On January 6, 2022, GeekWire reported that Amazon had leased space at Redmond Hilltop, an office campus in southeast Redmond, Washington. A commercial real-estate report put the area at approximately 178,957 square feet, while city permit filings reviewed by GeekWire named Amazon as the tenant of a building undergoing renovation. The reporting did not establish which Amazon business would use the site or whether the company ultimately occupied it.
What Amazon was reported to have leased
The reported location was the Redmond Hilltop office campus, comprising buildings at 6222, 6244 and 6464 185th Ave. NE. GeekWire linked the approximately 178,957-square-foot figure to the three-building complex by comparing its approximate size with a Broderick Group market report that listed an undisclosed tenant leasing that amount at Redmond Hilltop.
The permit plans GeekWire reviewed concerned renovation work at 6464 185th Ave. NE and identified Amazon as the future tenant. The two-story building had a rear atrium. The reported square footage was not an exact area disclosed in an Amazon lease announcement, and the filing does not by itself establish that Amazon committed to every part of the three-building complex.

Together, the brokerage information and permit filing supported the report that Amazon had arranged space there. They were not equivalent to a public Amazon announcement or a disclosed lease agreement. A lease indicates a property arrangement; renovation plans indicate proposed or permitted work. Neither alone proves that work was completed or that employees moved in.
Which Amazon team was expected to use it?
That was not known when the story was published. GeekWire pointed to two possible connections, but did not establish either as the occupant.

Amazon Web Services
AWS already had a presence at Redmond Town Center. GeekWire reported that AWS had announced plans in June 2021 to add 800 jobs in Redmond, on top of 600 jobs announced earlier. Those hiring plans were regional context, not evidence that the Hilltop lease created those jobs or that AWS would take the space.
Project Kuiper
Amazon’s satellite-internet business, Project Kuiper, already had its headquarters in Redmond, roughly a mile from the Hilltop site, according to GeekWire. The article did not confirm Kuiper as the tenant either.

Redmond is across Lake Washington from Amazon’s Seattle headquarters and is also Microsoft’s home city. SpaceX’s Starlink satellite division had a major presence there; Starlink and Amazon’s Project Kuiper compete in satellite broadband. This made Redmond a significant location near existing Amazon operations and major technology rivals, but the reporting did not establish that competition was Amazon’s reason for leasing the site.

The reported lease was part of a broader Eastside presence that included Bellevue. GeekWire said Amazon had more than 6.6 million square feet leased, planned or under construction in downtown Bellevue. That figure combined space at different stages; it was not a measure of occupied offices alone. The Redmond site added another reported location to the regional picture rather than replacing Amazon’s Seattle or Bellevue presence.

The reported expansion came amid uncertainty about office demand. GeekWire cited a Savills report putting overall Class A office availability in the Seattle area near 20% in the fourth quarter of 2021, close to a five-year high. Pandemic-era remote work was complicating demand, even as technology companies remained an important source of leasing activity. Savills expected Amazon and Meta to support the regional market in 2022.
Those figures and expectations describe the market at the time of the report; they should not be read as a current measure of Seattle-area office availability. Nor does a large lease, by itself, reveal how often employees would work in the office.

What the prior occupant and the filing do—and do not—show
GeekWire reported that Genie, a manufacturer of work lifts and platforms associated with the building, had moved out and relocated nearby. That reported move does not establish that the entire Hilltop campus was vacant. The transaction was described as a lease, not a property purchase.

What can be verified today
The development is a historical report dated January 6, 2022, not a newly announced expansion. The available sources do not independently verify the property’s occupancy in August 2026, whether Amazon ultimately used the space, or whether it renewed, subleased or vacated it.
The City of Redmond provides a Project Viewer and information about commercial permits. The city says property permits appear in the public viewer for only six months from completion, so the older permit may no longer be visible there. The specific permit evidence in this account remains attributed to GeekWire’s review rather than presented as independently reverified. The city also provides Development Services and Building Resources for permit and project information.
