In April 2025, reports said hundreds of teenagers descended on homeowner Benjamin Holt’s East Brisbane rental after a property booked for a family of five was promoted as an open-invite party on Snapchat. PerthNow’s headline called the crowd “500 teenagers,” while its story described hundreds; the reports described the booking profile as fake, but the available reporting does not independently establish that claim.
What happened at the East Brisbane home
PerthNow reported that Holt’s home had been booked for a family of five before an open invitation circulated on Snapchat and hundreds of teenagers arrived on a Saturday in April 2025. Its headline used the figure 500; its article described the attendance as hundreds. The outlet characterized the booking profile as fake, but that description should be treated as reporting rather than an independently established finding.
A follow-up published by 7NEWS on 9 April 2025 also described hundreds of teenagers and reported thousands of dollars in damage. That was a contemporaneous account, not a final itemized assessment of the loss.
What was reported about the teenager and police response
7NEWS said the teenager alleged to have organized the party could not be named for legal reasons and was expected to be dealt with under Queensland’s Youth Justice Act. The report said police were not expected to charge the teenager at that point and that an apology was one possible outcome. It did not establish a final legal disposition; the process was described as ongoing.

Airbnb’s reported response at the time
In the 9 April 2025 follow-up, Airbnb said it had suspended the alleged organizer’s account, was supporting Holt, and was assisting police. 7NEWS also reported that Holt’s listing had been deactivated while claims were processed. These are details reported at that date; the available reporting does not establish the account’s or listing’s later status.
An Airbnb spokesperson for Australia and New Zealand told 7NEWS: “Airbnb does not permit disruptive gatherings, and this type of behaviour has no place on our platform.” Holt told Sunrise, as relayed by 7NEWS: “The important thing is about educating the public as well that the behaviour is not on. If you do something like this, you will get caught and that is a very strong message.”

What Airbnb’s current party policy says
Airbnb’s Community Disturbance Policy prohibits disruptive gatherings regardless of size and open-invite gatherings, including parties advertised on social media. It identifies possible signs of a disturbance such as excessive noise or trash, trespassing, parking nuisances, neighborhood vandalism, serious injuries, or reckless behavior.
The policy says Airbnb may respond with education, warnings, or suspension or removal of accounts or listings; severe or repeated disturbances can lead to stronger action. Neighbors can contact Airbnb’s Neighborhood Support team. If an emergency is in progress, the policy directs people to local emergency services or law enforcement.

What host damage protection does—and does not—establish
Airbnb’s current Host Damage Protection guidance describes potential reimbursement of up to US$3 million for eligible damage caused by guests or invitees, subject to program terms, conditions, and exclusions. That maximum is not a guaranteed payment, and the guidance does not show whether Holt’s claim was accepted or paid.
For an eligible request, Airbnb’s help page says hosts should document the damage and submit a reimbursement request within 14 days of the responsible guest’s checkout. The program is not a substitute for personal insurance; Airbnb recommends that hosts review their coverage with an insurer. The sources available for this incident do not provide a final reimbursement amount or independently audited damage total.
