AI-generated mortgage guidance can sound certain without being correct. That is the concern Joe White, founder and chief executive of the Real Estate and Mortgage Institute of Canada (REMIC), raised in an interview with Canadian Mortgage Professional. His warning is not backed by a measured error rate or estimate of consumer losses, but it points to a practical safeguard: verify consequential mortgage details with a qualified professional rather than treating a chatbot’s confident answer as proof.
What White says can go wrong
White says AI tools may draw on both accurate and inaccurate information, while presenting an answer in a persuasive tone. “AI has a wonderful ability to give you an answer that sounds incredibly confident, but in many cases it’s the fine details that it gets wrong because it’s trained on everything out there on the internet — accurate information as well as inaccurate information,” he told Canadian Mortgage Professional.

For a borrower, the risk is not simply receiving an obviously nonsensical answer. A plausible response can leave someone believing they understand a mortgage decision when a detail needs checking. White described a hypothetical person spending 15 minutes talking with a chatbot and walking away convinced they know what to do. That 15-minute example is not a study result or a measured statistic.

Why a chatbot answer is not the same as mortgage advice
White contrasts an AI system designed to provide information users find helpful with a broker’s role in giving information grounded in reality. In his words, the system is “wanting to please you,” while a broker’s job is “to give you information that’s grounded in reality.” That is his characterization of the difference, not a measured comparison of named AI products.
When assessing mortgage information, focus on how it was sourced and verified, not how assuredly it is phrased. A polished answer does not establish that it reflects your circumstances or that its details are current. Ask what the answer is based on, identify any assumptions, and have important terms or proposed next steps checked before acting on them.

What borrowers can do with AI-generated mortgage guidance
- Use it as a starting point, not a decision-maker. Treat a chatbot response as a prompt for questions rather than confirmation that a mortgage choice is right for you.
- Check the details that affect your decision. Ask a qualified mortgage professional to review information you may rely on, especially when a specific detail could change your options or next steps.
- Tell your broker what you asked. Share the chatbot’s answer and the question you used to get it. That gives the broker a chance to identify misunderstandings and clarify what applies to your situation.
- Protect your personal information. White described prompting ChatGPT to act as a mortgage broker and said it followed the instruction and solicited financial information. This is his reported anecdote, not an independently verified or reproduced test. Consider carefully whether a chatbot needs any personal or financial details to answer a general question.
White’s recommendations for brokers and AI developers
Ask borrowers about AI at intake
White recommends that brokers ask new clients whether they have used AI and what it told them. The point is to surface possible misunderstandings early, not to assume every borrower has consulted a chatbot. A useful conversation can establish what the client read, what they believe it means, and which points need clarification.
Limit AI tools to curated sources
White calls for “gating” AI by restricting its information sources to curated, verified data rather than the open internet. The report describes this as a proposed approach; it does not document an implemented system or establish that source restrictions would eliminate errors.

Adopt AI deliberately
White says AI is here to stay and encourages adoption that is “intelligent, meaningful, intentional.” The implication is not that every use is safe: people and organizations still need to consider what a tool is being asked to do and how its output will be checked.
Accountability and recourse in the Canadian context
The Canadian Mortgage Professional report contrasts AI tools with licensed mortgage brokers, stating that brokers carry errors and omissions insurance and face provincial oversight. White also said, “The regulators don’t have the ability to regulate AI like they do individuals.” These are broad points made in the report; they do not describe every province’s licensing rules or establish that oversight prevents every mistake.

If you are unsure about a mortgage answer, a chatbot cannot provide the same kind of professional relationship or recourse as an accountable adviser. Ask a licensed broker to explain the relevant details and how they apply to your circumstances.
What the warning does—and does not—establish
White’s warning is about the gap between a convincing answer and a verified one. The report does not provide accuracy testing, an estimate of consumer losses, or comparative results for individual chatbot services. It also mentions OSFI identifying AI as a top risk to Canadian financial institutions but supplies no publication, date, ranking, or underlying document for that statement. The available report therefore supports caution and verification, not a numerical estimate of how likely a borrower is to receive bad advice.
