Are Mortgage REIT Dividends Sustainable? Key Metrics to Check

A mortgage REIT’s yield or tax status does not prove its dividend is sustainable. Check multi-quarter earnings coverage alongside book value, credit and funding risks.

Mortgage REIT dividends are more credible when recurring earnings cover the payout over several quarters and that coverage is supported by book value, credit performance, leverage, funding and interest-rate disclosures. No single ratio proves a dividend is safe: start with the company’s own earnings definition, then test it against the rest of its financial picture.

Start with the dividend coverage calculation

For each quarter, divide distributable earnings per common share by the declared common dividend per share. Use the company’s stated share basis and the matching quarter. A result above 1.0 means that the reported measure exceeded the dividend for that period; it does not establish that future earnings will cover future dividends.

Check several quarters and, where helpful, compare trailing four-quarter totals. Repeated periods in which the dividend exceeds distributable earnings call for closer investigation. A single quarter is not enough to establish a trend. Keep preferred dividends and share-class definitions aligned so the earnings and dividend figures refer to the same claims on the company.

Understand what “distributable earnings” includes

Distributable earnings is a company-defined non-GAAP measure, not a standardized figure across mortgage REITs. Read the reconciliation to GAAP net income and identify what the issuer adds back or excludes. The measure is not the same as taxable income, and different issuers’ calculations may not be comparable.

Chicago Atlantic Real Estate Finance’s 2026 quarterly report says its “Distributable Earnings and Adjusted Distributable Earnings should not be considered as substitutes for GAAP net income,” and warns that its methodology may differ from other REITs’ methodologies. Read the company’s report for the period ended June 30, 2026. Management may use distributable earnings when considering dividends, but that makes the measure relevant—not definitive.

Check what the coverage ratio may leave out

Angel Oak Mortgage REIT’s Q2 2026 supplement illustrates why the reconciliation matters. The company reported $9.0 million of distributable earnings, or $0.37 per diluted common share, against a declared common dividend of $0.32 per share for the quarter ended June 30, 2026. Its distributable earnings excluded $5.2 million of unrealized losses, primarily from valuation decreases to residential loans in securitization trusts and non-recourse securitization obligations, residential loans, and derivatives. The supplement also shows realized hedge losses included while related unrealized gains may be excluded.

Those figures are a dated company example, not a sector forecast or proof that a future payout is covered. They show why investors should consider excluded unrealized items alongside the reported coverage measure. Use book value as a second check

Track GAAP book value per common share over time. Persistent declines can signal losses or deterioration that are not apparent from one quarter’s distributable earnings coverage. If the company also reports an economic book value, treat it as a separate measure and follow its stated definition; do not substitute it for GAAP book value or compare the two as if they were interchangeable.

In Q2 2026, Angel Oak reported GAAP book value of $10.13 per common share and economic book value of $12.24 per share, down 1.7% and 0.3%, respectively, from Q1 2026. Its fiscal 2025 results separately reported distributable earnings of $14.6 million, or $0.59 per diluted share, and year-end GAAP and economic book values of $10.74 and $12.70 per share. These figures concern different periods and measures; they should not be treated as equivalent. See the fiscal 2025 results and Q2 2026 supplement.

Examine credit quality and portfolio risks

Look beyond the headline earnings number to whether the assets backing earnings are holding up. In the latest quarterly filing and supplement, check:

  • Credit provisions and reversals, realized losses, nonaccruals and delinquent loans.
  • Collateral values, loan concentrations and exposure to particular borrower or property types.
  • Leverage, funding maturities, funding costs and liquidity.
  • Asset yields, hedges and disclosed sensitivity of assets and liabilities to interest-rate changes.

Credit-focused and agency-focused mortgage REITs can have different exposures, so understand each issuer’s business model before comparing them. Funding structure and rate exposure can affect both earnings and book value as market conditions change. Check the issuer’s explanations and sensitivity disclosures rather than assuming that a strong coverage figure offsets weaknesses elsewhere.

Do not mistake REIT tax rules for a dividend guarantee

REIT qualification rules concern distributions of taxable income, subject to statutory adjustments; they do not promise that a particular common dividend per share will remain unchanged or be economically covered. TPG RE Finance Trust’s June 2026 investor presentation says it generally must distribute at least 90% of annual net taxable income, subject to adjustments and excluding net capital gains, to continue qualifying as a REIT for U.S. federal tax purposes. That is a tax qualification rule, not a dividend coverage test. See the June 2026 presentation.

A practical review before comparing mortgage REITs

  1. Match the periods and share classes. Record common distributable earnings per share and the declared common dividend per share for each quarter on the issuer’s stated basis.
  2. Calculate coverage consistently. Divide earnings per share by the dividend per share, then review several quarters and, if useful, the trailing four-quarter totals.
  3. Read the reconciliation. Identify exclusions, adjustments and the relationship between the company’s non-GAAP measure and GAAP net income.
  4. Review book-value direction. Track GAAP book value and assess any supplemental economic book value only under its stated definition.
  5. Test the portfolio and financing picture. Read credit, leverage, liquidity, funding-cost, hedging and rate-sensitivity disclosures.
  6. Compare definitions as well as results. A coverage ratio is most useful alongside earnings volatility, book-value changes, credit performance and the transparency of the issuer’s calculation.

Use the latest earnings release, 10-Q or 10-K, dividend declaration and supplemental schedules for current terms and risks; quarterly figures and portfolio conditions can change.
