Established Titles appears to be a functioning novelty-gift retailer, but buying its package does not give you registered ownership of Scottish land or an official noble title. The company’s own terms say no legal ownership is transferred and that the souvenir plots cannot be registered with the Keeper of the Registers. It is fair to call the product misleading or scam-like if it is presented as a way to become an official Lord or Lady; the available evidence does not establish that the company has been found guilty of criminal fraud.
What does Established Titles sell?
The current product is a novelty package: a privately dedicated souvenir plot, a unique plot number, and a personalized certificate. The company says a digital certificate is generally emailed within 24 hours; a printed certificate is an extra-cost option, with fulfillment targeted within 10 business days. Prices and configurations change. Prices seen on August 18, 2026, included $59.95 for the listed Lordship pack, $219.95 for a five-square-foot option and $359.95 for a ten-square-foot option on the Ladyship page, and $119.95 for a couple pack. The Lordship page listed a printed certificate for an additional $30 and framing for an additional $59. Do you legally own a Scottish plot?
No. The most decisive evidence is the company’s own terms and conditions: they say a purchase does not constitute or trigger a legal transfer of ownership, the underlying owner remains Established Titles or an entity it chooses, and the company keeps private records of plot dedications. The terms also say souvenir plots cannot be registered with the Keeper of the Registers.

That differs from registered land ownership. Registers of Scotland explains that the Land Register records ownership of land and property and provides a state-backed guarantee of title. The company describes souvenir plots as land of inconsiderable size or no practical utility, acquired for sentimental or commemorative reasons. Its site says the woodland is meant to remain undisturbed, so buyers should not expect to build on, fence, or alter a plot. The private dedication is the point of the product; it does not give the buyer ordinary rights to use or dispose of land.

Does the package make you an official Lord, Lady, or Laird?
No official peerage or state-recognized aristocratic rank is established by the package. Established Titles says buyers may choose to use Lord, Laird, or Lady as a personal form of address, drawing on a Scottish custom associated with landowners being called lairds. But the company also says the buyer does not legally own the plot. The package therefore supplies a novelty designation and certificate, not a peerage, hereditary title, or seat in the House of Lords. Company product description
The company says some customers have used the designation on cards, tickets, and reservations. That is not proof that every organization—or any government authority—will accept it. If you want to use it in a particular setting, check that organization’s rules rather than assuming it is an official title.

Is the Scottish land real?
Established Titles says it has estates in locations including Eddleston, Aberdeenshire, Dunfermline, Southwick, and Wigtownshire, and says buyers can locate their dedication using a plot number. Its response page claims holdings across six plots totaling more than 200 acres. Even if the underlying woodland exists and is owned or controlled by the company, that would not change the key contractual point: the purchaser does not receive a legally transferable, registered parcel. A real estate and a buyer-owned registered plot are separate claims.

Do the tree-planting and conservation claims check out?
The company says it plants at least one tree for every order, contributes to woodland preservation in Scotland, and supports One Tree Planted and Trees for the Future. Its homepage has also claimed that more than 2.3 million trees have been planted through Trees for the Future. The company identifies Trees for the Future as a registered U.S. nonprofit and links to its financial information. That supports the existence of a named charity; it does not by itself establish the number of trees attributable to Established Titles, where each tree is planted, or how much of a specific order funds planting. The company describes both global reforestation and Scottish woodland projects, which are not necessarily the same contribution.

If your priority is environmental giving rather than the novelty certificate, compare the package with donating directly to the named organizations: Trees for the Future and One Tree Planted. A direct donation is a clearer way to choose a charity, but the available information does not establish that it will always produce greater environmental impact; project methods, geography, costs, and impact reporting matter.

- Read the ownership terms. Treat the plot as a private dedication and certificate, not registered property or an investment.
- Check the exact checkout. Prices, plot options, shipping, and add-ons can change. The company’s terms include provisions for monthly subscriptions and automatic renewal, so verify whether the specific checkout is one-time or recurring.
- Account for international charges. The terms say international buyers may be responsible for import duties, taxes, and compliance.
- Keep the transaction record. Save the order number, receipt, product description, and correspondence in case the package differs from what you expected.
What if you want a refund or received a recurring charge?
The current refund page says buyers may request a full refund or replacement certificate within 60 days of receiving the certificate by contacting the company. Check the policy for the current contact method and conditions, and retain proof of the request. A stated policy is not a guarantee that every dispute will be resolved in the buyer’s favor. - Check when you received the certificate and whether the 60-day period is still open.
- Contact the company through the address or method in the current refund policy; include the order number and say whether you want a refund or replacement.
- If a recurring payment is involved, check the subscription terms and request written confirmation of cancellation before the next billing date.
- If the company does not resolve the matter, contact your payment provider and the relevant consumer-protection agency. Whether a charge can be reversed depends on the payment method, timing, and circumstances.
What do YouTube sponsorship disclosures mean?
A paid-promotion label tells viewers that a commercial relationship exists; it is not a certification that YouTube has checked the product’s legal claims. YouTube asks creators to disclose paid promotions using its tools where applicable, while creators and brands remain responsible for local disclosure rules. A creator’s endorsement is not proof that a plot is registered or a title is official. For viewers, the useful question is whether the ad clearly distinguishes a novelty form of address from legal land ownership. For creators considering a sponsorship, verify the contract’s limits and describe the product in language that does not imply registered ownership or an official peerage. Calling it criminal fraud would go beyond the evidence presented here; the more precise criticism is that the product can be misleading when sponsorships blur that distinction.
