BXMT vs. Starwood Property Trust: Which Mortgage REIT Fits Your Portfolio?

BXMT is primarily a senior commercial mortgage lender; STWD combines real estate lending with infrastructure, servicing and owned-property activities. Here’s what fiscal 2025 disclosures do—and do not—show for investors.

BXMT is the more focused choice for investors who want exposure primarily to senior commercial real estate lending; Starwood Property Trust (STWD) operates a broader real estate finance platform spanning commercial lending, infrastructure finance, servicing and owned real estate. That difference can help narrow the choice, but it does not identify a better buy: a decision also requires current valuation, credit performance, funding, dividend coverage and a clear sense of your own risk tolerance and portfolio needs.

The figures below are from fiscal 2025 filings and year-end 2025 disclosures, not a verified comparison of the companies’ latest 2026 interim results. Treat this as a business-model and disclosure-reading guide, not a current stock recommendation.

BXMT vs. STWD at a glance

Both companies are publicly traded real estate investment trusts (REITs) with substantial commercial real estate credit exposure. The main distinction is concentration versus breadth: BXMT describes a strategy centered primarily on senior commercial mortgage lending, while STWD combines lending with several other real estate-related activities. Those labels are starting points, not risk ratings. A loan portfolio can still incur losses, and a wider business mix does not ensure that one segment will offset another’s weakness.

Scale figures reported for 2025 131 loans with $18.2 billion in total principal balance, plus 12 owned real estate assets carried at an aggregate $1.3 billion, as of December 31, 2025. $30.7 billion in total assets at year-end 2025; $12.7 billion of capital deployed during fiscal 2025.

Reported 2025 earnings figures cited here $109.6 million GAAP net income, or $0.64 per share; distributable earnings differed materially depending on CECL charge-offs. A comparable STWD earnings figure is not stated in the 2025 highlights summarized here; use its filing’s segment and consolidated results.
Current market valuation and dividend rate Not established by the fiscal 2025 information cited here. Not established by the fiscal 2025 information cited here.

The companies’ figures are reported by the issuers in their own fiscal 2025 materials. They are not a like-for-like measure of portfolio risk, earnings power or stock value. For example, total assets and capital deployed describe different things, while loan principal balance and carrying value are not interchangeable.

Keep the dates and units attached to each number. BXMT’s 131 loans and $18.2 billion total principal balance describe its loan portfolio on December 31, 2025; the $1.3 billion figure is the aggregate carrying value of 12 owned real estate assets. STWD’s $30.7 billion is total assets at year-end, whereas $12.7 billion is capital deployed during the fiscal year. The $6.4 billion in originations and $2.6 billion in new infrastructure investments are activity measures, not necessarily balances still held at year-end. These figures help describe different businesses, but they cannot be ranked as if they measured the same thing.

How BXMT’s lending-focused model works

Senior commercial real estate loans are the center of the strategy

BXMT says it originates, acquires and manages senior loans and other debt or credit-oriented investments collateralized by or related to commercial real estate in North America, Europe and Australia. Its portfolio is primarily senior, floating-rate mortgage loans. At December 31, 2025, the 2025 Form 10-K reported 131 loans with a total principal balance of $18.2 billion.

“Senior” describes a loan’s position in the capital structure; it does not remove the risk that a borrower will fail to pay or that property proceeds will be insufficient to repay the debt. Floating-rate terms also should not be treated as a guarantee of stable returns. Investors need to examine the loan terms, borrower and property information, maturities, payment status, collateral and the company’s financing costs together.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Geography is another part of the picture. BXMT says its investments relate to commercial real estate in North America, Europe and Australia. That indicates the platform is not confined to one country, but it does not by itself establish the portfolio’s balance among regions or how currency and local property conditions affect individual exposures. Use the filing’s detailed schedules for those questions rather than infer geographic diversification from the list of markets alone.

For each loan, investors can build a simple review around the borrower, collateral, payment status, maturity, loan-to-value information and potential recovery if repayment falters. Then compare the schedule with disclosures about non-accruals, charge-offs and workouts. A senior position may improve a lender’s place in the repayment hierarchy, but actual recovery depends on the collateral and the circumstances of a workout. The cited portfolio total does not tell readers how much of the $18.2 billion is performing, how it is distributed among properties, or what losses could arise.

Owned real estate can signal a workout, not simply a separate property portfolio

BXMT reported 12 owned real estate assets with an aggregate carrying value of $1.3 billion as of December 31, 2025. A lender may take control of collateral through a workout or foreclosure when a loan encounters trouble. That makes owned assets relevant to a credit analysis: read them alongside non-accrual loans, realized losses and the status of troubled exposures rather than assuming they represent an unrelated source of ordinary lending income. The figures cited here do not establish the circumstances, performance or expected recovery for each asset.

Carrying value is an accounting figure, not a promise about sale proceeds. Investors should look for the company’s explanation of the assets, including how they came to be owned and any information about operating results, valuation or disposition plans. The key question is whether those holdings reflect resolved workouts, ongoing exposure or further capital needs; the aggregate figure alone cannot answer it.

Funding is part of the risk, too

BXMT identifies secured credit facilities, collateralized loan obligations, securitizations, and loan syndication or participations among its funding methods. Those mechanisms help explain why the lender’s risk cannot be assessed from loan collateral alone. Review debt maturities, financing terms, liquidity, leverage, collateral pledged to lenders and the ability to fund commitments. A senior-loan strategy can still be exposed to credit losses and to changes in financing or market conditions.

Funding sources can have different terms and maturity schedules, so a headline leverage figure—if considered—would not be enough on its own. Investors should ask when financing comes due, what assets secure it, whether there are borrowing conditions or covenants to monitor, and what liquidity is available to meet obligations and commitments. The filing’s disclosures, not the business label, are where those answers belong. This is particularly important for a company whose lending assets and financing arrangements are both exposed to changing real estate and capital-market conditions.

How STWD’s broader platform differs

Multiple activities make segment-level analysis essential

STWD describes a diversified real estate finance platform, rather than a business limited to commercial mortgage lending. Its 2025 Annual Report reported $12.7 billion of capital deployed and $30.7 billion in total assets at year-end. During fiscal 2025, the company reported $6.4 billion of commercial real estate loan originations and $2.6 billion of new infrastructure investments. It also completed the acquisition of a net-lease business valued at $2.2 billion.

These figures show the range and scale of reported activity, but they do not prove that each business contributes equally to earnings or reduces portfolio risk. For a useful comparison, identify each segment’s assets, revenue or earnings contribution, capital needs, financing and credit exposure in the filing. Acquisitions and growing activities may change the business mix; do not assume that recent deployment figures represent recurring income or a stable run rate.

STWD’s activities include commercial lending, infrastructure finance, servicing and owned real estate. Each may have distinct drivers, funding needs and risks. A broader platform could mean earnings are not tied to only one kind of asset, but investors should verify how large each activity is and what it contributed. If one segment is small relative to the whole, its presence in the business description may be less meaningful to the results than a larger segment. If an acquired business is newly integrated, compare its role and results over time instead of treating one year’s acquisition figure as a mature earnings stream.

The 2025 figures also distinguish new activity from the stock of assets. Originations measure lending activity during the year; total assets measure a year-end balance; capital deployed describes capital put to work during the year. The $2.2 billion net-lease acquisition adds a different type of owned real estate exposure than a commercial mortgage loan. A careful investor should understand whether a particular activity is held on balance sheet, managed, financed or otherwise represented in the reporting, and use the company’s segment definitions when comparing it with BXMT.

What management says about the strategy

In the 2025 shareholder letter, Starwood Property Trust Chairman and Chief Executive Officer Barry S. Sternlicht described the company’s evolution this way: “Over time, we have deliberately transformed Starwood Property Trust from a commercial mortgage REIT into a diversified finance platform with scale, operating businesses, owned real estate, infrastructure lending, and deep capital markets access.” This is management’s characterization of its strategy. Investors should test it against segment disclosures, financing needs, earnings contributions and risks rather than treat the description as independent proof of diversification benefits.

STWD also reported that multifamily and industrial loans represented the majority of its commercial loan portfolio and that U.S. office loans represented 8% of its assets at year-end 2025. These are company-reported statements; the exact denominator and category definitions matter. Check the detailed filing before comparing those percentages with BXMT’s portfolio or with another company’s disclosures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Those property-type observations can inform questions, not settle them. “Majority” does not specify the exact share in the summary figures here, and the 8% office figure is expressed as a portion of assets, not necessarily the same denominator used in another issuer’s loan statistics. Investors should confirm the definitions, date and calculation in STWD’s 2025 Annual Report, then review property cash flows, collateral and loan status. A property category alone does not establish credit quality: individual borrowers and assets can vary substantially.

STWD also discloses foreign-currency and non-U.S. investment risks. Read the full risk factors and portfolio schedules to understand the company’s actual exposures and how they may affect results.

Why the 2025 earnings figures do not settle the dividend question

BXMT reported different results under different measures

For fiscal 2025, BXMT reported GAAP net income of $109.6 million, or $0.64 per share. It also reported a distributable-earnings loss of $245.3 million, or $1.43 per share, after CECL-reserve charge-offs, alongside distributable earnings before those charge-offs of $317.6 million, or $1.86 per share. The company declared $320.6 million of dividends during the year. That declared total is a historical fiscal-year amount, not the current annual dividend rate.

GAAP net income and company-defined distributable earnings are different measures. The contrast between the reported distributable loss and the pre-charge-off figure makes the treatment of credit-loss reserves particularly important. Before drawing conclusions, read the company’s definition and reconciliation, determine how charge-offs and reserves affect the measure, and look at later portfolio developments. The pre-CECL figure should not be relabeled as cash available for dividends without support from the company’s definitions and reconciliation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The size and direction of the difference make it especially important to state which measure is being quoted. BXMT reported a distributable-earnings loss of $245.3 million, or $1.43 per share, after CECL-reserve charge-offs, but distributable earnings before those charge-offs of $317.6 million, or $1.86 per share. Neither number should be silently substituted for GAAP net income, and the pre-charge-off figure is not automatically a recurring earnings estimate. The $109.6 million GAAP net income and $320.6 million in declared dividends are also unlike measures: one is fiscal-year earnings; the other is the amount of dividends declared during that fiscal year. Reading them together is a prompt to investigate definitions and coverage, not a standalone payout calculation.

CECL refers to the accounting framework for current expected credit losses. For an investor, the practical issue is not simply whether a reserve is labeled accounting-related. Credit-loss estimates and charge-offs relate to expected or realized credit deterioration, so understanding their nature and timing matters when assessing the underlying loan book. Review the company’s reconciliation and discussion of charge-offs, then compare those explanations with later asset and workout disclosures.

STWD’s mix requires a segment-aware coverage check

STWD’s broader activities make a single consolidated figure an incomplete lens unless an investor also understands which segments generated earnings and how those businesses were funded. Its 2025 highlights included management’s statement that it preserved its dividend, but that is a historical company-reported claim, not a promise about future payments or proof of future coverage. Assess current dividend coverage using newer results, liquidity and segment performance. Current dividend rates and comparable coverage figures for both companies are not established by the 2025 information presented here.

When comparing payouts, use the same period and identify the measure on each side. A dividend declared over fiscal 2025 cannot establish what either company is currently paying, and a company’s statement that it preserved its dividend does not say whether future earnings will cover it. For STWD, segment results matter because lending and non-lending businesses may have different earnings patterns and capital requirements. For both issuers, review cash and other liquidity, financing needs, credit performance and the latest board or company dividend announcements alongside earnings measures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A useful coverage review therefore has several steps: identify the latest dividend rate and declaration date; select the company’s reported earnings measures and read their definitions; compare distributions with those measures over a consistent period; and check whether credit reserves, asset sales, acquisitions or other nonrecurring factors influenced the reported result. This framework does not create a single universal coverage number, especially when the companies have different business mixes. It helps reveal what further questions to ask before relying on a headline yield.

Six checks to make before choosing between them

  1. Define the exposure you want. Decide whether you specifically want a portfolio centered on commercial mortgage credit or prefer a company with lending plus infrastructure, servicing and owned-property activities. Breadth is a description of business mix, not a guarantee of lower risk.
  2. Compare credit and workouts. In each company’s latest filing, review delinquencies, non-accrual and foreclosed assets, loan-to-value and collateral disclosures, upcoming maturities, realized losses and expected credit losses. The 2025 figures above do not provide a complete side-by-side credit-quality assessment.
  3. Separate recurring earnings from accounting and reserve effects. Read GAAP results alongside each issuer’s definition of any non-GAAP measure, reconciliations and reserve effects. For STWD, also examine the earnings contribution and capital requirements of individual segments and the impact of businesses acquired or scaled during 2025.
  4. Test dividend coverage using current information. Compare the latest reported earnings measures and liquidity with dividends, and check whether the measures used are defined consistently. A historical declared amount or statement about dividend preservation cannot establish a future payout.
  5. Examine leverage and funding resilience. Compare financing sources, debt and facility maturities, liquidity, interest-rate sensitivity, collateral requirements and capacity to meet commitments. Consider whether funding terms could become more restrictive when property or capital markets weaken.
  6. Assess valuation and personal fit separately. The 2025 company disclosures cited here do not establish current share prices or valuation. Before deciding, compare current market valuation with the latest book value and earnings information, then account for your objectives, time horizon, risk tolerance, tax circumstances and existing portfolio. Those personal factors can change which exposure is appropriate even if one company appears more attractive on a single metric.

To make those checks actionable, keep a comparison sheet with one row per issuer and one column for the reporting period, definition and source of each metric. Record the date of the filing, whether a number is an average or year-end balance, and whether it refers to loans, total assets, capital deployed or earnings. This prevents a common comparison error: placing similar-looking numbers side by side when they have different denominators or cover different periods.

Then separate the decision into two questions. First, which business mix do you understand and want to own? Second, at today’s price and using the latest disclosures, does the security offer an acceptable balance of credit risk, funding risk, earnings and dividend uncertainty for your circumstances? The first question is addressed in part by the business descriptions here. The second cannot be answered from fiscal 2025 figures alone.

What this comparison can—and cannot—tell you

The fiscal 2025 disclosures support a useful distinction: BXMT is primarily a senior commercial mortgage lender, while STWD reports a wider mix of real estate finance activities. They also supply scale and activity figures that help describe each company. They do not establish which stock is cheaper, which has stronger current dividend coverage, or which has the better latest credit profile.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

BXMT’s 2025 Form 10-K index dates the filing to February 11, 2026. The company data discussed here are principally fiscal 2025 and year-end December 31, 2025 figures. STWD’s cited figures are from its 2025 Annual Report. Neither set should be mistaken for a verified account of both companies’ latest interim 2026 performance. An investor making a decision now should update portfolio composition, non-accruals and workouts, book value, leverage, funding and dividend coverage from each issuer’s latest filings and earnings releases.

In particular, the information presented here does not supply a current share price, valuation comparison, current annual dividend rate, complete comparable earnings set, current book value, or a full side-by-side account of non-accruals and workouts. Those are not minor omissions for a stock decision. A company can have a business model that fits an investor’s preference and still be unattractive at a particular valuation, while a seemingly appealing dividend can be vulnerable if credit, funding or earnings weaken.

Nor does a broader platform automatically mean lower risk. STWD’s commercial lending, infrastructure finance, servicing, owned real estate and net-lease exposure may have different sources of income and risk. BXMT’s more concentrated lending focus is easier to describe as a single core model, but concentration still makes loan performance, collateral and financing conditions crucial. Compare actual exposure and results rather than deciding from labels such as “focused” or “diversified.”

How to make the portfolio decision

Favoring BXMT’s business model means accepting concentrated exposure to commercial real estate lending and evaluating how its loan book, collateral workouts and funding behave through a credit cycle. Favoring STWD’s model means underwriting a more varied platform—its segments, earnings sources, capital demands and financing—rather than assuming diversification alone makes it safer. Neither conclusion is a buy signal. Without current valuation and updated operating data, the defensible choice is the business mix that matches the exposure you want, followed by a fresh review of credit, earnings, dividends and price.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For either company, treat the annual report as a starting point rather than a substitute for ongoing monitoring. Revisit new earnings releases and SEC filings for changes in portfolio composition, loan status, realized losses, reserves, liquidity, debt maturities and dividend declarations. If you cannot explain how the company earns, finances its assets and absorbs credit losses, a high yield or a familiar business name is not enough to establish fit.

Frequently Asked Questions

How are BXMT and Starwood Property Trust different?

BXMT’s fiscal 2025 filing describes a strategy centered primarily on senior, floating-rate commercial mortgage loans and other commercial real estate credit investments. STWD describes a wider platform that includes commercial lending, infrastructure finance, servicing and owned real estate. The business mix is different, but it does not by itself establish which company is safer or the better investment.

Which mortgage REIT has the more diversified business?

STWD reports the broader mix of activities, including lending, infrastructure finance, servicing and owned real estate. Its 2025 Annual Report also reports $2.6 billion of new infrastructure investments and completion of a $2.2 billion net-lease business acquisition during 2025. Diversification should be evaluated through segment size, earnings contribution, capital needs and risk; a broader platform does not guarantee that one segment will offset weakness in another.

How should investors compare BXMT and STWD dividend coverage?

Use each company’s latest filings and announcements, identify the period and definition behind each earnings measure, and compare those results with dividends and liquidity. BXMT reported fiscal 2025 GAAP net income of $109.6 million, a distributable-earnings loss of $245.3 million after CECL-reserve charge-offs, and $317.6 million of distributable earnings before those charge-offs. Those measures are not interchangeable, and the pre-charge-off figure should not automatically be treated as cash available for dividends. STWD’s historical statement that it preserved its dividend is not a guarantee of future coverage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does BXMT’s senior-loan focus mean it has no credit risk?

No. “Senior” describes a loan’s place in the capital structure, not certainty of repayment. Borrower performance, property cash flows and values, collateral recovery, maturities and funding conditions still matter. BXMT also reported 12 owned real estate assets with an aggregate carrying value of $1.3 billion at December 31, 2025, making workout and asset disclosures relevant to a full credit review.

Are the 2025 figures a current 2026 stock comparison?

No. The figures are principally fiscal 2025 and year-end December 31, 2025 data. BXMT’s 2025 Form 10-K index dates its filing to February 11, 2026, and STWD’s cited information is from its 2025 Annual Report. These figures do not establish both companies’ latest interim 2026 performance, current valuations or current dividend rates.

Can the 2025 disclosures show which stock is cheaper or better for my portfolio?

No. The cited disclosures do not establish current share prices or a comparable valuation. Portfolio fit also depends on current credit and funding conditions, dividend coverage, risk tolerance, time horizon, tax circumstances and existing holdings. Use the business-model distinction as a starting point, then update the comparison with both companies’ latest filings and market data.

The Bottom Line

Bottom line: BXMT is primarily a senior commercial real estate lender; STWD operates a broader real estate finance platform. Fiscal 2025 disclosures help explain that difference, but do not determine which stock is a better buy, safer, or better covered by its current dividend. Before choosing, compare both companies’ latest credit, workout, earnings, funding, book-value and dividend disclosures with current valuation and your own portfolio needs.
