What sold, and what did it cost?
Natalina Sents Bausch’s February 18, 2026, report for Successful Farming / Agriculture.com said 14 tracts sold during the first week of February for more than $8.6 million in total. The combined acreage was described as nearly 1,000 acres. Most sales were online auctions; one Kossuth County tract sold by sealed bid for an undisclosed amount. The report gives selected examples rather than a complete transaction list, so the prices below should not be treated as a representative Iowa average.

All sale and parcel figures in the table are as reported by Successful Farming / Agriculture.com; auction records and parcel data are not independently verified here. The Hamilton County report gives both 117.14 non-highly erodible cropland acres and 99.7 acres in row crop production, with CSR2 applying to the latter area.
Why the per-acre prices are not directly comparable
Parcel quality and usable acreage differ
The Franklin County tract had the highest reported per-acre price among these examples and a listing CSR2 of 88.1. The Hamilton tract had a reported CSR2 of 71.1 across its 99.7 row-crop acres; the Van Buren parcel’s CSR2 was 57.9, and only 37.36 of its 51 acres were listed as tillable. Price per gross acre therefore does not capture the same amount or quality of crop-producing ground in each sale.

Income and non-crop features can matter
The Hamilton County tract included CRP-enrolled cropland with annual payments of $5,232 and contracts ending in 2032, according to the report. The Van Buren property included a pond and wooded draw, as well as possible commercial or home-building sites. Those features are part of each parcel’s reported profile, but the article does not quantify their contribution to the sale price.
Local comparisons are context, not parcel valuations
The report cites FBN AcreVision county average CSR2 figures of 79 for Hamilton and Franklin counties and 51 for Van Buren County. County averages can help orient a comparison, but they do not replace parcel-level soil, acreage, access, lease, income, or zoning due diligence. A county average is not a valuation for any of the three tracts.

What the report says about the Iowa land market
Colton Lacina, senior vice president of real estate operations at Farmers National Company, told Successful Farming that 80% of farmland buyers are farmers and that supply was as much as 20–25% below average while demand remained fairly stable. These are Lacina’s attributed market observations as reported on February 18, 2026; the article does not establish them as independently measured statewide statistics.
Lacina said strong 2025 yields could lead some producers to put margins toward land, and that Iowa livestock producers may support demand. He also pointed to higher interest rates and input costs, along with lower commodity prices, as factors that could restrain some bidders. Some analysts, the article said, projected corn and soybean prices might not rebound until 2027. Those conditions were framed as influences on buyer behavior, not certainties about future prices.

His summary was: “The farmland market isn’t weakening; it’s becoming more selective.” That view helps explain why a busy week of sales does not, by itself, establish a single price trend for all Iowa farmland. Local supply and demand, parcel characteristics, and buyers’ plans all remain relevant.

- Check the CSR2 for the actual parcel and the acres it describes, rather than relying only on a county average.
- Account separately for CRP income, enrollment acreage, and contract expiration when estimating a tract’s income profile.
- Consider non-crop features and potential uses, while verifying zoning and permitted uses rather than treating reported potential as approval.
- Read the sale method and disclosure carefully: online and live auctions were reported, while the Kossuth County sealed-bid amount was not disclosed.
For personal financial decisions, a reported auction price is a point of reference, not a substitute for a parcel-specific appraisal, title and boundary review, lease analysis, and assessment of financing and operating costs.
