There is no evidence-backed universal list of New Jersey’s best and worst retirement towns: the right fit depends on your budget, housing needs, health care, mobility, family ties, climate preferences and desired amenities. Use published rankings to build a shortlist, then compare the costs and services of the specific places and homes you are considering.
What published rankings can—and cannot—tell you
Niche’s 2026 Best Places to Retire in New Jersey ranking draws on factors that include the number of retirees, weather, access to health care and entertainment, and cost-of-living inputs such as housing, tax rates, food, fuel and other essentials. Those categories can help you decide what to investigate, but a composite ranking cannot determine whether a town suits your household.

Bankrate’s 2025 state-retirement ranking considered affordability, weather, neighborhood safety, health care, local taxes, arts and recreation, the presence of residents of similar ages, and measures including walkability, air pollution and water quality. New Jersey ranked No. 23 overall in that edition, with taxes identified as a weak point. That is a state-level result—not a comparison of New Jersey municipalities—and its findings reflect that edition’s methodology and weighting. The New Jersey Business & Industry Association’s summary reports the ranking.
Start with the costs you will actually pay
Compare the home and its tax bill
Statewide reputations do not predict the cost of a particular home. Compare the purchase price or rent, expected upkeep and the property-tax bill for the property itself. New Jersey’s Division of Taxation publishes 2026 Average Residential Statistics, including municipality-level average tax bills and assessed values. For Ocean City, the table lists an average residential tax bill of $18,864 and an average assessed value of $660,774. These are town-wide averages in the 2026 table, not a quote or forecast for an individual property; check the specific home’s tax information and local conditions.

Check whether tax relief applies to you
New Jersey’s Property Tax Relief Programs page provides current program information and filing instructions. Eligibility can depend on factors such as income, age, residency, ownership and filing conditions, so check the applicable rules for the program and filing year rather than relying on a program’s headline description. The state’s Retiring in New Jersey tax guide offers background on retirement-related taxes and property-tax relief, but it was published in 2022; use live Division of Taxation information to verify current rules.
Tax treatment is only one part of affordability. The 2026 Rutgers New Jersey State Policy Lab report release, based on a 2024 statewide survey of adults age 60 and older, identifies housing costs, property taxes and overall expenses as leading concerns and reasons some residents might consider leaving. It also describes needs related to housing and in-home supports. These are statewide survey findings, not a prediction of any individual’s experience. Read the Rutgers report release.

Test health care and everyday mobility
Look beyond a town’s overall rank to the practical trips and services your household may need. Check how you would reach primary care, specialists, hospitals and pharmacies, and whether transportation options work for you. Consider ordinary errands, social activities and the support available if you hope to remain in your home as your needs change.
These details matter because access to health care and entertainment is part of Niche’s ranking framework, but an overall score does not establish that a particular resident can reach a particular service conveniently. Rutgers’ report release also points to needs around housing and in-home support and says many residents lack what they need to age in place. Verify services and mobility in the specific community rather than inferring them from a ranking.

Compare towns using the same checklist
For each place on your shortlist, assess the same factors so that a high score in one category does not conceal a costly or impractical trade-off in another:
- Housing: Can you find a home or rental that fits your budget and space needs?
- Taxes: What is the property-tax bill for the specific home, and do you appear to qualify for any current relief program?
- Health care: Are the primary care, specialist, hospital and pharmacy options you may need practically accessible?
- Mobility and services: Can you manage errands, transportation and social activities, including if driving becomes harder?
- Safety, climate and amenities: Do the local conditions and activities match your preferences?
- Personal ties: Is the location workable for family, friends and other support you value?
Published rankings can help identify places to investigate, and state or municipal statistics can supply context. Neither substitutes for checking a property’s actual costs and the local services that matter to you. The available rankings and tax statistics do not establish a definitive best-to-worst list of New Jersey towns across affordability, health care, safety, walkability and services together.
