Cheapest Home Loan Rates in October 2026: What the Published Starting Rates Show

October 2026 rate sources report several low starting figures, but do not establish a comparable 12-lender range. Learn what the numbers mean and how rate resets may affect a home loan.

The available published figures do not verify that 12 lenders offered home-loan rates between 7.10% and 7.35% in October 2026. A comparison page updated October 1 reported starting rates of 7.10% at SBI and four other lenders; Indian Overseas Bank’s rate card listed 7.20% for salaried borrowers and 7.30% for non-salaried borrowers in its highest listed credit band. These are indicative, source-reported rates—not a like-for-like set of personalized offers.

Which lenders have the lowest reported home-loan starting rates?

The figures below come from different publishers and dates, and their eligibility conditions are not harmonized. Treat them as leads for checking lender rate cards, not as a ranking or a promise that you will qualify.

Canara Bank, LIC Housing Finance, and Union Bank of India 7.15% starting rate Credsir comparison article dated September 17, 2026. This is a secondary comparison published before October 7.

The sources do not establish the asserted count of 12 lenders in the 7.10%–7.35% band. They also do not provide a common basis for comparing credit profiles, loan amounts, property details, fees, or reset terms. For example, Credsir reported an 8.50% starting rate at ICICI Bank on September 17; that dated secondary-source figure is not directly comparable to the other offers.

Why a starting rate may not be the rate you receive

A starting rate is a lender’s advertised entry point, not an approval or an offer available to every applicant. IOB’s own card varies by credit band and salaried status, while GoVitt identifies credit score, salary, and employer category as pricing factors. Eligibility, loan size, property details, and lender-specific conditions can also differ.

Ask each lender for a written, personalized offer before comparing. Make sure it identifies the interest rate, applicable benchmark and spread, fees, and the terms that govern rate resets and changes to EMI or tenure.

Compare the total loan cost, not just the interest rate

The Reserve Bank of India’s home-loan FAQ recommends checking the rate type, benchmark and how often it updates, annual percentage rate (APR), reset clause, and whether the floating-rate spread is fixed or variable. Add processing fees and any applicable charges for switching or prepayment to your comparison.

  • Rate structure: Is the loan fixed or floating, or fixed for only a specified period?
  • Benchmark and spread: Which benchmark applies, when is it reviewed, and can the lender change the spread?
  • APR and fees: What is the APR, and what processing, switching, administrative, or prepayment charges apply?
  • Reset consequences: Under the loan terms, could a rate change increase the EMI, extend the tenure, or do both?
  • Eligibility and property requirements: What borrower, loan-size, and property conditions apply to the quoted rate?

Will a repo-rate change automatically change your EMI?

No same-day change to every borrower’s rate or EMI should be assumed. The lender’s benchmark, spread, reset timing, and the loan agreement determine how a benchmark movement reaches an individual account. The RBI’s borrower FAQ addresses the question of why a bank may not reduce a home-loan rate immediately after a repo-rate reduction; a policy-rate announcement alone does not establish that a lender has revised its rate card or reset a particular loan.

Under its August 18, 2023 circular for regulated entities, the RBI requires lenders to explain at sanction how benchmark changes may affect EMI, tenure, or both, and to communicate increases when they occur. The circular states: “At the time of sanction, REs shall clearly communicate to the borrowers about the possible impact of change in benchmark interest rate on the loan leading to changes in EMI and/or tenor or both.” RBI circular RBI/2023-24/55

What can you do when a floating rate resets?

The RBI circular says borrowers must be offered options at reset under the lender’s board-approved policy and the applicable loan terms. These include:

  • Increasing the EMI, extending the tenure, or combining both.
  • Switching from a floating rate to a fixed rate, where the lender’s policy permits it.
  • Making a part or full prepayment.

Ask the lender to show the revised repayment schedule and disclose any switching or administrative charges. The circular does not make every switch fee-free or guarantee an automatic reset date, a particular EMI reduction, or identical mechanics across lenders; your agreement and the lender’s process govern your account.

How to compare offers before applying

  1. Request current written quotes. Ask each lender for the rate and conditions for your borrower profile, intended loan amount, and property.
  2. Put quotes on the same basis. Record the date, starting rate or applicable range, eligibility conditions, benchmark, spread, and reset frequency for each offer.
  3. Compare APR and charges. Include processing, switching, administrative, and prepayment charges that apply to your offer.
  4. Check repayment-change rules. Get the lender’s written explanation of how a rate reset affects EMI and tenure, and what choices are available.
  5. Use the lender’s current rate card to confirm. Secondary comparison pages can help identify lenders to contact, but they do not replace a lender’s current terms or your personalized offer.

The October 7, 2026 RBI policy decision and lender responses following it are not established by the cited rate sources. Do not treat a possible EMI revision as confirmed until an official announcement and the lender’s terms support it.
