Are Mortgage REIT Dividends Sustainable? Key Metrics to Review

Mortgage REIT dividends have no sector-wide sustainability answer. Compare recurring per-share earnings with dividends, then examine the risks and liquidity behind the numbers.

Some mortgage REIT dividends may be sustainable; there is no sector-wide yes or no. To assess one, compare its dividend per share with a recurring, issuer-specific earnings measure, then test whether funding, leverage, hedges, asset or loan performance, book value, and liquidity can withstand unfavorable conditions. A high yield—or a REIT’s obligation to distribute taxable income—does not establish that its common dividend will continue unchanged.

What does dividend sustainability mean for a mortgage REIT?

A dividend is more resilient when an issuer can support it from recurring economics over time without depending on unusually favorable markets, rising leverage, or repeated asset sales. That is an assessment of capacity, not a promise: market conditions change, and the company’s board decides what dividend to declare.

Mortgage REITs are not one uniform business. Agency mREITs commonly invest in mortgage-backed securities (MBS), often using borrowed money and derivatives to manage interest-rate exposure. Commercial mortgage REITs commonly make or hold loans whose performance depends on borrowers and collateral. Their earnings measures and principal risks differ, so a coverage figure should be read in the context of the issuer’s strategy.

Start with dividend coverage, but use the right earnings measure

Compare matching per-share figures across several periods

For each reporting period, divide the issuer’s relevant recurring earnings per common share by the common dividend declared per share for the same period. A result near or above 1 means the selected measure covered the dividend for that period; below 1 means it did not. Neither result, on its own, predicts future payments. Review several quarters, investigate unusual results, and annualize consistently if making an annual comparison.

There is no universal coverage cutoff established for mortgage REITs. The numerator may be a company-defined non-GAAP measure rather than GAAP net income, and definitions differ. Read the issuer’s definition and reconciliation before comparing coverage across firms or treating a single quarter as a trend.

For agency mREITs, inspect net spread and dollar-roll income

Agency mREITs may emphasize net spread and dollar-roll income per common share as an indicator of recurring investment economics. It is a company-defined non-GAAP measure; check which hedge, valuation, or other items it excludes and compare it with declared dividends using the company’s reconciliation.

AGNC Investment Corp. reported $0.35 per common share of net spread and dollar-roll income for Q4 2025, unchanged from the prior quarter. Its CFO, Bernice Bell, described the quarter’s 11.6% economic return on tangible common equity as comprising $0.36 of dividends per common share and a $0.60 increase in tangible net book value per common share. Both are AGNC’s Q4 2025 figures, reported in its January 26, 2026 results release; they are an issuer-specific example, not a sector benchmark or forecast.

For commercial mortgage REITs, scrutinize distributable earnings

Commercial mortgage REITs may report distributable earnings, but that label does not make the measure standardized or equivalent to cash available for dividends. Granite Point Mortgage Trust reported a distributable loss of $0.79 per basic weighted-average common share and a $0.05 common dividend per share for the quarter ended June 30, 2026. These figures illustrate why the measure’s definition and reconciliation matter; they are not a comparison with AGNC, whose example covers a different business and period.

Check earnings quality and what adjustments leave out

Read the reconciliation from GAAP net income to the company’s preferred earnings measure. Look for adjustments involving unrealized gains or losses, credit-loss provisions, realized losses, equity compensation, or other items. An adjustment can help isolate recurring operations, but it can also exclude an economic cost or delay recognition of damage.

Granite Point says its Distributable Earnings is a general, imperfect proxy for taxable income. It is not GAAP net income, cash flow from operations, a liquidity measure, or a measure of funds available for cash needs. The company excludes unrealized credit-loss provisions until it considers them nonrecoverable. For a loan-focused REIT, therefore, compare distributable earnings with GAAP results, credit trends, and realized losses rather than treating the adjusted figure as the whole picture.

GAAP net income and operating cash flow are useful cross-checks, but neither alone necessarily captures a mortgage REIT’s dividend capacity. Consider what each measure records, excludes, or does not represent before drawing a conclusion.

For agency mREITs, assess spread, funding, and hedges together

Track the cost of earning the spread

Compare the yield on mortgage assets with the cost of repo and other funding, hedge expense, and the resulting net interest spread. Then examine how much financing must be renewed and when. A reported spread is a snapshot: asset prepayments, changing financing rates, and expiring or rolling hedges can alter it.

AGNC reported an annualized Q4 2025 net interest spread of 1.81% under its stated calculation, which included TBA positions and swaps and excluded catch-up premium amortization. Its weighted-average cost of funds, including swaps, was 3.10% for that quarter. Those company- and period-specific values are not minimums required for a sustainable dividend.

Do not mistake hedging for immunity

Hedges can reduce some exposures without removing every risk. In its 2025 Form 10-K, AGNC said its hedging strategies are generally not designed to protect net book value from spread risk—the risk that the market yield on its investments moves relative to benchmark rates linked to its interest-rate hedges. A hedge ratio, on its own, therefore does not show that book value or dividends are insulated.

Read the issuer’s account of hedge mix and limits alongside spread sensitivity, funding costs, leverage, and book-value changes. In particular, distinguish exposure to changes in benchmark interest rates from exposure to changes in mortgage spreads.

Review leverage and book value for loss-absorbing capacity

Use the issuer’s own leverage definition and note whether it includes TBA positions or other economic exposures. Follow the measure across reporting periods rather than assuming leverage figures from different companies are comparable. Leverage can amplify income as well as losses, so assess it together with the risks of the assets and financing behind it.

For an agency MBS REIT, track tangible book value per share and the company’s sensitivity disclosures. Rates, mortgage spreads, volatility, and prepayment expectations can affect the value of mortgage assets and the offsets from hedges; changes in book value can reveal stress that a current-quarter earnings measure may not capture.

AGNC reported tangible net book value of $8.88 per common share at December 31, 2025, up from $8.28 at September 30, 2025. Its at-risk leverage was 7.2 times tangible equity at year-end, versus a 7.4-times quarterly average. These are dated AGNC measures, not cross-company targets or proof of future dividend coverage.

Account for prepayments and premium amortization

When an MBS is bought above par, faster principal repayment can affect the timing of returns and premium amortization. Review actual and projected prepayment speeds, asset coupons, premium amortization, and the issuer’s sensitivity to refinancing incentives. A recent prepayment rate should not be assumed to persist.

AGNC reported a 9.7% actual portfolio CPR for Q4 2025 and a 9.6% weighted-average projected CPR as of December 31, 2025. CPR means conditional prepayment rate. These are AGNC portfolio figures tied to those reporting periods, not a forecast for other MBS portfolios.

For commercial mortgage REITs, look through to loan credit

Loan performance can deteriorate before a loss appears in a company’s preferred earnings measure. Review the issuer’s disclosures for:

  • Delinquencies, nonaccruals, watch-list loans, and changes in risk ratings.
  • Borrower modifications, maturity extensions, and evidence of repayment capacity.
  • Collateral values and loan-to-value measures.
  • Credit-loss reserves and provisions, realized losses, and real estate owned (REO).

Consider whether an unrealized provision is excluded from distributable earnings and what evidence would cause the company to recognize a loss. Compare credit indicators over time; an adjusted earnings figure alone cannot establish that loan value is intact.

Include liquidity and access to financing in the assessment

Liquidity can help an issuer meet collateral needs and continue operating through market disruption, but it does not make recurring earnings sufficient to cover a dividend. Review unrestricted cash, unencumbered assets, financing availability, repo maturities and counterparties, collateral calls, and the issuer’s ability to raise equity or sell assets under stress. Treat reported liquidity and maturity figures as dated snapshots, not universal thresholds.

At December 31, 2025, AGNC reported $7.6 billion in unencumbered cash and Agency MBS, equal to 64% of tangible equity. Its investment-securities repo had a 12-day weighted-average remaining maturity at that date. These figures describe AGNC’s reported position on that date; they do not establish how much liquidity another issuer needs or whether its dividend is covered.

How to compare mortgage REITs without false precision

Use the same reporting period where possible, and keep each issuer’s strategy and definitions visible. If dates or earnings measures differ, say so rather than ranking the companies as though their figures were directly comparable.

Comparison axis What to examine
Dividend coverage Dividend per share versus the issuer’s recurring per-share earnings measure, including its definition and reconciliation.
Strategy and assets Agency MBS versus commercial loans, plus credit exposure, duration, and asset mix.
Funding and leverage Leverage definition and trend, financing costs and maturities, counterparties, and liquidity.
Risk management Hedge positions and limits, spread and rate sensitivity, and prepayment or extension exposure.
Capital resilience Tangible book value trend, credit-loss reserves and realized losses, unencumbered liquidity, and capital access.
Distribution context Taxable income and REIT distribution requirements considered separately from GAAP income, company-defined earnings, and cash needs.

Bloomberg reported that the U.S. Mortgage-Backed Securities Index returned 8.6% in 2025, a figure cited by AGNC in its January 2026 results release. That is an index performance figure for that year, not a mortgage REIT dividend-sustainability measure or a forecast of future returns.

What the REIT distribution rule does—and does not—tell you

The cited issuers describe a general requirement to distribute at least 90% of taxable income to maintain REIT status, subject to applicable requirements. That rule concerns taxable income; it does not guarantee a particular common dividend or make taxable income interchangeable with GAAP earnings, a company-defined measure such as distributable earnings, or cash available to meet liquidity needs.

A practical reading of the evidence

Use coverage as a starting point, not a verdict. A stronger assessment connects several periods of recurring per-share earnings to the dividend, checks what accounting adjustments exclude, and tests whether the issuer’s funding, leverage, hedging, asset or loan performance, book value, and liquidity can endure less favorable conditions. The figures cited here are company-specific disclosures from different reporting dates; they do not establish whether any issuer will maintain its future dividend.
