Perth property: Seven western suburbs with reported house-price falls in 2025

PerthNow reported 12-month house-price median falls in seven western suburbs in July 2025. The figures are historical and do not establish 2026 market trends.

A July 2025 report identified seven Perth western suburbs where house-price medians had fallen over the preceding 12 months: Daglish, Claremont, Cottesloe, Peppermint Grove, Dalkeith, North Fremantle and Jolimont. The reported falls ranged from 2.5% to 14.8%. These are historical figures, not evidence that prices are falling in 2026.

Which Perth western suburbs had reported price falls?

PerthNow reported on 12 July 2025 that research by Western Suburbs Weekly found declines in seven of 22 western suburbs. The figures below are the report’s estimates of house-value changes over the preceding 12 months; the article does not disclose the underlying sales data or calculation method.

Which suburb had the biggest fall?

It depends on the measure. Daglish had the largest reported proportional decline, at 14.8%. Cottesloe had the largest reported dollar decline, $315,000, alongside a 10% fall to a $3.15 million median. Percentage change and dollar change answer different questions: a smaller percentage movement on a higher-priced market can still represent a larger sum.

What did the report say about the rest of the western suburbs?

The report described gains in other areas, saying two-thirds of western suburbs were still rising. It reported that Shenton Park’s median was up 97% since 2020 to $2.29 million and City Beach’s was up 91% to $3.06 million. It also put Greater Perth’s increase since COVID hit at 64%. These are separate, historical comparisons from the July 2025 report—not 12-month changes—and its accessible article does not explain the calculation method for these figures.

The contrast matters: a handful of declining suburb medians did not mean the entire western suburbs market, or Perth as a whole, was falling. The report’s broad comparisons should not be treated as a uniform outcome for every property or suburb.

What did analyst Gavin Hegney say?

PerthNow quoted property analyst Gavin Hegney as saying markets can move unevenly, with some areas rising faster than others amid low listings and competitive bidding, potentially overshooting fair value. The article quoted him: “If you listed a $2.5 million home in Cottesloe you would have 10 buyers for it, yet the statistics say the market is falling.” That buyer count is Hegney’s reported example, not a separately documented measurement in the article.

Hegney also reflected on earlier rate rises: “After 13 interest rate rises, people who took the risk (on property), contrary to all the thinking at the time, were handsomely rewarded,” he said, as reported by PerthNow. These are his interpretations and comments, not an independently established explanation for each suburb’s reported result.

How much can buyers infer from these numbers?

The figures are useful as a snapshot of what the report said in July 2025, but they are not a substitute for a current suburb-level sales series or a valuation of an individual home. The accessible PerthNow article does not state sample sizes, the transaction records used, or how the medians were calculated. Without those details, readers cannot independently verify the estimates or judge whether the suburbs’ results are equally reliable.
