A Cold War-era Royal Observer Corps bunker near Sedbergh, Cumbria, was listed for SDL Property Auctions’ 25 July 2024 auction with a guide price of £15,000–£20,000, plus fees. The lot was a specific underground property—not a ready-to-buy shelter product—and the available sources do not confirm whether it sold or whether it is available now.
What property was listed?
The property was identified as lot 162: “ROC Nuclear Bunker, Land to the North East of Dent Station, Sedbergh, Cumbria LA10 5RF.” New Atlas described it as a 1950s bunker associated with the now-defunct Royal Observer Corps (ROC), a postwar network established to track hostile aircraft and record the effects of possible nuclear strikes. New Atlas’s 24 July 2024 report and SDL’s auction catalogue entry describe the Sedbergh lot.
The sale description included a plot of land, secure parking and an above-ground storage shed. The reported entrance was a locking metal hatch leading to a 12-m ladder. Inside, the 2024 report described seating, a small wood-burning stove and a storage area with kindling and other supplies. It also reported no bathroom, running water, windows or natural light. These are listing and media-report details, not an independent inspection or confirmation of the property’s present condition.
What did the £20,000 headline mean?
SDL’s guide price was £15,000–£20,000, plus fees. The “starts at $20k” wording in the original headline rounded the lower end of that range: New Atlas estimated the range at about US$19,000–$26,000 in July 2024. That conversion is specific to the report’s publication date, not a current exchange-rate calculation.

A guide price is not necessarily the reserve price, winning bid or final sale price. SDL’s catalogue also warns that additional costs can apply under the sale terms and advises prospective buyers to review the legal pack and consider independent legal advice. The stated guide should therefore not be read as the total amount a buyer would have paid.
What was the bunker designed to do?
In the seller’s description reproduced by New Atlas, SDL said the site was built in the 1950s to shelter three observers. The description said they were expected to report nuclear bursts and fallout. It also attributed to the seller the claim that the bunker had food and water provisions for fourteen days, plus landline and radio communications.

- Cartograf' premium quality decals included
- Bomb bay doors may be assembled open or closed
- Paint and glue not included
New Atlas reported that the landline was connected and live, and that the seller had been told it could support an internet connection. Those claims describe what was reported in 2024; they do not establish that communications services worked then, remain active, or are available now.
Could it be lived in?
The available descriptions do not establish that the bunker was suitable or legally approved for residential use. The reported lack of a bathroom and running water, along with the absence of windows and natural light, makes it especially important not to confuse an emergency observation post with a conventional home. The sources provide no confirmation of planning permission, residential habitability, building condition certification or permission for a particular use.

Anyone assessing a comparable auction property would need to investigate the legal position, access, services, condition and intended use rather than infer them from a guide price or historical purpose. SDL’s catalogue specifically points buyers to the legal pack; any decision would also need to account for the sale terms and extra charges.

The catalogue scheduled the lot for Thursday, 25 July 2024 at 9:00 a.m. UK time. Neither the New Atlas report nor SDL’s catalogue entry reviewed here records the auction result, a final price or a change of ownership. SDL notes generally that unsold properties may continue to be marketed after auction, but that policy does not show that this particular bunker remained available. Its current status is not established by these sources.
