Mortgage Rates for April 9, 2025: What the Data Shows

MBA’s April 9, 2025 release reported a 6.61% average contract rate for 30-year conforming mortgages for the week ending April 4. Freddie Mac’s nearest weekly readings were April 3 and April 10.

There was no Freddie Mac weekly mortgage-rate release on April 9, 2025. The Mortgage Bankers Association (MBA) did publish a survey that day: for applications during the week ending April 4, its average contract rate was 6.61% on 30-year conforming fixed mortgages. Freddie Mac’s nearest weekly readings were 6.64% on April 3 and 6.62% on April 10. Those figures come from different surveys and observation periods, so they are not interchangeable.

What did “mortgage rates on April 9” mean?

The date can refer to a report’s publication date or to the period when its underlying loans or applications were observed. On April 9, MBA released survey results for the week ending April 4. Freddie Mac’s weekly Primary Mortgage Market Survey (PMMS) did not have an April 9 reading; its adjacent observations were published for April 3 and April 10.

Daily commercial reports used other datasets and observation windows. For example, Fortune’s April 9 report used Optimal Blue data reviewed April 8, reflecting loans locked as of April 7. It reported 6.594% for 30-year fixed conforming loans. MortgageResearch.com listed 7.00% for 30-year fixed and 6.07% for 15-year fixed loans on April 9. These are not substitutes for either weekly survey average.

MBA mortgage rates released April 9

MBA’s figures are average contract rates for applications in the week ending April 4, 2025. The release reported:

For 30-year conforming loans at 80% loan-to-value, MBA reported an average of 0.63 points, including the origination fee. The release also said mortgage applications rose 20.0% from the prior week. These are MBA survey statistics, not offers available to every borrower. MBA’s April 9 release gives the survey details.

MBA Vice President and Deputy Chief Economist Joel Kan said, “The 30-year fixed mortgage rate was 6.61 percent, the lowest rate since October.” He was describing MBA’s survey week ending April 4, not a Freddie Mac reading dated April 9.

Freddie Mac’s archive lists the following national PMMS averages around April 9:

Freddie Mac’s PMMS focuses on conventional, conforming, fully amortizing home-purchase loans and frames its benchmark around borrowers with 20% down and excellent credit. Why published rates differ

A rate number is meaningful only alongside its publisher, loan type, and measurement period. MBA’s weekly survey covers applications; Freddie Mac publishes a separate weekly benchmark; daily commercial reports may track locked loans or use another provider’s dataset. Rates can therefore differ even when reports carry the same calendar date.

  • Loan category and term: Conforming, jumbo, FHA, 30-year, and 15-year loans are distinct products; MBA’s April 9 release reported different averages for each.
  • Points and fees: A quoted interest rate alone does not show the upfront cost. MBA’s 0.63-point figure for 80% LTV conforming loans includes the origination fee.
  • Borrower profile and loan details: Credit, down payment, loan amount, occupancy, lender, and pricing terms affect the rate an individual may receive. Freddie Mac’s benchmark assumptions are not a personalized quote.
  • Observation window: A release date is not necessarily the date the underlying application or rate lock was recorded.

Did mortgage rates go up or down on April 9?

There is no single daily Freddie Mac rate for April 9 to compare. In Freddie Mac’s weekly series, the 30-year average was 6.64% on April 3 and 6.62% on April 10, while the 15-year average was 5.82% on both dates. MBA’s separately measured 30-year conforming contract rate was 6.61% for the week ending April 4. These figures describe different series, not a daily movement on April 9.
