China announced targeted mortgage-interest support for some eligible first-time homebuyers in late September 2026; it did not cut its loan prime rates. Australia, by contrast, raised its cash-rate target to 4.60% on 29 September. US Treasury yields had risen earlier in 2026, according to official assessments, but the available figures do not establish a yield for 5 October. These are different policies and market movements, not one coordinated global rate trend.

The instruments are not interchangeable: China’s measure is targeted fiscal support, Australia’s is a central-bank policy rate, and US Treasury yields are market prices. Comparing them requires keeping the affected group and the measurement period in view.

Who qualifies for China’s mortgage subsidy?

The September measure is aimed at eligible first-home buyers, not all mortgage holders. The Associated Press reported support equivalent to an annualized 1 percentage point of eligible mortgage principal for up to five years. That is a description of the reported benefit, not a general reduction in the mortgage rate charged by lenders.

Eligibility and implementation are governed by the official notice from China’s financial regulator. The AP account also described home-size and price limits, but those headline details are not a substitute for the official rules. Buyers should confirm the applicable limits, application process and other conditions in the regulator’s notice before treating themselves as eligible.

Did China cut mortgage rates or the LPR?

No LPR cut is established by the cited figures. The latest loan prime rate snapshot here is from 20 August 2026: the one-year LPR was 3.0% and the over-five-year LPR was 3.5%, both unchanged from July. The over-five-year rate is a reference used by many mortgage lenders.

The September subsidy is separate from those benchmark rates. It is designed to reduce costs for a defined group of buyers rather than reset the LPR or lower mortgage pricing for every borrower.

Why did Australia raise rates?

On 29 September 2026, the RBA lifted its cash-rate target by 25 basis points to 4.60%. The Board cited elevated inflation and materialising upside risks, including global energy costs. Its statement said: “At its meeting today, the Board decided to increase the cash rate target by 25 basis points to 4.60 per cent.”

A cash-rate change can influence borrowing and deposit rates as lenders adjust, but it does not dictate an identical same-day change for every mortgage. Actual outcomes depend on lender decisions, loan features and timing.

Why did US Treasury yields rise?

Treasury yields are traded bond-market rates, not the Federal Reserve’s policy rate. The Federal Reserve’s Monetary Policy Report submitted to Congress on 10 July 2026 said: “Since the start of the year, Treasury yields have risen and the market-implied expected path of the federal funds rate has moved up.” The report described larger increases at shorter maturities and linked the movement to a higher expected federal funds-rate path and rising real rates.

The RBA’s August 2026 comparison put US government yields about 20 basis points above their level at the RBA’s May Statement, with higher real yields and expectations of tighter policy contributing. Over that same comparison period, Australian yields were slightly lower. These are specified comparison windows, not current yield quotes: the cited official reports do not establish an exact US Treasury yield for 5 October 2026.

What do the moves mean for Australian mortgage borrowers?

Mortgage pricing has not moved uniformly across Australian lenders. The RBA reported that variable mortgage rates rose nearly 75 basis points from January to June 2026. It also noted that some smaller lenders later cut advertised rates on selected products by 20–30 basis points; the aggregate effect of those advertised cuts remained unclear. Those figures describe mortgage-rate movements, not changes in the RBA cash rate, and do not mean every borrower received a cut.

How to compare the three developments

  • Identify the instrument: a targeted subsidy, a central-bank cash-rate decision and a traded government-bond yield answer different questions.
  • Check who is affected: China’s support is limited to qualifying first-home buyers; Australia’s policy rate can feed through to domestic lending and deposit rates; US Treasury yields affect market pricing for US-dollar debt.
  • Keep dates attached: China’s support was announced in late September, Australia’s decision came on 29 September, and the cited US yield assessments measure changes since the start of 2026 or relative to May.
