whether the comparisons reflect properties and dates relevant to the host’s own listing.
Seattle licensing is separate from choosing a nightly rate
Pricing software does not resolve local licensing obligations. Airbnb’s Seattle host guidance says short-term hosts need a Seattle business license tax certificate and a short-term-rental operator license. It also says hosts renting a secondary residence need RRIO registration, describes a general allowance of up to two owned dwelling units with one being the host’s primary residence, and notes exceptions. The City of Seattle defines a short-term rental as a home or part of a home rented for fewer than 30 consecutive nights. The City says operator license numbers must appear on listings and operators must satisfy safety, building, and land-use requirements. Requirements, exceptions, procedures, and fees can change, so consult the City’s current short-term rental regulations page before listing or renewing a license.
