The former Hyatt Regency Perth site is operating as Residence on Langley Park, which began welcoming guests on September 1, 2024. The hotel is at 99 Adelaide Terrace in East Perth, near the CBD and Swan River. It offers standard rooms, studios and one- and two-bedroom residences; the larger formats add living space and, in the listed configurations, a kitchenette.
What happened to the former Hyatt Regency Perth?
Tuan Sing Holdings announced on July 1, 2024, that it and its subsidiaries had terminated the Hyatt management agreement and would reposition and rebrand the Perth hotel. On August 6, the company announced the new name, Residence on Langley Park, and said it would welcome guests from September 1, 2024. The announced reopening is therefore a past event, not a future plan.
The hotel is managed by Grand Hotel Group, a Tuan Sing subsidiary, and operated by Residence on Langley Park Pty Ltd. Tuan Sing described it at launch as Grand Hotel Group’s first Australian hospitality venture. The company’s Group CEO, William Liem, said the hotel was “set to usher in a new era for Perth”; that was the company’s ambition, not an independently measured outcome.
What rooms and accommodation formats are available?
The hotel’s listed room categories range from conventional hotel rooms to apartment-style residences. The following dimensions and features are those stated on its official room listings; check the live booking inventory for the dates you need, because availability and room details can change.

The room listings note that views vary. Tourism Western Australia’s 2025–2026 media kit also describes a mix of king and queen rooms, studios and one- and two-bedroom apartments, with kitchenettes, workspaces and washer-dryers in selected rooms. Those features should not be assumed for every room or booking.
What facilities does the hotel list?
The hotel’s official facilities information describes a heated pool, fitness centre, Wi-Fi, meeting venues and the Residence Lounge on levels 8 and 9, which has Swan River views. It also lists a business centre with computer and internet access, printing and photocopying.
Food and drink facilities listed by the hotel include Origin by Olio’s, an all-day dining restaurant, and a lobby bar. Tourism Western Australia’s 2025–2026 media kit describes daily buffet breakfasts and fresh lunch options; treat that as a source-dated description rather than a guarantee for every stay.
The hotel says guests can hire four e-bikes through the BYKKO service. The arrangement requires payment and account details through that service, so check the hotel’s current instructions and terms before relying on it.
How does Residence on Langley Park fit into The Langley?
In November 2025, Tuan Sing announced The Langley as the umbrella identity for a wider precinct comprising Residence on Langley Park, 18 Terrace Road and Shoppe on Langley Park. The precinct brings together accommodation, hospitality, business and retail uses; it is broader than the hotel alone and was announced after the hotel began operating.
On April 17, 2026, Tuan Sing announced Olio’s Fine Food as the hotel’s in-house catering and event management provider. This is relevant to event and food-service planning, but it does not change the hotel’s 2024 opening date.

What should you check before booking?
The available information establishes room types and selected features, but not a price ranking between them. Compare the live options for your dates based on the number of guests, whether you need separate bedrooms, a kitchenette or living area, and the listed view and room configuration. Rates and availability are date-dependent, so use the hotel’s Check Availability link rather than relying on an undated price.
Tuan Sing’s corporate property profile lists the site as “In Operation” and gives an address of 99 Adelaide Terrace, Perth WA 6000. It also lists 367 rooms, but does not date that figure. Its stated land area of 25,826 square metres includes vacant land, the commercial centre and carpark, so it should not be read as the hotel’s floor area.
