It describes pre-approvals of up to 12 months, digital onboarding and dedicated mortgage support. It does not disclose a BAYN-specific financing limit, rate, fee schedule or repayment plan. What does the reported ADCB–ORA partnership offer BAYN buyers?
The 8 October 2026 report describes a strategic partnership between ADCB and ORA Developers UAE for off-plan financing for eligible buyers of BAYN, ORA’s development in Ghantoot. It says the arrangement includes pre-approvals valid for up to 12 months, digital onboarding and dedicated support through ADCB Mortgage Centres. Those details are reported by a secondary publication; no corresponding announcement confirming this specific partnership was located on ADCB or ORA’s official pages.

The partnership report says financing is intended for eligible BAYN buyers, but it does not establish that any particular buyer or unit qualifies. ADCB’s general off-plan mortgage page does not name BAYN or ORA. It sets out a broad offer for eligible customers and says all financing is subject to the bank’s assessment and terms. That general offer is useful context, not confirmation of BAYN-specific eligibility.

Before relying on a pre-approval or committing to a purchase, ask ADCB and ORA to confirm in writing that the particular BAYN unit and your buyer profile qualify, and whether the reported partnership terms apply to your transaction.
What does ADCB’s general off-plan offer say?
ADCB’s general off-plan mortgage page advertises financing of up to 50% of property value for eligible customers. It describes pre-approval valid for 12 months, with annual renewal for properties from key developers, and says the move to final approval and financing happens once 50% of the property value has been paid or at handover. The pre-approval runs for 12 months or until handover, whichever comes first.

The same page lists a starting rate of 3.49% per annum, fixed for three years, and no processing or valuation fees. The stated fixed-rate offer concerns properties at handover. These are general advertised terms—not confirmed BAYN terms—and remain subject to credit assessment, acceptable documentation and ADCB’s terms and conditions. The bank says financing and credit facilities are at its sole discretion.

Is there an Islamic home-finance option?
ADCB Islamic Banking publishes a separate off-plan home-finance offer. Its off-plan home finance page describes pre-approval valid for 12 months, with annual renewal for key developers, and financing of up to 50% for eligible customers. It lists indicative profit rates starting from 3.49% per annum fixed for three years. The page says terms, eligibility assessment and possible changes apply. It does not confirm that these terms are available for BAYN.

What should BAYN buyers confirm before relying on financing?
Ask the bank and developer for the terms that determine how much you must fund and when the bank may release financing. In particular, confirm:
- Whether ADCB’s arrangement covers your specific BAYN unit and buyer profile.
- The maximum financing amount, how it is calculated and when it can be drawn.
- How long pre-approval lasts, whether it can be renewed, and what happens if handover is delayed.
- The applicable interest rate or profit rate, how long it is fixed, and what rate applies afterward.
- Any processing, valuation or other charges, including whether advertised fee waivers apply to your transaction.
- When final approval is issued and what payment or handover milestones must first be met.
- How much of the developer’s payment plan you must fund yourself before financing becomes available.
- Whether you want conventional mortgage financing or Shariah-compliant home finance, and which product’s terms apply.
A pre-approval is not the same as final approval or a guaranteed facility. ADCB’s general offer makes financing subject to its discretion, credit assessment, documentation and terms; get the applicable conditions and any project-specific commitments in writing.

What is BAYN, and does another ADCB off-plan transaction set a precedent?
ORA’s current BAYN project site presents the development as a coastal mixed-use project in Ghantoot and gives planned figures of 9,000 units, 32,000 residents and 1.2 km of beachfront. These are developer descriptions of the project, not independently verified outcomes. ORA’s 24 April 2025 launch announcement described BAYN’s planned area as 4.8 million square metres.
A separate WAM report dated 4 September 2026 covered off-plan mortgage transactions between Aldar and ADCB under an Abu Dhabi Real Estate Centre framework. It said the framework allows the bank to be named on a mortgage registration certificate before handover and described a 50% paid threshold for those transactions. That is a separate Aldar example; it does not establish that BAYN buyers receive the same registration treatment or financing terms. Read the WAM report.
