The latest repricing is broad, but the effective date and impact depend on the lender and loan: an advertised rate change does not mean every borrower’s repayment changes on the RBA’s decision date.
What changed after the September RBA rise?
Mortgage Professional Australia (MPA) reported on 13 October 2026 that Canstar’s latest weekly rate wrap-up recorded 375 owner-occupier and investor variable rates rising by an average of 0.25 percentage points. Three lenders cut six variable rates by an average of 0.10 percentage points, showing that repricing was not entirely one-way. These counts and averages describe the database snapshot reported by MPA, not every Australian mortgage offer. MPA’s 13 October report

In that same snapshot, the average owner-occupier principal-and-interest variable rate was 6.75%. The lowest variable rate at any loan-to-value ratio (LVR) was 5.69%, offered by Pacific Mortgage Group; MPA said it was the only rate in the database below 5.75%. Neither figure is a guaranteed rate for an individual borrower: eligibility, loan type, LVR and lender criteria matter, and the numbers are dated to the report.

MPA reported that, over the prior week, 21 lenders lifted 510 owner-occupier and investor fixed rates by an average of 0.21 percentage points. More than 90% of lenders in its comparison had their cheapest rate on a variable product, and the average difference between each lender’s lowest fixed and variable rate was 0.34 percentage points. Those are comparison results from the report, not a promise that a variable loan is cheaper or more suitable for a particular borrower.

Canstar data insights director Sally Tindall described the fixed-rate increases as “a troubling sign considering banks tend to move fixed rates ahead of an RBA hike, not following,” according to MPA. She also said lenders had moved the last rates beginning with 5 above the 6% mark. These are Tindall’s comments on the reported market snapshot, not an RBA assessment.
Why the RBA rate and your mortgage rate do not move in lockstep
The cash rate influences banks’ funding costs and lending rates, but it does not dictate the exact rate or timing for every mortgage. Deposit and wholesale funding costs, hedging and competition also affect the rates lenders offer. In its August 2026 Statement, the RBA estimated major-bank funding costs had risen 18 basis points since its May Statement as higher rates flowed through deposit and wholesale debt costs; bank bond spreads remained near their lowest levels since 2022. That August Statement preceded the September increase. At publication, the RBA said lenders had passed on the three increases that had occurred earlier in 2026 and variable mortgage rates had risen nearly 75 basis points between January and June. It also noted that some smaller lenders later cut advertised rates on selected products by 20–30 basis points amid competition. Those earlier figures should not be confused with the later September repricing reported by MPA.

How long do lenders take to pass on a rate rise?
RateSniffers’ tracker, in a snapshot dated 4 October 2026, found a median pass-through time of 10 calendar days across the four RBA cash-rate rises in 2026, based on 173 lender rate changes. For the 29 September decision—which the tracker says lifted the cash rate by 0.25 percentage points to 4.60%—36 of 46 tracked lenders had announced an effective date by 4 October. The four major banks moved 10 days after that decision, according to the tracker. This is an observed median, not a contractual deadline or a prediction for every lender. Some lender announcements applied to new customers before existing customers. Check your lender’s notice for the date the change applies to your loan and when it will recalculate your minimum repayment. MPA’s 13 October lender figures and RateSniffers’ 4 October timing snapshot cover different dates and datasets, so their counts should not be treated as if they describe the same lender group at the same moment.

Do fixed home loan rates change when the RBA moves?
A fixed rate generally stays unchanged for the agreed fixed term; the tracker distinguishes fixed loans from variable-rate changes. That does not mean fixed rates are insulated from market repricing: lenders can change the rates they advertise for new fixed loans, as the October MPA report’s fixed-rate increases illustrate. When your fixed term ends, the rate and repayment arrangements may change according to the lender’s then-current offer and your loan terms.
Fixed loans are now a small share of Australian housing credit. The RBA’s May 2026 Bulletin said less than 5% of outstanding housing loans were fixed in 2025, as pandemic-era fixed loans rolled onto variable rates and major banks made relatively little new fixed lending from late 2023. The RBA also found that the spread between average outstanding and new variable mortgage rates had narrowed to about 4 basis points at that time, with refinancing to lower rates and borrower discounts likely contributing. What a rate rise means for household budgets
In the June quarter of 2026, scheduled mortgage and consumer-credit payments together were just under 12% of household disposable income, close to the 2024 peak, according to the RBA’s August Statement. This is a household-level measure, not an estimate of any one borrower’s repayment burden.
The same RBA Statement said the median borrower in the lowest income quartile could cover almost one year of scheduled repayments using offset and redraw funds, based on data to June 2026. That is a median observation across the group, not assurance that an individual has those funds available or can use them without affecting other plans.
Should you refinance or negotiate after a rate rise?
A rate review can be worthwhile, but a lower advertised rate is not enough to establish that switching will help. MPA’s report said borrowers with straightforward loans may be able to find a better deal by refinancing or negotiating with their current lender; complex arrangements or a financial position that prevents switching can limit those options. The RBA’s finding that new variable rates averaged only about 4 basis points below outstanding variable rates in its May 2026 analysis is consistent with some borrowers obtaining lower rates through refinancing or discounts, but it does not establish a saving for you.
- Confirm your current position. Check your lender’s notice, current interest rate, minimum repayment, loan type, remaining fixed term if applicable, and the date the new rate and repayment take effect.
- Compare eligible offers, not headline rates. Check the comparison rate, fees, features and conditions, and confirm that the offer is available for your owner-occupier or investor status, principal-and-interest or interest-only structure, LVR and circumstances.
- Ask your current lender for a review. Explain the offer you can genuinely qualify for and ask whether it can adjust your rate or terms. A lender may decline, and any proposed change should be checked against the whole loan, not just its headline rate.
- Assess switching costs and constraints. Consider any applicable discharge or break costs, remaining fixed term, loan complexity and eligibility. Costs vary by loan and lender; the available market figures do not establish an individual fee or approval outcome.
- Compare the result over the period you expect to keep the loan. Weigh any rate or repayment difference against costs and the value of features you would lose or gain before deciding.
Approval for a refinance is not automatic. APRA’s May 2026 System Risk Outlook said regulated banks faced, from 1 February 2026, a limit keeping new lending to borrowers with debt-to-income ratios of six or more at 20% or less, separately for owner-occupiers and investors. APRA also reported household debt at just under 180% of annualised household disposable income and noted the mortgage serviceability buffer had been three percentage points above the loan rate since 2021. These rules and measures inform new credit assessment and financial resilience; they do not set existing variable mortgage rates or establish that an existing borrower will qualify to refinance.
