What is Eglinton Village, and how large is it?
Eglinton Village is a Cedar Woods residential development on an 86-hectare site in Eglinton, north of Perth. When Cedar Woods announced the site acquisition in November 2021, it said the project would add more than 1,200 lots to its pipeline. The developer’s 2025 annual report later listed 1,270 project lots or units, of which 1,101 remained unsettled at 30 June 2025. Cedar Woods currently lists the project as “In Progress” and describes the planned community as home to more than 1,200 families. Those descriptions refer to the overall development, not a guarantee that all homes or facilities are already complete. Eglinton Village project page.

Where is it, and what access is described?
The project is in Eglinton, in Perth’s north-western coastal corridor. Cedar Woods’ current project page says Eglinton Station is newly opened and within walking distance of the estate. The developer also advertises house-and-land packages around 500 metres from the station and about a three-minute drive from the beach. These are developer descriptions; buyers should check the route and distance for a particular lot or package rather than assume every home has the same access. Which amenities are open, and which are planned?
Cedar Woods’ package page says Eglinton Shopping Centre, including Woolworths and 15 speciality stores, is open. The developer also refers to a proposed primary school and future parks and walking trails. Open facilities and proposed amenities are different kinds of claims: check current operating status and planning information before relying on a future facility when comparing properties. What should a buyer check before comparing a lot or package?
Current availability, prices and package inclusions are not established by the dated annual-report pipeline count. For a useful comparison, request written, lot-specific details and consider:
- Total land or house-and-land price, and what is included or excluded.
- Builder, specifications, proposed completion timing and any conditions attached to the package.
- Lot size, orientation and any site-related costs disclosed in the contract or builder documentation.
- Measured route and distance to the station, shops and beach for that specific lot.
- Which nearby amenities are operating now and which remain proposed or future.
For a major purchase, review the contract, finance assumptions and any relevant planning or service information with appropriately qualified advisers. Do not treat a marketing package description as a substitute for the contract documents.

What is the Eve energy-sharing feature?
Cedar Woods describes Eve as a community energy-sharing network developed with Zenith Energy. In its case study, the company says participating households may use rooftop solar and a community battery, and sets a target that at least 50% of participants’ home energy use comes from renewable solar. An Australian Government EPBC referral record from 2024 describes a proposed action by Lonnegal Property Pty Ltd, a wholly owned Cedar Woods subsidiary, on part of Lot 801. The record describes a 4.1-hectare action area, including a 3.2-hectare native-vegetation disturbance footprint, for civil works and housing under the Eglinton Village Structure Plan.
