If your lender applies an extra payment directly to principal, the balance used to calculate future interest falls. But your mortgage agreement determines whether you can make that payment without a charge, how much you may pay, and whether the regular installment or the loan’s payoff timeline changes. If a rate hike has pushed a variable-rate mortgage with fixed payments to its trigger rate, a principal payment may help—but contact your lender promptly to confirm what is happening and which options are available.
The contract details below focus on Canadian mortgages, where the Financial Consumer Agency of Canada (FCAC) explains prepayment privileges and trigger rates. The U.S. section covers federal disclosure rules, not a universal right to make penalty-free extra payments. Your own mortgage documents and jurisdiction matter.

What an extra payment does—and what it may not do
Mortgage interest is calculated on the outstanding balance under the terms of the loan. When an extra payment is applied to principal, that balance falls, so less principal remains on which future interest can accrue. The sooner the lender credits the payment, the sooner the balance is reduced; ask the lender when it will take effect and verify that it is being treated as a principal prepayment rather than as an advance installment.
Reducing principal does not, by itself, establish what happens to your scheduled payment. Depending on the agreement and the lender’s procedures, the payment might stay the same while the mortgage is paid down faster, the required payment might be recalculated, or you may have a choice. The cited consumer guidance does not establish a single rule across contracts. Before sending money, ask which result applies to your mortgage and request confirmation in writing if the answer affects your decision.

There is a separate question when a rate hike has made the regular payment insufficient to cover interest. In that case, an extra payment can address the balance, but it does not necessarily change the contractual installment or resolve the payment mechanism that caused the shortfall. First determine whether your current payment covers all interest due. Ask whether the proposed payment is meant to reduce principal, cover excess interest, or do both, and how the lender will record it.
Check your mortgage terms before paying
In Canada, FCAC distinguishes between open and closed mortgages. An open mortgage permits extra payments without a prepayment penalty. A closed mortgage limits additional principal payments each year, though its agreement may grant prepayment privileges that allow certain extra amounts without a charge. The permitted amount and procedure depend on the specific agreement; do not assume that a privilege offered by one lender or product applies to another.
A prepayment penalty—also called a prepayment charge or breakage cost—may apply when you pay more than the permitted additional amount, break the contract, transfer the mortgage to another lender before the term ends, or pay off the mortgage before the term ends. FCAC says federally regulated lenders must set out prepayment privileges and charges in the mortgage agreement and explain the elements used to calculate a charge. For a complex calculation, the lender may provide an example or simplified method.
Questions to answer with your lender
- Is the mortgage open or closed, and what prepayment privilege applies to this account?
- How much may you pay now without a charge? Is there a yearly limit, a minimum or maximum amount, a deadline, or a limit on how often you can make payments?
- Does the privilege cover only a lump sum, an increase to regular payments, or both?
- Would the proposed amount trigger a charge? If so, what is the current charge and how is it calculated?
- How must you make or designate the payment so it is credited to principal, and on what date will it reduce the balance?
- Afterward, will the scheduled payment change, will the amortization shorten, or can you choose? Is a separate request required?
Ask the lender to check the current privilege and any charge against your own account, not just to describe the product generally. Read the agreement for the precise limits and steps, then compare the lender’s answer with the amount and timing you intend to use. A privilege may have limits on the amount or timing, so confirm what remains available in the current period instead of assuming the full stated allowance is still unused.

Why a rate hike can make a prepayment more urgent
On a variable-rate mortgage with fixed payments, a rate increase generally means a larger share of each payment goes to interest and a smaller share reduces principal. If the rate reaches the contract’s trigger rate, the payment may no longer pay down principal at all. FCAC warns that a lender will generally add unpaid interest to the mortgage balance in that situation, producing negative amortization: the balance can grow even while payments are being made.
Find the trigger rate in your mortgage agreement and ask the lender whether your current rate and payment have reached it or are approaching it. Ask for the current balance, the interest charged, the amount of any unpaid interest being added to the balance, and the date any payment change or other contractual action takes effect. Those details distinguish a mortgage that is still reducing principal more slowly from one where the balance is no longer falling.
FCAC’s guidance lists possible responses for borrowers facing a trigger rate: increase regular payments, make an additional payment to cover excess interest, or switch to a fixed-rate mortgage. A lender may offer an amortization extension if available, but extending repayment means paying for longer and more interest over time. These are possibilities, not options every lender must offer in every circumstance. Ask for actual terms and costs before choosing. In particular, compare the effect on the required monthly payment, the balance, and the time left to repay—not only the headline rate.

FCAC’s consumer guidance puts the urgency plainly: “Acting early is important to prevent the situation from getting worse.” The advice is especially relevant when a fixed payment on a variable-rate mortgage may no longer cover all interest.

Compare the practical choices before committing cash
A prepayment can reduce the interest-bearing balance, but deciding how much to pay requires more than comparing the mortgage rate with a lump sum. Consider whether you can make the payment under the contract without a charge, whether the regular payment will remain affordable, and how much accessible cash you would have left afterward. Also compare other debt costs and the actual terms of any alternative offered by the lender. The right choice depends on your own agreement, finances, and the lender’s figures.
| Choice | What to establish | Key trade-off |
|---|---|---|
| Make an extra principal payment | Permitted amount, charge, crediting date, and effect on payment or amortization | Reduces principal, but uses cash that may be needed for other expenses or debts. |
| Increase regular payments | Whether the agreement permits an increase, its limit, and when it starts | Can put more toward the mortgage over time, but raises the recurring cash commitment. |
| Switch to a fixed rate | Available rate, costs, term, and consequences under your current contract | Changes the rate arrangement; compare the lender’s actual terms rather than assuming it is cheaper. |
| Extend amortization | Whether the lender offers it, the revised schedule, and total cost over the longer period | May reduce the required payment, but means paying for longer and more interest over time. |
This is a comparison framework, not a ranking. In particular, do not assume a prepayment will lower the required monthly payment or that a fixed-rate switch will reduce total cost. Ask the lender to show the effect of each available option on your payment, balance, and repayment timeline. Include immediate cash needed, any charge, whether the current payment covers all interest, and the value of retaining accessible savings in your comparison.
Use the lender’s numbers, not a generic estimate
FCAC illustrates how a rate change can affect payments with a $300,000 mortgage amortized over 25 years: at a variable rate rising from 5% to 6.5%, its example monthly payment rises from $1,745 to $2,009, an increase of $264. FCAC does not state a publication year for the accessed example. It is an illustration of a possible payment change, not a forecast or a calculation for your mortgage.
Your own result depends on your balance, rate, remaining amortization, payment frequency, contract, and the way the lender handles prepayments and rate changes. Ask the lender for a current account-specific calculation showing the proposed payment’s effect. A generic calculator or spreadsheet cannot establish your prepayment privilege, charge, or the lender’s crediting procedure. No general percentage saving or universal break-even answer follows from the example; the lender’s actual contract terms and account figures are needed.

What U.S. borrowers should take from the federal rules
For U.S. borrowers, the cited federal Regulation Z provisions concern disclosures. They require specified disclosures when an adjustable-rate mortgage’s contractual rate adjustment results in a corresponding payment change, including information about applicable prepayment-penalty circumstances. The Loan Estimate rule also requires a statement about whether the loan includes a prepayment penalty and details about its maximum amount and the period during which it may apply. The cited CFPB regulation texts are labeled May 15, 2023, and January 1, 2024, respectively.
Those disclosure requirements do not establish that every U.S. mortgage allows penalty-free extra principal payments. Review your note and disclosures, ask your servicer how an extra payment would be applied and whether a charge applies, and consider applicable state law. The documents for your loan—not a general statement about mortgages—determine the terms you need to check.
A safe sequence for deciding what to do
- Identify the situation. Confirm whether your loan is fixed-rate or variable-rate with fixed payments, and whether the rate hike has changed the required payment or brought you near the trigger rate.
- Read the contract. Find the prepayment privilege, annual limit, timing or frequency rules, penalty terms, trigger rate, and any requirements for requesting a payment change.
- Call the lender or servicer. Ask for the current permitted prepayment, any charge on the amount you are considering, the date funds would be credited, and whether the payment would affect the installment or amortization.
- Request an account-specific comparison. For each available option, ask for the required payment, projected balance effect, and repayment timeline, as well as any costs or conditions.
- Choose an amount you can afford to lock into the mortgage. Weigh the principal reduction against your need for accessible cash and the costs of other debts. Do not assume you can retrieve a principal payment later under the same terms.
- Follow the lender’s exact payment procedure. Designate the funds as a principal prepayment if required, keep confirmation, and check the next statement to verify the amount and effective date.
If the lender confirms you are at the trigger rate or unpaid interest is being added to your balance, contact it promptly about the available remedies and their costs. An extra payment may be useful, but it should be part of a clear plan for both the outstanding balance and the payment terms. Rules and contract language can change, and the Canadian and U.S. guidance described here has limits; verify current requirements for your jurisdiction as well as your own mortgage documents.
Frequently Asked Questions
Will a lump-sum prepayment automatically lower my monthly mortgage payment?
Not necessarily. The extra amount reduces principal if the lender applies it that way, but the scheduled payment may stay the same, be recalculated, or be adjustable under your agreement. Ask the lender whether the payment changes or the amortization shortens, and whether you must request a change.

Can I prepay a closed mortgage without a penalty in Canada?
Possibly, within the prepayment privileges in your specific agreement. FCAC says closed mortgages limit extra principal payments each year, although some privileges allow specified amounts without a charge. Confirm the unused allowance, deadlines, payment procedure, and any charge with your lender.
What is a trigger rate, and what should I do if I reach it?
For a variable-rate mortgage with fixed payments, the trigger rate is the point at which the payment may no longer reduce principal. FCAC says unpaid interest will generally be added to the mortgage balance, resulting in negative amortization. Contact the lender promptly to confirm the situation and ask about options such as increasing payments, making an additional payment to cover excess interest, or switching to a fixed rate.
Do U.S. federal disclosures mean I can make extra payments without a charge?
No. The cited Regulation Z rules address disclosures about rate and payment changes and whether a loan has a prepayment penalty; they do not establish a universal right to penalty-free extra principal payments. Check your note, disclosures, servicer, and applicable state law.
The Bottom Line
Bottom line: An extra payment applied to principal can reduce the balance on which future interest is calculated, but it may not lower your required payment—and a charge may apply. Check your agreement, ask the lender for the current privilege and account-specific cost, and act promptly if a variable-rate mortgage with fixed payments is at or near its trigger rate.
