The $4.1 million figure was the reported sale price. A separate penthouse in the development was being offered for $4.3 million, but an asking price is not a completed transaction and should not be treated as a higher sale.

PerthNow compared the penthouse sale with a $2.63 million North Perth house sale on Paddington Street in May 2025, describing the apartment result as 60 percent higher. The comparison is the newspaper’s account of the suburb record at the time of publication; it does not establish a current record or an independently verified ranking.

It is also a comparison between different property types: a penthouse apartment and a house. The reported result is notable as an apartment sale, but it does not mean that every North Perth property type shares the same price benchmark.
What else PerthNow reported about Alma Square
The same August 2025 article said 45 of the development’s 108 apartments had sold. It reported a 17.6 percent year-on-year rise in North Perth prices and a $1.5 million median sale price. Those figures are the article’s snapshot, not independently confirmed current market statistics.
PerthNow described the project as including a pool and gym and cited 5-star Green Star and 7.2-star NatHERS ratings. The article also reported a city-view claim from Richard Pappas, speaking for Celsius Developments, who said: “The view is square on to the city,” and said an advertising photograph had been taken from a cherry picker on the sixth floor. That image does not establish that every apartment has the same view.

Completion timing remains a forecast
PerthNow reported an expected completion in early 2028. That was the forecast published in August 2025; it does not confirm the development’s current construction progress or whether the timetable has changed.
