Perth Suburbs With Median House Prices Above $1 Million: Latest REIWA List

REIWA’s latest located Perth million-dollar suburb lists use house sales in the 12 months to June 2026. Browse the suburbs above $1 million and the separate $2 million-plus group.

The latest located REIWA suburb-by-suburb list covers the 12 months to June 2026: 167 Perth suburbs had a median house sale price of at least $1 million. Seven were exactly $1 million, so 160 suburbs were strictly above that threshold. REIWA published the lists on 22 July 2026, using figures filtered as at 3 July. Its newer market-data page is updated through September, but it does not provide a newer million-dollar suburb list.

What the latest list measures

REIWA’s published list reports annual median house sale prices for the 12 months to June 2026. It divides suburbs into two bands: $1 million to $1.99 million, and $2 million or more. The figures are based on pending and settled sales of properties on less than one hectare. They are sale-price medians—not asking prices, unit prices, or estimates of what a particular home is worth. A suburb median also does not mean every home there is worth that amount.

REIWA reported 136 suburbs in the $1 million–$1.99 million band and 31 at $2 million or more, making 167 with medians of at least $1 million. The 136-suburb band count was up from 104 at the end of December 2025. REIWA said the total was 41.4% of Perth suburbs, compared with 42 suburbs (10.4%) five years earlier. REIWA’s million-dollar suburb list, published 22 July 2026 is the source for the June figures and counts.

A newer REIWA Perth market-data page was updated on 8 October 2026 and uses transactions in the 12 months ending September 2026. It notes that data can be revised as more transactions settle. That update does not itself change the June suburb club table: no newer suburb-by-suburb million-dollar list is identified here. Treat the values below as the latest located published club list, not as September medians.

Suburbs with medians strictly above $1 million

The table below includes REIWA’s $1 million–$1.99 million entries, with the seven suburbs shown at exactly $1 million omitted because “above” is a strict threshold. The published displayed values are rounded to the dollar amounts shown; the source does not establish that those seven exact-$1-million entries have unrounded medians above the threshold.

What changed since December 2025

The million-dollar club is a moving threshold, not a permanent suburb ranking. Between the end of 2025 and the June 2026 list, 38 suburbs entered the $1 million–$1.99 million band for the first time, five rejoined it, and two left. Crawley had no qualifying sales during the period; Jarrahdale’s median fell below $1 million.

Ten suburbs shifted from the $1 million–$1.99 million band into the $2 million-plus band: Attadale, Bicton, Daglish, Jolimont, Marmion, North Beach, Rossmoyne, Salter Point, Wembley Downs and West Leederville. As a result, a suburb disappearing from the lower band does not necessarily mean its median fell below $1 million.

How to use the figures when comparing suburbs

  • Compare like with like: annual median house sale price for the same June 2026 observation period, rather than a suburb’s annual figure against Perth’s monthly or quarterly median.
  • Use the figures as a suburb-level market indicator, not a valuation of a specific property. Individual homes can differ in land size, condition, location and features.
  • Check for updates before making a decision. REIWA says its market data is drawn from Landgate/REIWA transactions and can change as additional sales settle.
