Yes, the initiative was real—but “a $30 billion AI megafund” is now an outdated and imprecise description. Announced in September 2024 as the Global AI Infrastructure Investment Partnership, the platform initially aimed to unlock $30 billion of private-equity capital and potentially support up to $100 billion of total investment when debt was included.
It was later renamed the AI Infrastructure Partnership (AIP). On July 21, 2026, AIP, MGX and BlackRock’s Global Infrastructure Partners completed the acquisition of Aligned Data Centers at an enterprise value of approximately $40 billion. The initiative is therefore better understood as an institutional infrastructure platform than as a conventional fund available to everyday investors.

What was actually announced?
BlackRock, Global Infrastructure Partners (GIP), Microsoft and Abu Dhabi-backed MGX announced the partnership on September 17, 2024. Its purpose was to finance the physical infrastructure needed for artificial intelligence, particularly:
- New and expanded data centers
- High-density computing facilities
- Power generation and grid infrastructure
- Energy sourcing and efficiency projects
- Cooling, networking and other data-center systems
- Related AI infrastructure and supply-chain assets
The original announcement said the partnership would initially seek to unlock $30 billion of private-equity capital over time. With debt financing, its total investment potential could reach up to $100 billion. BlackRock’s announcement did not say that $30 billion had already been raised or deposited into a single fund.

Is this a $30 billion fund?
Not in the ordinary retail-investment sense. The $30 billion figure was an initial capital-raising target—not proof that the partnership had already collected $30 billion or that BlackRock and Microsoft were each contributing $15 billion.
| Figure | What it means |
|---|---|
| $30 billion | Initial target for private-equity capital to be unlocked over time |
| Up to $100 billion | Potential total investment capacity, including debt financing |
| Approximately $40 billion | Enterprise value of the completed Aligned Data Centers acquisition |
| More than 6.4 GW | Aligned’s stated operational and planned capacity after the acquisition |
These figures are not interchangeable. Equity capital is different from debt capacity, and enterprise value is different from the cash purchase price or the amount of equity contributed by each participant.
The initiative was also not announced as a mutual fund, ETF or publicly accessible investment product. Most individual investors cannot simply buy shares in AIP or directly purchase a stake in its data-center assets.

BlackRock and Global Infrastructure Partners
BlackRock brings a large asset-management and private-markets platform. GIP is an infrastructure investment and operating specialist focused on areas including digital infrastructure, energy, utilities and transport. GIP became part of BlackRock following BlackRock’s acquisition of the firm.
BlackRock’s role should not automatically be interpreted as BlackRock supplying all of the capital. The platform is designed to attract institutional investors and asset owners, while GIP provides infrastructure-investment expertise.
Microsoft
Microsoft is the strategic technology and infrastructure participant. Its experience in cloud services, data centers and AI can help inform facility design and demand planning.
Microsoft’s involvement does not mean it manages the fund, contributes the entire $30 billion or controls AIP. It does, however, raise practical questions about customer concentration, commercial access and whether some infrastructure could be developed around Microsoft Azure demand.

MGX
MGX is an Abu Dhabi-backed investor focused on artificial intelligence and advanced technology. It was one of the founding participants and was described in contemporaneous reporting as a general partner.
NVIDIA and xAI
In March 2025, the group renamed itself the AI Infrastructure Partnership and added NVIDIA and xAI. NVIDIA joined as a technical adviser, helping with the design and integration of AI data-center infrastructure and “AI factories.” xAI joined as a technology partner.
Neither announcement means NVIDIA or xAI necessarily owns the data centers or provided all of the financing. xAI’s participation also does not turn AIP into an xAI funding vehicle.
BlackRock’s March 2025 release also identified collaboration with GE Vernova and NextEra Energy on energy solutions and supply-chain planning.
Kuwait Investment Authority
In June 2025, the Kuwait Investment Authority joined as AIP’s first non-founder financial anchor investor. The announcement did not disclose KIA’s dollar commitment. The official announcement distinguishes KIA’s financial role from the technology and energy collaborations announced elsewhere.
What will the money finance?
AIP’s mandate is primarily physical infrastructure rather than AI software or consumer applications.
Data centers
AI workloads require facilities with substantial power density, specialized cooling, advanced networking and the ability to install large accelerator clusters. AIP can finance greenfield construction, expansions of existing campuses and acquisitions of operating platforms.
Rank #3
Energy and power
Data centers cannot operate without reliable electricity. The partnership’s materials refer to new power sources, energy procurement and supporting grid infrastructure. That can include generation, transmission, substations, transformers and other equipment needed to connect large campuses.

Capital alone cannot eliminate permitting delays, grid-interconnection queues, local opposition, water constraints or shortages of construction equipment and skilled labor.
Supporting infrastructure
Depending on the investment, the broader opportunity may include cooling, networking, land, interconnection capacity and selected equipment or supply-chain assets. The public mandate does not establish that AIP will finance every semiconductor or server manufacturer, so those claims should not be made broadly without a specific transaction.
The major update: AIP completed the Aligned acquisition
On July 21, 2026, AIP, MGX and BlackRock’s GIP completed the acquisition of 100% of Aligned Data Centers from private infrastructure funds managed by Macquarie Asset Management and co-investment partners.
Aligned said the transaction represented approximately $40 billion of enterprise value. It also described a portfolio spanning 51 campuses and more than 6.4 gigawatts of operational and planned capacity across multiple markets, including the United States and Latin America. Macquarie separately confirmed the closing.

But the $40 billion enterprise value is not the same as the original $30 billion equity target. Enterprise value can include debt and other financing components. Public disclosures cited for the transaction do not specify the exact contribution from each partner or the precise equity-and-debt mix.
Industry coverage has also reported an additional $5 billion commitment for Aligned expansion. That figure should be treated as an attributed expansion commitment, not automatically as a disclosed AIP-wide capital contribution. Data Center Dynamics reported the expansion figure.
Why this type of financing matters
The AI boom is increasingly a physical-infrastructure challenge. Building capacity requires large upfront investments, long construction timelines and coordination among technology companies, utilities, equipment suppliers, landlords and governments.
Institutional infrastructure investors are accustomed to financing assets such as fiber networks, telecom towers, power projects and logistics facilities. AI data centers can fit that model when they have long-term contracts, reliable power and creditworthy customers.
The structure also combines financial and strategic capital. An asset manager and infrastructure specialist can provide investment expertise, while Microsoft, NVIDIA and other technology participants can provide insight into computing requirements. That may help reduce the risk of building facilities that cannot support current AI workloads.
What remains unknown
The public announcements do not fully disclose:
- How much capital each founding participant contributed
- How much of the $30 billion target has been committed, called or deployed
- The final equity-to-debt mix for the Aligned acquisition
- Investment fees, governance arrangements and fund economics
- Project-level returns targeted by outside investors
- Customer contracts, lease terms and utilization rates
- How much capacity is operational, under construction or merely planned
- Whether Microsoft or another strategic partner receives preferential commercial access
Those gaps matter to anyone trying to estimate the platform’s risk or financial performance. A headline number alone cannot establish expected returns.

AI demand and valuation risk
The business case depends on continuing demand for model training, inference, cloud AI services and other compute-intensive applications. If demand grows more slowly than expected, facilities could experience delayed lease-up, lower utilization or weaker valuations.

Debt can increase the amount of infrastructure that equity capital controls, but it also creates interest-rate, refinancing and covenant risks. If customer demand weakens while debt remains fixed, equity holders can absorb disproportionate losses.
Best Value
Customer concentration
Large data centers may depend on a relatively small number of hyperscalers and AI companies. Investors should want to know whether contracts are long term, take-or-pay, investment grade and tied to capacity that is already contracted rather than speculative.
Power, permitting and environmental constraints
Securing financing does not guarantee electricity, transmission, water, land or permits. Communities and regulators may challenge projects because of grid impacts, emissions, water consumption, noise or local subsidies.
Technology obsolescence
Accelerator generations, rack densities, cooling systems and networking architectures can change quickly. A facility designed for one generation of hardware may require costly upgrades to remain competitive.

Conflicts and governance
The partnership connects capital providers with technology companies that may benefit from infrastructure construction. Important questions include how investments are selected, whether vendor choices are independent, whether assets are available on a non-exclusive basis and whether outside investors receive the same economics as strategic participants.
AIP’s official materials describe an open, non-exclusive ecosystem, but that statement does not by itself answer every governance or commercial-conflict question.
Geopolitical and policy exposure
The platform’s initial focus was primarily the United States and partner countries, not exclusively the United States. Its assets and participants may be affected by chip-export rules, national-security reviews, foreign-investment restrictions, energy policy, tax incentives and cross-border data regulations.
What this means for individual investors
For most individuals, the announcement does not create a direct investment opportunity. AIP is not presented as a retail fund, ETF or brokerage product, and buying shares of BlackRock, Microsoft, NVIDIA or another public company would not give an investor direct ownership of AIP or Aligned’s assets.
Those companies may have indirect business exposure to the AI infrastructure buildout, but that is different from owning an interest in the partnership. Investors should not treat the $30 billion or $100 billion figures as promised returns, available account balances or evidence that any particular public stock will benefit.

Bottom line
The BlackRock-Microsoft AI initiative was real, but the original “$30 billion megafund” headline oversimplified it. The $30 billion was an initial target for private-equity capital, while the $100 billion figure included potential debt financing.
Today, the more accurate description is the AI Infrastructure Partnership: an institutional platform backed by financial, technology and sovereign participants that has completed the approximately $40 billion acquisition of Aligned Data Centers. It is focused on owning and financing data centers, power and related infrastructure—not on offering a retail AI investment fund.
