The advertised $40 Mac deal was for Microsoft Office Home & Business 2021—a one-time license, not Microsoft 365. But it is not established as currently available, and Office 2021 is scheduled to leave Microsoft support on October 13, 2026. For a new purchase in August 2026, that short support runway makes the low price a risk, not an automatic bargain.
What the $40 Office deal actually included
Macworld’s deal archive promoted Microsoft Office Home & Business for Mac 2021 for $39.99. A later promotion listed the same general edition at $42.97 through August 9, 2026. That deadline has passed, and neither listing establishes that the original offer is still available. Macworld’s DealPost archive and the syndicated later listing are evidence of past promotions, not a live checkout price.
The advertised edition is a perpetual, one-time purchase intended for one PC or Mac under the applicable license terms. Home & Business includes Word, Excel, PowerPoint, and Outlook; OneNote may also be included depending on the package description. It is not a Microsoft 365 subscription. Microsoft’s description of one-time Office purchases explains the device and service distinctions in its Office suites guidance.
These promotions typically deliver a product key and redemption instructions through a retailer. The key must be redeemed and associated with a Microsoft account, then used to install and activate Office. The available deal listings do not establish the retailer, whether the key was new and transferable, the refund policy, or whether the retailer was an authorized Microsoft reseller. Do not assume those details from the phrase “lifetime license.”

The important catch: Office 2021 support ends soon
Microsoft lists October 13, 2026 as Office 2021’s support retirement date. That is separate from license duration: a perpetual license does not become a subscription that expires, but “perpetual” does not promise ongoing Microsoft support, security fixes, future macOS compatibility, or free upgrades. That date changes the value calculation for someone buying in August 2026. A very low upfront price is less compelling if you need a supported suite for years. Office 2021 could still suit someone who knowingly accepts the approaching retirement and has confirmed the license and retailer, but it is difficult to recommend as the default choice for a new buyer.

Microsoft’s current U.S. Store listing shows Office Home & Business 2024 for $249.99; that is a dated price signal, so check the live page before buying. It includes the classic desktop apps for one PC or Mac, not the subscription services bundled with Microsoft 365. Details are on the Microsoft Store product page. If Outlook is not essential, Office Home 2024 is the more relevant perpetual edition to compare. If you want Outlook and business-use rights, Home & Business 2024 is the closer fit. Microsoft’s Office Home 2024 page identifies its edition; its live price was not established here. Microsoft 365 may be a better fit if your needs include storage, sharing, and ongoing updates, but its current plan price should be checked on the Microsoft 365 plans page.
What “lifetime” does—and does not—mean
For a genuine perpetual license, “lifetime” generally contrasts with a subscription that stops providing its benefits when payment ends. It does not mean unlimited installations, free access to future Office releases, lifetime Microsoft support, or guaranteed operation with every future macOS version. Transferability depends on the applicable license terms. One-time Office purchases do not include a major-version upgrade; a later release requires a new purchase.
- Included: the licensed Office edition on the permitted device, subject to activation and license terms.
- Not included: Microsoft 365 subscription benefits, bundled OneDrive storage, or an automatic upgrade to Office 2024.
- Not established by “lifetime”: Windows rights, enterprise administration, future feature additions, or indefinite compatibility.
Access and services vary by edition. For example, Access is not available for Mac; do not infer that every Office app or Microsoft service is included. Microsoft’s Office suites information describes the platform distinctions.

Will Office 2021 work on your Mac?
Office for Mac requirements include an Intel or Apple Silicon processor, at least 4 GB of RAM, 10 GB of available disk space, and a display resolution of at least 1280 × 800. Microsoft’s supported Office for Mac releases require one of the three most recent macOS versions, so an older Mac may fall outside the support window even if its processor is compatible. Check the current Microsoft system requirements before purchase.
Internet access is needed to redeem the key, associate the license with a Microsoft account, activate Office, and complete periodic activation checks. It is not entirely offline software.

- Buy only after confirming that the listing says Office Home & Business 2021 for Mac, not a Windows-only edition or another Office product.
- Use the retailer’s instructions to obtain the key, then sign in to or create a Microsoft account.
- Redeem the key through Microsoft Office Setup and associate the license with that account.
- Download the Mac installer from the Microsoft account’s services or subscriptions area, open the installer package, and follow its prompts.
- Launch an Office app, sign in with the same Microsoft account used for redemption, and complete activation while connected to the internet.
- Install Microsoft AutoUpdate updates when available for the product.
What to check before paying a third-party seller
Because the deal listings do not establish the seller’s current terms or the key’s provenance, verify the actual product page and checkout rather than relying on an old headline. Check:

- That the edition is Home & Business 2021 for Mac and is described as a new perpetual license, not an upgrade, temporary activation, or secondhand/OEM key.
- Whether it is region-appropriate, redeemable to your Microsoft account, and valid for the number of devices you intend to use.
- The retailer’s identity, refund policy, and process if Microsoft rejects the key.
- Whether the license terms permit moving it to another Mac; do not treat one-device licensing as a household multi-Mac license.
A list-price comparison alone does not show that a deal is good value. Compare the checkout price with the current Office 2024 and Microsoft 365 options, and weigh the Office 2021 retirement date against the period you need the software.

The product key is rejected
Possible causes include a Windows key, a key for another edition, a key already redeemed, regional restrictions, or an invalid or improperly sourced key. Save the error message, confirm the order’s exact product and platform, and contact the retailer before buying another key. If the retailer says it is valid but Microsoft will not redeem it, contact Microsoft support; request a refund if the retailer cannot supply a usable license.
The apps install but say they are unlicensed
Sign in with the Microsoft account used to redeem the purchase. If necessary, sign out and back in, check the account’s Services & Subscriptions page, remove conflicting older Office installations, and try activation again while online. Check that the Mac’s date and time are correct.

Your Mac cannot run a supported macOS
Check your installed macOS version against Microsoft’s current requirements instead of assuming an older Intel Mac is supported. If the Mac cannot upgrade, consider the web versions of Word, Excel, and PowerPoint or another office suite.
Who should buy the $40 version?
It may make sense for someone who specifically needs desktop Word, Excel, PowerPoint, and Outlook on one compatible Mac, strongly prefers a one-time payment, and knowingly accepts Office 2021’s near-term support retirement. That buyer should first verify that the promotion is genuinely live and that the seller provides a valid, redeemable license with a clear refund route.
For most new buyers in August 2026, Office 2024 is the safer perpetual-license comparison; choose Home if Outlook is unnecessary, or Home & Business if Outlook and work-use rights matter. Choose Microsoft 365 when multiple devices, cloud storage, sharing, or continuing feature updates matter more than avoiding a subscription.
