Adult co-living—sometimes informally called a “quasi-dorm”—can reduce the cost of living alone in an expensive city, but it is not one standard housing product and is not automatically a bargain. Residents typically rent a private bedroom and share some combination of kitchens, bathrooms, living areas, services, or community spaces. To judge whether it works for your budget, compare the full monthly cost and the privacy, location, lease, and services you would actually get.
What “quasi-dorm” means for an adult renter
“Quasi-dorm” is an informal label popularized by GeekWire’s March 2018 report, not a defined housing category. Adult co-living generally means renting a private room in a managed shared home or building. The kitchen, bathroom, living room, cleaning, furnishings, utilities, internet, and community amenities may be shared or bundled in different ways.
That can differ from finding an ordinary roommate and signing a conventional apartment lease together. A co-living operator may manage the building, provide services, set house rules, and offer an individual room lease; another arrangement may provide fewer services or different lease terms. Read the actual agreement rather than assuming every property offers the same setup.
In 2018, GeekWire quoted Common’s then-CEO Brad Hargreaves calling the concept “retirement community for the young.” Starcity’s then-CEO Jon Dishotsky described it as “a new community” and “a new way to live.” Those comments capture the community-oriented pitch at the time, not a promise about current operators or any particular property. GeekWire’s 2018 report also described rooms with shared kitchens and bathrooms, with configurations varying by price.

What current rent figures do—and do not—tell you
There is no current national growth rate or headcount established here for adults living in operator-run co-living. The original “gaining popularity” framing dates to 2018, so it should not be read as proof of a nationwide boom today.
A useful, narrower measure is the cost of renting a room in a shared household. SpareRoom’s Q2 2026 index drew on almost 65,000 room-offered ads across 26 major U.S. metro areas. It reported an average roommate rent of $1,515 a month in New York and a record $1,346 a month in San Diego for that quarter. These are asking-rent figures from listings, not signed lease prices or quotes from co-living operators. They do not show how many rooms were occupied, how many renters can afford them, or whether managed co-living is growing. Likewise, “booming city” is not a single current ranking in the available figures. GeekWire’s 2018 story discussed cities including San Francisco and Seattle, while SpareRoom reports selected metros for room rents. Compare the specific city and data source rather than treating those places as a shared, up-to-date list of boom markets.
How to decide whether co-living is affordable for you
Start with the amount you would actually spend each month, then compare it with realistic alternatives in the same area. A lower advertised room price may not be cheaper once fees, utilities, transportation, and services are counted; a higher bundled price may include costs you would otherwise pay separately.

Compare the full monthly cost
- Ask whether utilities, internet, furniture, cleaning, and community programming are included, and which costs are billed separately.
- Check recurring service charges, deposits, move-in fees, and any other charges in the lease. Do not compare a bundled monthly quote with a bare room listing without adding the missing costs.
- Include your commute. A cheaper room farther from work can cost more in transit fares, car expenses, and travel time.
Compare the living arrangement, not just the bedroom
- Confirm whether the kitchen, bathroom, and living space are private or shared, and how many other residents use them.
- Ask how cleaning is handled, what house rules apply, and how maintenance or management requests are resolved.
- Consider whether shared amenities and community events are useful to you or simply part of a price you would rather not pay.
Read the lease for flexibility and risk
- Check the lease duration, renewal process, deposit terms, early-cancellation rules, and what happens if a housemate moves out.
- Confirm whether you are responsible only for your room or also for shared rent, utilities, or damage under the agreement.
- Get included services and promised furnishings in writing, and clarify what happens if an amenity or service is unavailable.
An Outpost Group and June Homes operator-provided survey release reported that 97% of respondents rated price very important, 93% rated location very important, and 57% said lease flexibility was a must-have or highly important. Those are responses reported by the companies, not a representative national estimate; they are best read as a reminder to weigh cost, location, and flexibility together. The May 5, 2026 survey release does not make these preferences a guarantee that any given co-living property meets them.
Could office conversions add more co-living homes?
A newer proposal is to convert obsolete offices into small co-living apartments. In a March 2026 analysis, The Pew Charitable Trusts and Gensler modeled development costs of $123,300 to $238,700 per small co-living unit, including acquisition, design, construction, furnishing, and seismic retrofit where needed. The analysis also found that about half of renter households in the ten cities studied were cost-burdened, defined in the report as spending more than 30% of income on rent.

Those figures describe modeled scenarios, not completed conversions or guaranteed costs, rents, or savings. The ten-city finding is not a national estimate, and a lower development cost per unit would not by itself establish that a resulting home is affordable to a particular renter. The proposal’s potential depends on the building, local market, conversion requirements, and how the homes are operated. Co-living may suit someone who wants a private bedroom in a central location and is comfortable sharing facilities in exchange for a managed setup or bundled services. It may be a poor fit for someone who needs a private kitchen or bathroom, has little tolerance for shared-space rules, or would pay for services they do not use.

Make the decision against a solo apartment and an ordinary roommate rental in the same neighborhood, using the same accounting: monthly housing charges, utilities and fees, commute costs, furnishing, lease obligations, and the value you place on privacy. The room price alone cannot answer whether the arrangement is affordable or worthwhile.
