How to Calculate the Land-to-Building Ratio

The land-to-building ratio is land area divided by a defined measure of building area. Learn the formula, a worked example, and why the denominator matters.

Divide the parcel’s land area by the building-area measure required for your purpose. For example, 80,000 square feet of land divided by 25,000 square feet of building area equals a land-to-building ratio of 3.2:1. Before calculating, confirm whether “building area” means gross building area or the building’s ground-level footprint; those are different measures.

How do you calculate the land-to-building ratio?

Formula: land-to-building ratio = land area ÷ building area.

  1. Find the parcel’s land area in a reliable property record, survey, or appraisal document.
  2. Identify the building-area measure required for your calculation, such as gross building area or ground-level footprint.
  3. Convert both areas to the same unit, such as square feet or square meters.
  4. Divide the land area by the building area.
  5. Express the quotient as land area per one unit of building area. A quotient of 3.2 is written as 3.2:1.

Example: 80,000 square feet of land ÷ 25,000 square feet of building area = 3.2, or 3.2:1. An Arizona Appraisers publication uses this arithmetic in an example involving a light-industrial property and compares the result with ratios for similar properties: Arizona Appraisers publication (PDF).

What counts as building area?

The denominator is not always defined the same way. Boulder County defines the area-based ratio as land area compared with gross building area, and separately defines a building footprint as the area covered by a building at ground level. A calculation guide instead uses the ground-level footprint and cautions against substituting total floor area for the footprint of a multistory building. Use the definition specified by the assessor, appraisal instructions, or other authority relevant to your task, and label it in your calculation.

For example, a multistory building may have substantially more total floor area than ground-level footprint. Dividing land area by total floor area will therefore produce a different ratio from dividing it by the footprint. Neither answer is meaningful without stating which denominator you used.

Some assessor glossaries also use “land-to-building ratio” for a value comparison: land value divided by building or improvement value. That is not the area-based calculation above. Maricopa County and Santa Cruz County, Arizona, list this value-based meaning in their glossaries: Maricopa County Assessor glossary and Santa Cruz County glossary. If you are comparing values, identify the values and make clear that you are calculating a value ratio rather than an area ratio.

What does the ratio tell you about a property?

The ratio describes how much land area there is relative to a selected amount of building area. In appraisal, it can be one screening measure when considering whether a property may have surplus land. It does not, by itself, show that land is legally separable, developable, or economically excess.

For context, the Arizona Appraisers example reports ratios from 2.8:1 to 3.6:1 for similar improved industrial properties and discusses a subject property with a ratio of 3.2:1. Those figures illustrate one market comparison; they are not universal targets or rules for other property types or locations.

How should you compare ratios or assess possible surplus land?

Comparisons are useful only when the properties and calculations are meaningfully alike. Appraisal guidance illustrates why a ratio should be considered with other evidence rather than treated as a stand-alone verdict.

  • Match the calculation: Use the same definition of building area and the same units for each property.
  • Compare like properties: Consider whether the properties have similar uses and building types, and look for relevant market evidence.
  • Check zoning and site requirements: Permitted use, lot coverage, and required parking can affect how much land is needed.
  • Account for physical and legal constraints: Topography, easements, access, and parcel configuration can limit usable land.
  • Consider independent utility: Apparent excess area may or may not have value or practical use apart from the existing property.

Kitsap County Assessor guidance identifies zoning, total lot coverage, parking, topography, and easements as considerations in assessing excess or surplus land. Cook County Assessor guidance describes adding value for land above a normal ratio in its commercial valuation approach. Which definition should you use?

For a parcel-specific appraisal, assessment, or zoning question, follow the definition and instructions used by the relevant authority. Boulder County’s glossary defines the area-based ratio as the proportion of land area to gross building area: Boulder County Assessor glossary. A footprint-based guide may be appropriate for a calculation that expressly calls for ground-level coverage, but it should not silently replace a gross-building-area definition: Calculator Academy’s land-to-building ratio guide.

If no definition is specified, state the denominator you chose and why. Without the property’s jurisdiction and the purpose of the calculation, no one ratio definition or target can be assumed to control.
