Doorstead raised $21.5 million in Series B funding in January 2023 for a property-management model that promised owners a minimum rent and coverage during certain vacancy periods. That is no longer its standalone offer: Doorstead says it discontinued the guarantee in early 2025 and shifted to tenant placement and full-service property management.
What Doorstead’s $21.5 million Series B funded
TechCrunch reported on January 6, 2023, that Avanta Ventures led Doorstead’s $21.5 million Series B, with participation from MetaProp, M13, and Madrona. Doorstead combined property management with data-driven rent estimates and a promise to pay owners a minimum amount. If the property rented below the promised floor or took longer than expected to lease, the company said it would cover the shortfall under its guarantee. Rent above the guaranteed amount went to the owner. TechCrunch’s funding report described an 8% management fee at the time; that is historical pricing, not a current Doorstead quote.
Doorstead co-founder and CEO Ryan Waliany explained the upside-sharing rationale to TechCrunch: “Other companies might take that upside but we believe then that incentives are misaligned.”
How the former rent guarantee worked
The guarantee was a feature of Doorstead’s former service, not simply a promise that a rental would never sit empty. Doorstead’s own description says it would pay rent for a set period if a tenant did not pay or the property remained vacant. In the 2023 account, the company also described a guaranteed minimum and coverage if leasing took longer than expected or the achieved rent fell below that floor. The actual promise depended on the service terms and period; these descriptions should not be treated as a present-day contract.

Doorstead said fewer than 2% of owners needed to use the guarantee. That is Doorstead’s own explanation of its former service, not an independently audited measure. Doorstead’s transition page describes the discontinued guarantee and its replacement.
Does Doorstead still guarantee rent?
No standalone Doorstead Rent Guarantee is currently described by the company. Doorstead says it discontinued that product in early 2025, after five years, and replaced it with tenant placement and full-service property management. Its stated rationale was that the guarantee was rarely needed and that the newer structure would be more flexible and lower-cost. The company’s explanation is its own account of the change; it does not establish that current services include compensation for vacancy or unpaid rent.
What Doorstead says it offers instead
Doorstead’s 2026 Manage page describes a management service that covers leasing and ongoing rental operations. Listed work includes marketing, tours, applicant screening, lease signing, rent collection, owner payouts, maintenance coordination, tenant communication, renewals, and access to an owner dashboard. Doorstead’s Manage page is the company’s current service description; confirm availability and pricing directly for the property’s location before signing up.
Tenant placement and property management are not equivalent to a rent guarantee. Placement helps find and onboard a tenant; management handles ongoing tasks. Neither description alone means the manager assumes the owner’s financial loss when a unit is vacant or rent goes unpaid. Ask what the agreement says about vacancy, nonpayment, tenant approval, maintenance authority, fees, and termination.

Doorstead’s later company-reported scale
In an April 2026 announcement, Doorstead again reported the $21.5 million Series B and said it had acquired Knox Financial’s Massachusetts portfolio. The company also described an eight-metro-region footprint and reported that more than 2,000 property owners had relied on it, its properties were valued at over $1.5 billion, and annualized rent for owners exceeded $50 million. These are company-reported figures, not independently verified operating statistics. Doorstead’s announcement provides its account of the acquisition and scale.

Because the old guarantee and current management services address different risks, compare the written terms rather than relying on a broad label such as “full service.” For Doorstead or any property manager, check:

- Pricing: Get the current placement charge, ongoing management fee, and any additional costs in writing.
- Tenant decisions: Clarify who sets screening criteria, makes the approval decision, and signs off on exceptions.
- Vacancy and nonpayment: Ask whether any payment protection exists, what events trigger it, how long it lasts, and what exclusions apply. Do not assume it is included in management.
- Maintenance: Confirm who approves repairs, any spending limit without owner consent, and how emergencies are handled.
- Owner access and exit: Understand reporting access, renewal procedures, notice requirements, and how to end the agreement.
