Yes. You can generally ask a mortgage lender to lock the rate on your loan offer for a set period. Consider locking once you have chosen an offer and its rate and payment fit your budget—provided the lock is expected to last through closing. Before agreeing, confirm in writing when the lock starts and expires, whether it costs anything, what happens if closing is delayed, and whether you can benefit if rates fall.
What a mortgage rate lock does—and what it does not
A rate lock is an agreement with your lender that, subject to the lender’s written terms, holds the offered interest rate steady for a specified time. The Consumer Financial Protection Bureau (CFPB) explains that the rate generally will not change between the offer and closing if you close within the specified timeframe and there are no changes to your application. Read the agreement rather than assuming every lender applies identical conditions. CFPB guidance on rate locks.

The protection is time-limited, not a guarantee that every aspect of the loan is fixed. The lock has an expiration date, and changes to your application or loan may affect the rate or other terms. A lock also does not guarantee that you will get a lower rate if market rates fall. Those outcomes depend on your lender’s agreement.

The CFPB notes that mortgage interest rates can change daily, sometimes hourly. A lock trades exposure to a rise during its term for the possibility of missing a lower market rate during that same period. It is a way to manage that uncertainty, not a prediction about where rates are headed.

A quoted rate is not necessarily a locked rate. The point at which a lender offers or starts a lock can vary, so confirm the status and start date rather than relying on a verbal quote or assuming that receiving a Loan Estimate automatically locks the rate. The written terms and the lock status on your Loan Estimate are the practical checks.
When should you lock your mortgage rate?
There is no universally best day to lock. The right choice depends on the rate and payment you have been offered, how near you are to closing, the lock period available, and how comfortable you are with the risk that market rates move before you close. Freddie Mac identifies market conditions, closing timing, and your comfort with risk as factors; neither it nor the CFPB establishes a best date or a reliable rate forecast. Freddie Mac’s discussion of rate locks.
After choosing a loan offer, consider whether to lock and first check whether the rate is already locked. The CFPB recommends reviewing the Loan Estimate; its first page shows whether the rate is locked and the date the lock expires. Do not assume that a quoted rate is locked simply because it appears in a conversation or estimate. How to review a Loan Estimate.

If you are considering waiting because you hope rates will fall, weigh that possibility against the risk that rates rise before you close. A practical decision sequence
- Compare offers on equal terms. Request and review multiple Loan Estimates, comparing offers for the same loan type and using comparable assumptions. A lower quoted rate alone may not make two offers equivalent. See the CFPB’s guidance on reviewing Loan Estimates and choosing a loan offer.
- Check lock status and expiry. Look at the first page of the Loan Estimate and verify with the lender whether the rate is locked, when the lock begins, and the exact expiration date. If it is not locked, ask what rate and period the lender would lock.
- Judge the offered payment against your budget. Decide whether the rate and resulting payment work for you. Do not treat a forecast of future rates as certain; no source establishes that waiting or locking on a particular day will save money.
- Match the lock term to the closing schedule. Choose a duration expected to cover closing and allow reasonable room for delays. Ask whether a longer period is available and how its price or terms differ.
- Get the contingencies in writing. Before accepting, confirm the extension policy and cost, any float-down option and its conditions, and which application changes could affect the locked rate.
How long does a rate lock last?
Lock periods vary by lender and offer. The CFPB says 30-, 45-, and 60-day locks are typical, with longer periods sometimes available. Freddie Mac describes 30-, 45-, 60-, or 90-day periods as standard and says 30 or 45 days are most common. These descriptions are not guarantees about what a particular lender offers; use the period and expiry shown in your own written terms. CFPB rate-lock guidance; Freddie Mac rate-lock article.
A shorter lock may be adequate when closing is near and the schedule is firm. If the transaction is likely to take longer, ask whether a longer lock is possible and what it costs. The relevant date is the lock’s stated expiration, not a general estimate of how long mortgages usually take. Confirm whether the period starts when you request the lock or on another date specified by the lender; do not calculate the expiry from an assumed start.
Allow for reasonable schedule risk when comparing terms. A lock that expires before your expected closing can leave you needing to ask about an extension or other options. A longer period may be available, but its price and terms are lender-specific. No published source sets a universal rule for how much extra time every borrower should choose.

Without a qualifying float-down feature or another provision in the lender’s agreement, a lock can leave you unable to take advantage of lower market pricing before closing. Some lenders may offer a float-down option, but availability, cost, timing, and eligibility rules are lender-specific. When comparing offers, look at both the initial lock terms and the rules for a lower rate. A float-down’s practical value depends on the exact agreement, including when it can be used and any conditions the lender imposes. Ask whether the option costs extra and what must happen for you to qualify. No published source sets a universal float-down threshold or guarantees that one will be available.
This is the central trade-off: locking can protect the offered rate from an increase during the lock period, while leaving you exposed to the possibility that rates fall and you cannot use the lower pricing. Whether that trade-off is acceptable depends on your budget, timing, and risk tolerance—not on a guaranteed market forecast.
What if closing is delayed past the lock’s expiration?
If closing slips beyond the expiry date, ask the lender what options remain. An extension may be available and may cost a fee, but neither the fee nor an entitlement to an extension is universal. The written agreement and lender policy determine what happens. Raise the issue before the lock expires, while there is still time to understand the options. The CFPB advises borrowers to review the Loan Estimate and lock terms; its guidance does not set one standard extension price. CFPB Loan Estimate guidance.
Ask the lender to explain the extension cost, how long an extension would last, and what happens if closing is still delayed afterward. Compare any extension terms with the original lock rather than assuming the original rate simply continues. If you are comparing lenders, compare extension availability and cost alongside the initial lock terms; a lock’s stated duration alone does not tell you what a delay will mean.

Can changes to your application affect a locked rate?
They can. A rate lock is generally tied to the loan and application described in the agreement, and some changes may lead to repricing or revised terms. The CFPB identifies changes such as loan amount, credit score, verified income, appraisal, loan type, or down payment as possible reasons the rate or terms may change. The effect of a particular change depends on the lender and circumstances. CFPB guidance on differences between the Loan Estimate and Closing Disclosure.
Tell your lender promptly about changes to your finances or loan plans, and ask whether they affect the lock. Before closing, compare the Closing Disclosure with the Loan Estimate and ask the lender to explain any difference in rate or fees. A lock should not be treated as protection against every change to the loan or borrower information.

A fair comparison includes more than the quoted interest rate. Freddie Mac’s Mortgage Comparison Worksheet prompts borrowers to ask about lock timing, duration, fees, written terms, and options if rates fall. Freddie Mac Mortgage Comparison Worksheet.
| What to compare | What to verify |
|---|---|
| Lock status and start | Whether the rate is already locked, when the lock starts, and whether the quoted offer is conditional. |
| Duration and expiry | The exact expiration date and whether the term should cover the expected closing date. |
| Cost | Any upfront or embedded price for the lock or for choosing a longer term. The amount is lender-specific. |
| Extension | Whether an extension is available, how long it lasts, and its cost if closing is delayed. |
| Lower-rate option | Whether a float-down is offered, when it may be used, and its conditions or cost. |
| Application changes | Which changes to the loan or borrower information may alter the rate or other terms. |
| Written agreement | Where the lock terms appear and which document controls if they differ from a verbal explanation. |
Compare the offers using the same loan type and comparable assumptions, then examine the lock details separately. For example, two offers with similar quoted rates may differ in whether the rate is already locked, how soon the lock expires, or whether a delayed closing can be extended. No published source establishes a standard fee or extension entitlement, so ask each lender for its actual written terms instead of assuming those features are equivalent.

Frequently Asked Questions
Can you lock a mortgage rate before closing?
Generally, yes. A lender may let you lock an offered rate for a set period between the offer and closing. The rate generally stays the same only if you close within the specified timeframe and there are no changes to your application; confirm the agreement and lock status in writing.
When should you lock a mortgage rate?
There is no universally best day. After choosing an offer, consider locking if its rate and payment work for your budget and the lock period should cover closing. Check whether the rate is already locked, and weigh protection from a rate increase against the possibility of missing lower pricing.
How long is a mortgage rate lock?
The CFPB says 30-, 45-, and 60-day periods are typical, with longer periods sometimes available. Freddie Mac also describes 90-day periods and says 30 or 45 days are most common. Available terms vary, so rely on your lender’s written expiration date.
What happens if rates go down after I lock?
A rate lock may prevent you from taking advantage of lower market pricing unless your lender offers a float-down or another applicable provision. Float-down availability, cost, timing, and conditions are lender-specific; ask for the terms in writing.
What if my closing is delayed and the rate lock expires?
Ask the lender what options are available. An extension may be possible and may cost a fee, but there is no universal extension entitlement or standard price. Confirm how long an extension lasts and what happens if closing is delayed again.
Can a lender charge for a rate lock?
No published source sets a universal fee. A lock may have an upfront or embedded price, and longer terms may have different pricing. Ask the lender to identify any lock or extension costs in writing.
The Bottom Line
Yes, you can generally lock a mortgage rate, but there is no universally best time to do it. Once you have chosen an offer whose payment fits your budget, check the Loan Estimate and written agreement for the lock’s start date, expiration, cost, extension policy, float-down terms, and application-change rules. Choose a period that is expected to cover closing, and do not assume that a quoted rate is locked or that rates will move in a particular direction.
