Can You Get a 4% Mortgage Rate in 2026? What to Know

A 4% 30-year fixed mortgage was not representative of the U.S. market in Freddie Mac’s latest survey located for this article: its national average was 7.40% on October 8, 2026. A 4% figure may appear in a temporary payment buydown or an adjustable-rate mortgage’s introductory period, but neither is the same as a permanent 4% fixed note rate. To find out what you can actually get, compare same-day written lender offers and examine the note rate, points, fees, and loan terms.

What does a 4% mortgage rate mean in 2026?

Freddie Mac’s Primary Mortgage Market Survey reported average U.S. rates of 7.40% for 30-year fixed mortgages and 6.73% for 15-year fixed mortgages as of October 8, 2026. Freddie Mac says the weekly survey draws on mortgage applications submitted by lenders around the country. These are national benchmarks, not personalized quotes or guarantees; an individual offer depends on the borrower, property, loan structure, lender, and pricing date. Freddie Mac’s survey is the reference for those dated averages.

The available evidence does not establish a broadly available 4% 30-year fixed offer in 2026. A lender may quote a lower rate in exchange for discount points, but the actual rate reduction and cost are quote-specific. A temporary buydown or an ARM introductory rate can also produce a lower initial payment or rate figure, but neither should be presented as a permanent fixed 4% mortgage.

Can buying discount points get you to 4%?

Discount points are an upfront charge paid to a lender in exchange for a lower interest rate over the life of the loan. One point equals 1% of the loan amount. The rate reduction for a point is not fixed: it varies with the lender’s pricing and the specific loan quote. Paying points does not guarantee that a current market offer can be reduced to 4%.

Ask lenders for versions of the same loan with no points and with points, then compare the upfront cost with the monthly principal-and-interest savings. The break-even time is the time it takes those savings to recover the upfront point cost. It matters whether you expect to keep the mortgage long enough to reach that point; selling or refinancing sooner may mean the upfront expense does not pay off.

The Federal Reserve’s consumer guide describes points as commonly ranging from 0% to 3% of principal in the refinancing context. That is broad educational guidance, not a current price schedule or an indication that any particular point purchase will reach a 4% rate. If refinancing, include closing and payoff costs in the calculation as well; the guide says refinancing fees can commonly total 3%–6% of outstanding principal, but that older general range is not a quote for today’s transaction. Read the Federal Reserve’s refinancing guide and get current figures from lenders.

How to compare mortgage offers fairly

  1. Request written Loan Estimates on the same day. Keep the loan amount, term, occupancy, property type, loan structure, and rate-lock period as similar as possible across lenders.
  2. Compare the note rate and APR. The note rate determines interest charged on the loan; the APR incorporates certain loan costs and can help show the effect of fees. Review both rather than judging an offer by its rate alone.
  3. Check points, lender credits, and cash to close. Record any upfront points, credits, closing charges, and estimated cash needed to close. A lower rate may come with a higher upfront cost.
  4. Compare the principal-and-interest payment and break-even time. Use the same loan amount and term for each offer. For a point-paid offer, divide its upfront point cost by the monthly savings against the no-point offer to estimate the break-even period.
  5. Read the loan structure and lock terms. Confirm whether the rate is fixed or adjustable, how long it is locked, and whether any lower payment depends on a temporary buydown or an introductory rate.

A lender-specific answer requires a borrower profile and live pricing. Without those, there is no reliable way to say how far a particular applicant is from 4% or what it would cost to close that gap.

Does a temporary buydown give you a 4% mortgage?

No. A temporary buydown lowers scheduled payments for a limited period under a buydown agreement; it does not change the mortgage’s permanent note rate. Fannie Mae’s guide permits eligible temporary buydowns for principal residences and second homes, excludes investor properties and cash-out refinances, and limits the buydown period to three years. Borrowers must qualify using the note rate rather than relying on the reduced initial payment. See Fannie Mae’s temporary buydown requirements and confirm current eligibility with the lender.

When reviewing one, ask for the full payment schedule, the permanent note rate, who funds the subsidy, and the payment used for qualification. A first-year payment that resembles one calculated at 4% is not proof that the loan has a 4% fixed note rate.

Could an adjustable-rate mortgage start at 4%?

An adjustable-rate mortgage (ARM) may have an introductory rate that later changes, but no live lender ARM quote is established here. Fannie Mae’s standard ARM plans use a SOFR index and a mortgage margin. Before considering an ARM, request the initial fixed period, index, margin, adjustment frequency, rate caps, and payment scenarios after the introductory period. The initial rate is only one part of the loan’s potential cost. Fannie Mae’s ARM guidance explains the standard plan framework.

A low opening rate is not equivalent to a permanent 4% fixed mortgage. Compare the loan’s adjustment rules and future-payment exposure with a fixed-rate offer before deciding whether the initial savings are worth the risk of later increases.

Can you assume someone else’s low-rate mortgage?

Do not assume that an existing low-rate loan can simply be transferred to a buyer. Fannie Mae’s April 1, 2026 Selling Guide says conventional fixed-rate loans it purchases or securitizes are not assumable as of the note date. That statement is specific to those conventional loans; it should not be generalized to FHA, VA, or other loan types. For another program, check the applicable program authority and the loan documents. Consult Fannie Mae’s loan-eligibility guidance.

Why mortgage rates do not move directly with the Fed

The Federal Reserve does not directly set the interest rate on a 30-year mortgage. The federal funds rate is a short-term bank lending rate, while mortgage pricing reflects longer-term financial markets, including expectations for inflation and economic growth, Treasury yields, mortgage-backed securities, and mortgage spreads. A change in the federal funds rate can influence those factors indirectly, but it does not translate one-for-one into a 30-year mortgage rate. The Federal Reserve Bank of St. Louis explains the relationship in its October 2026 Page One Economics article.
