ANZ Home Loan Rates Rise 0.25 Percentage Points From 9 October 2026

ANZ’s 0.25 percentage-point increase to covered Australian variable home-loan rates takes effect on 9 October 2026. Here’s what is affected and how to check your repayments.

ANZ announced on 30 September 2026 that it will raise covered Australian variable home-loan rates by 0.25 percentage points per annum from 9 October 2026. The change applies to variable home loans, residential investment property loans and line-of-credit home loans, but ANZ says it does not apply to ANZ Plus products. It is not a blanket increase to fixed rates.

When does the ANZ rate rise take effect?

The increase takes effect on 9 October 2026. ANZ says the updated rate should appear in Internet Banking and the ANZ app from 10 October. The announcement date and effective date are different, so check your loan account and any notice ANZ sends you for the rate that applies to your loan.

Which ANZ loans are affected?

  • Variable home loans.
  • Residential investment property loans.
  • Line-of-credit home loans.

ANZ says the change does not apply to ANZ Plus products. The announcement concerns variable rates; ANZ says it continues to review other interest rates, so it does not establish a change to fixed rates.

What are the new published ANZ rates?

ANZ’s notice lists these post-change index rates for principal-and-interest repayments:

These are published index rates, not a promise that every customer will pay that rate. Your actual interest rate can depend on your loan and individual terms. ANZ’s notice lists different interest-only rates by product; check its full table for those figures and confirm your own rate in your loan account or customer notice. See ANZ’s rate-change notice.

How much more could repayments cost?

ANZ estimates that a 0.25 percentage-point annual increase would add approximately $79 to monthly repayments on a $500,000 owner-occupier variable loan with principal-and-interest repayments. That is ANZ’s illustration, not a personalised calculation: your change depends on your balance, rate, repayment structure and loan terms. Use ANZ’s repayment calculator or check the minimum repayment amount in the notice from the bank.

How will repayments be adjusted?

ANZ says minimum repayments generally increase when an applicable variable index rate rises. If your minimum repayment changes, the bank says it will notify you of the new amount, its effective date and any action you need to take.

  • Customer-managed payments: You may need to adjust your own direct payment to meet the new minimum.
  • Bank-managed payments: ANZ says it will increase the payment where necessary.

Follow the instructions in your own notice rather than assuming your payment arrangement will update automatically.

Why is ANZ raising variable rates?

ANZ says the decision follows the Reserve Bank of Australia’s official cash-rate increase. The bank says it also considers customer impact, the cash-rate change, business performance and competitive pressures when making interest-rate decisions. This is ANZ’s explanation for its decision.

What should ANZ borrowers do now?

  1. Check whether the product is covered. Confirm whether your loan is an applicable variable home loan, investment property loan or line of credit, and check whether it is an ANZ Plus product.
  2. Read your ANZ notice and account details. Look for your individual rate, any minimum repayment change, the effective date and instructions for your payment arrangement.
  3. Review your budget. Use ANZ’s repayment calculator and budget planner to assess the effect on your cash flow; do not rely on the $79 illustration as your own forecast.
  4. Ask about your options if the change is difficult to manage. ANZ offers a home-loan check-in, information about fixing some or all of a loan, and repayment support. Consider the actual rate, fees, eligibility, offset or redraw features, flexibility and total cost before changing products or comparing other offers; the rate announcement alone does not show which option is best for you.

ANZ lists Home Loans on 13 25 99, Monday to Friday, 8am–7pm AEST. Customers can also contact the bank through a branch or app messaging. Its official announcement and notice are available at ANZ’s 30 September 2026 media release and ANZ’s rate-change notice.
