Available figures do not establish that mortgage delinquencies are rising across the Houston metro area, or that inflation has depleted borrowers’ savings and caused missed payments. A July 2026 report does show an increase in serious delinquencies among Texas FHA loans, while separate local data describe household debt and housing costs. Those are meaningful warning signs, but they measure different populations and do not prove the broader claim.
What the evidence says about Houston mortgage delinquencies
The key local trend is not established by the figures cited here. The Consumer Financial Protection Bureau (CFPB) publishes metro-level mortgage performance data and makes downloadable files available, but no Houston-specific rate readings are reported in the reviewed material. Without comparing Houston’s figures across the same months, it would be premature to say that delinquencies are rising across the metro area.

The CFPB series separates two stages: mortgages 30–89 days past due, generally reflecting one or two missed payments, and mortgages 90 or more days past due, generally reflecting three or more. These rates should be examined separately; an increase in early-stage delinquency does not mean the same thing as an increase in serious delinquency. The CFPB’s Mortgage Performance Trends page provides trend views and downloadable metro-area data.
What the CFPB data covers
The CFPB’s series uses a nationally representative 5% sample of closed-end, first-lien mortgages on one- to four-family properties. Files described on the agency’s page cover January 2008 through December 2025 and include a metro area when the sample contains at least 1,000 mortgages. The agency cautions that sample-based local estimates may be less precise, that historical rates can change as credit data are updated, and that missing servicer reporting or public emergencies can affect reporting. The CFPB data documentation explains the definitions and limitations.

A sound Houston trend comparison would use the Houston–The Woodlands–Sugar Land metro series and compare it with Texas and national rates over identical months, for both delinquency stages. The period and any seasonal adjustment should be stated alongside the figures.
What the Texas FHA increase does—and does not—show
The Houston Chronicle reported that roughly 6% of Texas FHA loans were seriously delinquent in April 2026, compared with 3.7% a year earlier. The article discusses rising homeowners insurance costs as a pressure on borrowers, including how escrow costs can raise a monthly payment even when the mortgage interest rate is fixed. This is a statewide statistic for FHA loans, not a rate for all Houston-area mortgages. It is also not directly comparable with the CFPB’s broader sample, which covers closed-end first-lien mortgages rather than FHA loans alone. The Chronicle’s July 16, 2026 report provides that context.

Do local household and affordability figures show savings depletion?
No. They provide context about financial pressure, but they do not measure mortgage borrowers’ savings balances or establish that inflation depleted those savings and led to missed mortgage payments.

A University of Houston Hobby School of Public Affairs report dated September 30, 2025, found that more than 70% of SPACE City Panel respondents reported household debt. In the same survey, 29.5% said household income would probably or definitely keep pace with inflation over the next year. These are survey responses about debt and expectations—not measurements of mortgage delinquency, savings depletion, or a causal connection between inflation and missed payments. The Hobby School report describes the findings.

Home-purchase affordability
The Houston Association of REALTORS® reported that 44% of Greater Houston households could afford a median-priced home in Q4 2025. It estimated a monthly payment of $2,280 on a 30-year fixed loan, including principal, taxes, and insurance, down from $2,490 in Q4 2024. These dated affordability estimates concern the ability to buy a median-priced home; they do not measure whether existing borrowers are behind on payments. HAR’s affordability information gives the local context.
How to read the different numbers
| Figure | Population and period | What it can tell you |
|---|---|---|
| About 6% seriously delinquent, versus 3.7% one year earlier | Texas FHA loans; April 2026 comparison reported by the Houston Chronicle | A statewide increase in serious delinquency for this loan group—not the Houston metro’s overall mortgage delinquency rate. |
| More than 70% reported household debt; 29.5% expected income to probably or definitely keep pace with inflation | SPACE City Panel respondents; University of Houston report, September 30, 2025 | Survey context on household finances and expectations—not evidence of depleted savings or mortgage defaults. |
| 44% could afford a median-priced home; estimated payment of $2,280, down from $2,490 | Greater Houston; Q4 2025 compared with Q4 2024, as reported by HAR in 2026 | Home-purchase affordability—not the payment status of current mortgage borrowers. |
FHFA also publishes aggregate residential mortgage performance statistics for 100 metro areas through 2026 Q2, released September 30, 2026. The listed page does not provide a Houston-specific rate in the material cited here, so it cannot supply a Houston trend figure on its own. FHFA’s NMDB aggregate statistics page identifies that resource.

What would confirm a Houston delinquency trend?
A defensible claim that Houston delinquencies are rising requires Houston metro rates for a defined period, compared with the same months in an earlier period and using the same data source and delinquency stage. To establish that inflation depleted borrowers’ savings and contributed to missed payments, evidence would also need to measure those borrowers’ savings or inflation-adjusted budgets and connect those measures to payment performance. The figures above do not establish that causal chain.
