How to Make Money on Airbnb Without Owning Property: 11 Ways

You can work with Airbnb hosts without owning a rental. Compare co-hosting, host services, property management, rental arbitrage, and guest activities—and the permissions and obligations to check.

You can earn from Airbnb without owning a place to rent by providing services to existing hosts, co-hosting, or—if you have permission and meet local requirements—leasing a property or hosting guest activities. The lower-capital routes are service businesses, not passive income: you must find clients and deliver reliable work. Airbnb does not promise earnings, and no representative income figure is established here.

11 ways to make money on Airbnb without owning property

Airbnb names several services people can provide to hosts, including listing setup, guest support, cleaning, maintenance, and listing photography. These are opportunities to sell your work to hosts; they do not guarantee clients or earnings. Other approaches, such as rental arbitrage and hosting guest activities, involve different permissions, costs, and obligations.

1. Co-host for an existing host

Agree with a host on specific tasks, such as guest communications, booking support, or listing operations. Set out responsibilities, availability, and payment terms with the host before you begin. Co-hosting does not make you the listing’s main host or remove that host’s responsibility: Airbnb says a host is responsible under its terms for team members’ acts and omissions and must inform personnel of relevant obligations. 2. Join the Co-Host Network

Airbnb’s Co-Host Network can help eligible, experienced co-hosts become discoverable to hosts. Eligibility is market-specific. An Airbnb Australia resource gives a published example requiring at least 10 stays, or at least three stays totaling 100 nights, in the preceding 12 months. That is an Australia-specific example, not a global threshold; check the current requirements for your location at Airbnb’s Co-Host Network information.

3. Offer listing setup

Help hosts prepare listing information and organize the details needed to present their accommodation. Airbnb lists listing setup among services hosts may need. Agree on what the job includes; do not assume the host has authorized you to publish or manage the listing. See Airbnb’s host-services guidance.

4. Provide guest support

Offer hosts responsive guest assistance when they need coverage. Define when you will be available, which questions you can handle, and when an issue must be escalated to the host. Airbnb identifies guest support as a service opportunity, but the specific arrangement is between you and the host.

5. Run a turnover-cleaning service

Offer cleaning between guest stays. You will need a dependable process for scheduling, access, quality checks, and reporting problems to the host. Supplies should match the properties and tasks you accept; no particular brand or kit is endorsed here. Airbnb names cleaning as a service hosts may need.

6. Do maintenance or inspections

Offer inspections or repairs only within your training, qualifications, and any licensing rules that apply locally. Airbnb lists maintenance among host services, but that does not authorize work you are not qualified to do. Property-management work may require a real-estate broker license in some jurisdictions, and operating without a required license can expose the provider or host to penalties.

7. Photograph listings

Sell listing photography to hosts who need clear, accurate images of their space. Agree in advance on the rooms or features to photograph, image delivery, and whether the host may use the photos on the listing. Airbnb specifically names listing photography as a service category.

8. Manage a property for its owner

Provide broader management for an owner, potentially coordinating listing operations, guest support, cleaning, or maintenance. This carries more responsibility than selling one discrete service. Before offering it, check the real-estate and property-management licensing rules where the property is located; Airbnb warns that property-management services may require a real-estate broker license. 9. Use rental arbitrage only with permission

Rental arbitrage means leasing a property and seeking to host short-term guests rather than owning the accommodation. It is not a way around owner consent. Get the owner’s explicit written agreement and check the lease, building rules, Airbnb policies, and local short-term-rental requirements before committing to a lease or setup costs. Permission from the owner alone does not establish that the arrangement is allowed by building rules, local law, or Airbnb. 10. Host an Airbnb Experience

Offer an activity, class, or local experience if the category is available in your market and your proposal meets Airbnb’s requirements. This is active work delivered to guests, not income from a listing you own. Review eligibility and safety requirements before offering an activity. 11. Offer an Airbnb Service or adjacent guest service

Offer a service directly to guests if the relevant category is available in your market and you meet its requirements. Confirm current platform rules, local legal qualifications, and any insurance obligations before advertising. Start with the work you can reliably deliver and the permissions you can verify. The routes differ in capital, labor, eligibility, and reliance on local rules or Airbnb programs:
