Which Caffn8 stores closed?
PerthNow reported on 21 January 2025 that the owners had announced the closures on social media. The owners’ statement said: “It is with much regret and due to rising costs in all areas we have closed our Wanneroo, Karrinyup, and Joondalup stores.”
The statement also described the decision as “extremely difficult and heartbreaking” and said the team and customers were important to the owners. PerthNow’s report included comments from disappointed customers; those individual reactions should not be taken as a measure of wider customer sentiment.
Why did Caffn8 close those locations?
The owners attributed the closures to rising costs across the business. Their statement, as reported by PerthNow on 21 January 2025, did not break down the costs or provide financial figures. There is therefore no substantiated basis for assigning the decision to a particular expense, such as rent, wages or supplies.

What was said about the Whitfords store?
At the time of the January 2025 report, Caffn8 said its Whitfords store would remain open seven days a week. PerthNow located it on level one of Whitford City, near the Big W entrance. That was a statement about the store at that time, not confirmation that it is operating now.
Was Caffn8 taken over in 2026?
A third-party listing result later surfaced posts associated with Xcite Coffee & Smoothies. It reported that a new family had taken over CAFFN8, with a post dated 16 July 2026 saying it would be open from 17 July; a later post dated 30 August asked customers to leave reviews under the new family ownership.
