TechCrunch reported launch prices of $49 per home tour, $199 per offer-preparation session, and $1,799 for up to five tours and two offer sessions. Those are historical figures, not verified current prices or proof that Landian is still operating.
What Landian offered at beta launch
Landian was co-founded by Josh Sitzer, a plaintiff in commission litigation against the National Association of REALTORS® (NAR), along with Bryce Galen and Neal Batra. TechCrunch reported on August 29, 2024, that the startup was emerging from stealth with a beta service for homebuyers. Users could import listings from real estate sites, book a tour with a licensed local agent, or get help preparing an offer. The reported service menu included:

Why the flat-fee pitch emerged
Landian’s launch came shortly after NAR’s settlement-related practice changes took effect on August 17, 2024. Under NAR’s explanation, MLS participants working with buyers must enter a written agreement before a home tour, including an in-person or live virtual tour. NAR says compensation is negotiable and can be an objective amount such as a flat fee, hourly rate, or percentage. Its consumer guidance states: “Compensation between you and your real estate professional is negotiable and not set by law.” That means the changes did not require flat-fee services or create a universal agent fee. The changes also prohibit MLS participants from communicating offers of compensation through an MLS. NAR says compensation may still be offered off-MLS when agreed to by the consumer and broker. Removing offers from MLS channels is not the same as eliminating compensation or every possibility that a seller contributes to buyer-broker compensation. What buyers should compare before choosing a fee model
A flat fee is only meaningful alongside the work it covers and the conditions attached to it. Before signing with Landian or another buyer-service provider, compare the written offer against the help you expect to need:
- Scope: Does the service include listing searches, tours, offer preparation, negotiation, contract-to-close support, or only selected tasks?
- Total cost and timing: Is the fee paid per task, upfront, at closing, or only if a purchase closes? Are there additional charges?
- Included quantities: How many tours or offer sessions are covered, and what does another one cost?
- No-purchase outcome: Is any fee owed if you do not buy, or if you buy a home outside the service?
- Agreement terms: How long does the buyer agreement last, which services does it specify, and how can either side end it?
- Agent and availability: Is the person licensed where you are buying, and is the service available in your area?
NAR’s guidance calls for written terms that clarify services and compensation, but the actual agreement and applicable state law matter. Ask for the complete agreement before a tour rather than relying on a headline price or verbal summary. [NAR’s written buyer-agreement guidance]

What the launch report does—and does not—show
TechCrunch reported a beta launch and founder expectations, not evidence that Landian displaced traditional agents, generated buyer savings, or matched every function of full-service representation. Sitzer described his experience as a seller to TechCrunch, saying he felt effectively coerced into paying 3% of his home’s selling price to a buyer’s agent to achieve a successful sale. That is his attributed account, not an established description of every transaction. Galen told TechCrunch, “People don’t need to use a buyer’s agent in the same way.” These statements explain the founders’ rationale; they do not establish the service’s outcomes. The practical takeaway is to evaluate the actual services, fee, agreement, and local availability—not the label “flat fee.” The reported Landian prices are a historical example of task-based pricing, while NAR’s guidance makes clear that buyer-agent compensation is negotiable and should be documented in writing.
