Mount Pleasant, in Perth’s City of Melville, is best suited to people who value Swan–Canning river access, parks and outdoor recreation, and can afford its housing market. Canning Bridge Station and bus services add transport options, but convenience depends on the exact address. REIWA reported a median sale price of about $2.23 million and median rent of $900 a week on 28 September 2026, making cost the key trade-off for many prospective residents.
What makes Mount Pleasant distinctive?
The suburb’s clearest selling point is its setting beside the Swan–Canning river system, paired with foreshore reserves, parks, bushland and established residential streets. The City of Melville says Mount Pleasant has 17 hectares of parkland, including Reg Seal Reserve, Canning River Foreshore Reserve, Deep Water Point, Mount Henry Bridge Reserve and Blue Gum Lake. Local reporting describes people using the river for rowing, kayaking, ski boating and jet skiing, and identifies Deep Water Point Reserve as a boat-ramp location. It also describes a bridge-to-bridge exercise circuit and Blue Gum Reserve as popular with walkers. These are examples of local recreation, not an audited inventory of facilities or activities. How convenient is transport?
Canning Bridge is Mount Pleasant’s train station. It is on the Mandurah Line, and bus services connect with Perth CBD or Canning Bridge Station, according to REIWA’s suburb profile. Transperth lists lifts, hearing loops, tactile platform paving and independent accessibility at the station; it lists no parking bays, so do not assume it works as a park-and-ride option. The City of Melville promotes walking and cycling routes and links to Department of Transport travel maps. A station or bus service being in the suburb does not establish that a particular home is close to it. Check the route from the specific property, the current timetable and the destination before relying on a commute estimate. A local property professional, Chelsey Grant, described the location as central because it is close to the freeway; that is her view, not a measured travel-time claim. What does housing cost?
REIWA’s suburb profile reported a median sale price of approximately $2.23 million and a median rent of $900 per week, with its market data updated on 28 September 2026. REIWA notes that sales and rental data can be revised as transactions and leases are reported, so treat these as dated market indicators rather than guaranteed prices or a quote for any particular property. Older or differently dated figures should not be blended with that snapshot. PerthNow’s profile gives a $1.82 million median house price and an $820,000 median unit price, but the figures may use a different date, dwelling measure or dataset. The 2021 Census reported a median weekly rent of $460; that historical measure is not directly comparable with REIWA’s later market rent figure. For a household budget, compare the asking price or rent of the actual dwelling type you are considering, then allow for ongoing ownership or tenancy costs. A suburb-wide median is a starting point, not a substitute for checking current listings and the property’s condition.

What is it like for families and households?
The ABS recorded a median age of 43 for Mount Pleasant in the 2021 Census, compared with 38 for both Western Australia and Australia. Mount Pleasant Primary School and nearby options named in local reporting include Applecross Senior High School, Aquinas College and All Saints College. Proximity or a school’s name does not establish public-school catchment eligibility, a place, current enrolment availability or a comparative performance assessment. PerthNow reports 427 offences in Mount Pleasant in 2023, but the surfaced figure does not include a rate per resident, offence breakdown, comparable suburbs or a trend. A raw count alone cannot establish whether the suburb is safer or less safe than another place, or support a categorical safety verdict. How to decide whether Mount Pleasant suits you
- Set a realistic housing budget. Compare current properties by dwelling type and account for the dated nature of suburb medians.
- Test the commute from the address. Check walking distance to a bus stop or Canning Bridge Station, current services and the full route to work or study.
- Visit the places you would use. Check access to the foreshore, parks, shops and other services from the property rather than relying on suburb-wide descriptions.
- Verify school access directly. Confirm catchments, admissions and availability with the relevant authority or school.
- Use comparable safety information. Look for current offence rates and categories on a consistent basis instead of relying on an uncontextualised count.
For a comparison with nearby suburbs, keep the measures consistent: prices for the same period and dwelling type, commute times from comparable addresses, practical access to amenities, confirmed school eligibility and comparable crime rates.
