Data center REITs give investors a way to own shares in companies that own or operate specialized properties for computing, storage, and network equipment. You can buy shares in an individual listed REIT or use an ETF, but the two routes have different diversification and exposure. Neither cloud nor AI demand guarantees investment returns: power availability, leases, financing, execution, and valuation all matter.
What is a data center REIT?
A data center real estate investment trust (REIT) owns or operates facilities where organizations house IT equipment and connect to networks. These buildings are not ordinary office space: they depend on reliable power, cooling, and physical security to keep servers and other equipment operating. Customers can include large technology and communications companies. Nareit’s sector overview describes the role of data center REITs in providing this specialized infrastructure.
Operators may serve customers through wholesale, enterprise, colocation, and other facility models. The mix matters: different models can involve different customer needs, leasing arrangements, and operating responsibilities. Do not assume that every company in the sector has the same business model or customer base.
How REIT status and distributions work
REIT is a tax status subject to statutory requirements, not a promise of a particular dividend or return. A 2025 SEC-filed ETF prospectus summarizes key U.S. qualification tests: a REIT must hold at least 75% of its assets in qualifying real estate, receive at least 75% of its gross income from qualifying real estate sources, and distribute at least 90% of its taxable income annually. Qualifying income sources can include rent from real property, mortgage interest, or real estate sales. See the SEC-filed prospectus for the summary of these tests.

The 90% test applies to taxable income; it does not mean the REIT distributes all cash flow, nor does it establish a dividend yield. How distributions are taxed depends on the investor’s circumstances. Check current issuer disclosures and applicable tax guidance rather than treating the general rules as personal tax advice.
How to invest in data center REITs
Buy shares in an individual listed REIT
Buying a listed REIT gives you direct exposure to that company’s portfolio, tenants, financing, and management decisions. Before investing, review its filings for property locations, lease economics, tenant credit and concentration, debt and maturities, development commitments, and valuation. A strong sector outlook cannot substitute for company-specific analysis.

Use an ETF
An ETF can spread exposure across multiple companies, but a fund described as digital infrastructure may hold more than data center REITs. One SEC-filed prospectus describes an index covering data centers, cellular towers, and digital infrastructure hardware, with limits on constituent weights. Its holdings and mandate determine what you actually own, so read the current prospectus and holdings rather than relying on the fund’s name.
Direct shares concentrate company risk; an ETF may reduce reliance on one issuer while adding adjacent businesses and fund expenses. Compare the fund’s current holdings, index methodology, fees, and concentration with the exposure you want.

Private and nontraded offerings
Private or nontraded vehicles are not directly comparable to listed shares or ETFs. Their liquidity, fees, valuation methods, leverage, terms, and investor eligibility can differ substantially. Review the specific offering documents before considering one; this guide does not assess individual offerings.
What to compare between data center REITs
Use current company filings and date-stamped market data. Sector-wide demand claims cannot tell you whether a particular REIT’s properties, leases, balance sheet, or share price are attractive.

- Business model: Identify the mix of colocation, interconnection, wholesale, enterprise, and other facility types.
- Portfolio and customers: Compare geography, scale, operating properties versus developments, and tenant concentration. A company’s footprint is not representative of the entire sector. For example, Digital Realty reported 310 data centers as of December 31, 2025, including 89 held as unconsolidated investments, across the U.S., Europe, Latin America, Africa, Asia, Australia, and Canada. Its 2025 Form 10-K provides the company-specific figure.
- Lease economics: Review lease terms, rent escalators, renewal and rollover schedules, occupancy, tenant credit, and the effect of any under-market rents or potential repricing.
- Power and delivery: Check available capacity, power cost and reliability, permitting, construction schedules, and whether planned capacity can be energized on time.
- Development and execution: Issuer filings describe strategies such as leasing vacant space, stabilizing properties, expanding facilities, building for tenants, adjusting under-market rents, and converting between single-tenant and multi-tenant use. These are possible approaches, not guarantees of successful growth.
- Balance sheet: Examine leverage, debt maturities, interest-rate exposure, and capital needs. Financing conditions can affect both existing obligations and the ability to fund new projects.
- Valuation and shareholder return: Use current prices and financial measures. A past price decline or a compelling growth story alone does not establish that a REIT is cheap.
What drives demand—and what can go wrong?
Cloud services, data growth, outsourcing, and AI workloads are cited as demand drivers by Nareit and company filings. Nareit’s April 24, 2025 discussion also highlights power and supply constraints alongside robust demand. A forecast of rising computing needs does not establish how much demand a particular operator will capture, when capacity will be delivered, or what investors will pay for it.

- Power and supply constraints: A project needs more than customer interest: operators must secure power, permits, equipment, and timely construction. Verify conditions and project timelines in the relevant region and company filings.
- Capital intensity and execution: Data centers require substantial power and cooling infrastructure. Delays or cost overruns can impair planned growth; the scale and likelihood of these risks are company- and project-specific.
- Tenant and lease risk: A major tenant default, customer concentration, nonrenewal, or lease repricing can affect cash flow. Assess actual tenant disclosures and lease terms rather than assuming all tenants or contracts are equally secure.
- Financing risk: REITs rely on access to capital to own, improve, and develop properties. Interest-rate exposure, debt maturities, and funding needs differ by issuer.
- Technology and customer choices: Compute density, cooling requirements, cloud architecture, and customers’ decisions to build or lease can change. Treat projections about future demand as forecasts, not settled outcomes.
- Market and valuation risk: Sector prices can fall even when long-term demand appears strong. Nareit reported that data center REITs returned -14.2% in 2025; that historical result is not a forecast or evidence of future performance. Nareit reported the figure on July 15, 2026.
A practical pre-investment checklist
- Decide whether you want the concentrated exposure of an individual REIT or the broader, potentially adjacent-business exposure of an ETF.
- Read the issuer’s latest filing or the ETF’s current prospectus and holdings; identify what properties and companies the investment actually covers.
- Compare tenant concentration, lease terms, occupancy, power access, and development commitments across the specific investments under consideration.
- Review debt maturities, interest-rate exposure, capital requirements, and current valuation using date-stamped information.
- Consider whether your portfolio can tolerate issuer-specific, property, financing, and market volatility, and consult a qualified tax professional for individual tax questions.
