Equinix’s 2016 Data-Center Expansion: SV10, NY5 in New Jersey and Hong Kong

Equinix’s 2016 expansion report covered SV10, NY5 Phase II in Secaucus, New Jersey, and Hong Kong growth—with an important discrepancy in its project count and aggregate figures.

Equinix’s May 5, 2016 expansion report described planned projects in Silicon Valley, the New York metro area and Hong Kong. The New York-market project was NY5 Phase II in Secaucus, New Jersey—not a data center in New York City. The report estimated about $200 million in investment, 200,000 square feet and capacity for roughly 4,000 server cabinets, but its project count is internally inconsistent: it first describes three projects, then refers to four.

What Equinix announced in 2016

The May 2016 report covered three market initiatives: a new Silicon Valley facility, an expansion at the NY5 campus serving the New York metro, and growth in Hong Kong. These were part of Equinix’s wider 2016 construction push, which also included projects in Dallas, São Paulo, Tokyo, Sydney, Amsterdam, Northern Virginia, Atlanta, Dublin, Frankfurt and Warsaw. How the projects compare

Equinix’s 2016 year-end construction table gives named phases, target openings, cabinet capacities and estimated capital expenditure. These are planned values in the company’s filing, not proof that each phase opened on schedule. SV10’s cabinet figure differs between the filing and later opening announcement because the figures describe different points in the build-out.

Source for the project-level figures and target dates: Equinix’s 2016 annual report. The filing lists a broader construction pipeline and two Hong Kong phases, so its estimates should not be mechanically added and treated as the same scope as the news report’s approximate $200 million total.

Silicon Valley: SV10 extended an established campus

SV10 was planned for an 11-acre site adjacent to Equinix’s SV1 and SV5 facilities at its Great Oaks campus in San Jose. Equinix announced an approximately $125 million investment in the first phase. The location mattered because Silicon Valley was a high-demand, land-constrained data-center market; Equinix said limited capacity could restrict growth unless new supply came online. Building beside existing facilities also supported the company’s interconnection proposition: customers could connect across a dense campus ecosystem rather than simply rent isolated floor space. Phase one and the longer build-out

When Equinix announced SV10’s opening in 2017, it described the initial phase as more than 37,000 square feet of colocation space with room for 930 cabinets. The same announcement described a three-phase full-build plan for 2,820 cabinets. The opening figure is a later description of the initial phase; it is not interchangeable with the 795 sellable cabinets shown for SV10 Phase I in the year-end construction table. New York metro: NY5 Phase II was in Secaucus

NY5 is a New Jersey campus serving the New York market. Its Phase II expansion was in Secaucus, not New York City—a distinction that matters for anyone assessing local real estate, permitting or network geography. The 2016 report said NY5’s first phase comprised four buildings, had capacity for more than 10,000 cabinets and was about 85% full when the expansion was discussed.

Equinix linked demand to financial-services customers, hybrid-cloud adoption and BATS Global Markets’ move of trading platforms to the campus. Those are the company’s and report’s explanations of market demand, not an independently measured breakdown of the expansion’s causes. The New Jersey site offered access to the New York financial and enterprise market while locating the facility outside the city’s boundaries. The 2016 year-end filing put NY5 Phase II at 1,200 sellable cabinets, an estimated $76 million in capex and a Q2 2017 target opening.

Hong Kong: the announcement does not name one definitive phase

The May 2016 report described a Hong Kong expansion but did not clearly identify a facility phase. Equinix’s year-end construction table separately listed HK1 Phase X/XI and HK2 Phase IV, both targeted for Q1 2017. The table therefore offers a more specific view of the Hong Kong construction pipeline, but it does not establish that the news report’s Hong Kong reference corresponded to only one of those entries.

Equinix presented Hong Kong as a fast-growing Asia-Pacific data-center market, with demand associated with cloud services, digital content, financial services and connectivity between mainland China and international markets. Its broader rationale was the density of carriers, network operators, mobile providers, internet service providers, cloud services and content companies. A separate Equinix announcement described HK5, scheduled for Q4 2017 with more than 48,000 square feet and 1,200 cabinets; it should not be substituted for the unnamed Hong Kong project in the 2016 report. What the expansion says about Equinix’s strategy

The projects favored established, high-demand markets and existing campuses. That approach can put new capacity close to customers and network ecosystems, while using campus infrastructure and interconnection density to support more than colocation alone. It also exposes a basic constraint: sought-after metros can be difficult places to secure land and power, and phased development cannot deliver the full planned capacity immediately.

Equinix was adding supply through a mix of new construction, phased campus expansions, acquisitions and leases. Its strategic case rested on strong utilization and returns on development capital, alongside customer demand for carrier-neutral colocation and direct interconnection. The company described Asia-Pacific growth at the time as faster than growth in Europe and the Americas. These are strategic themes and management characterizations, not proof that every project achieved the same utilization or return.

What happened after the announcement

The clearest confirmed outcome in the cited material is SV10: Equinix announced that it opened the facility in 2017, with the initial phase’s more than 37,000 square feet and 930-cabinet capacity. By contrast, the Q1 and Q2 2017 dates for HK1, HK2 and NY5 in the annual report are target openings, not confirmation of completion. The company’s later expansion activity shows that these metros remained part of its development footprint, but the 2016 report should be read as a snapshot of planned projects—not as a current construction announcement or a single three-site build with a settled final cost.

A cabinet count also does not establish available power, supported rack density, cooling capability or customer-ready capacity. Those details require project-specific specifications rather than an inference from the announced cabinet totals.
