Are Perth Rents Falling? What the Latest Data Shows

The April 2025 fall in Perth’s median house rent was one monthly dip, not the start of a sustained decline. The latest quarterly report shows high rents and tight availability, with growth paused.

Perth rents are not broadly falling. Domain’s September 2026 report found house and unit rents unchanged over the quarter, but still higher year over year, while rental availability remained tight. The “Perth rental market finally cooling off for first time since 2021 after staggering run of price increases” headline referred to a single monthly fall in house rents in April 2025—not the start of a sustained decline.

What the April 2025 headline meant

PerthNow published the headline on 11 May 2025, reporting REIWA’s April figures. The median weekly house rent fell 1.4%, or $9.50, to $680. It was described as the first monthly house-rent decline since late 2021. Yet the annual comparison was still rising: house rent was $30 a week, or 4.6%, above April 2024. Unit rent was $650 a week, up $50, or 8.3%, year over year. The figures therefore showed a monthly dip alongside annual increases, not a citywide fall in rents. (PerthNow’s April 2025 report)

The same report put the median time to lease at 15 days in April, unchanged from March and one day faster than a year earlier. A lower median rent for one month did not mean homes were taking longer to rent.

How Perth rents changed after April 2025

Later quarterly reports show why a one-month movement should not be read as a trend. Domain reported increases, pauses, a sharp rebound and then another pause:

What the latest report says about the market

In September 2026, Domain reported no quarterly change in Perth’s house or unit rents. That is a pause in growth at high levels, not evidence that rents have generally fallen or that the shortage of rental homes has eased: annual growth remained positive for both dwelling types, vacancy was 0.4%, and listings were down 11.3% year over year. Domain said supply remained exceptionally tight.

Domain suggested affordability constraints may help explain why rents in Perth, Brisbane and Adelaide were flat despite very low vacancies: tenants may have limited capacity to absorb further increases. In its March 2025 report, Domain had also pointed to affordability, gradual improvement in rental supply and seasonal easing after peak summer turnover as factors behind slower rental growth. These are Domain’s interpretations of market conditions, not proof that any one factor caused a particular rent movement. (Domain, March 2025)

Why the Perth median may not match your rent

A citywide median combines many properties and hides differences between suburbs, dwelling types and individual homes. REIWA President Suzanne Brown said in May 2025 that “results will differ from suburb to suburb,” and noted that tenants may have more negotiating power in areas with less demand or excess supply. Her comment describes variation, not a guarantee that a particular renter can negotiate a lower price. (PerthNow’s report quoting Brown)

When comparing a listing with a headline figure, check:

  • Dwelling type: house and unit rents can move differently.
  • Location: suburb-level conditions may diverge from the Perth-wide median.
  • Measure and period: distinguish a monthly or quarterly change from annual growth.
  • Availability: vacancy and listing numbers help show whether a pause in prices is occurring alongside a tight market.

How REIWA’s latest figures compare

REIWA’s Perth metro page, updated 8 October 2026, lists median weekly rents of $750 for houses and $700 for units. REIWA describes its rental data as year-on-year, three-month rolling data that may be revised as transactions settle. Those figures are useful as a separate check, but they should not be treated as identical to Domain’s quarterly asking-rent series. (REIWA Perth metro market data)
