Amana Living is the current owner and operator of Collier Park Village in Como. The City of South Perth approved the transfer in May 2024, and its current facility page says the village has since been transferred. The often-described “$21 million land transaction” was not a $21 million cash payment: the City’s business plan lists a nominal $1 purchase price and $21,806,138 in resident liabilities Amana agreed to assume.
Who owns Collier Park Village now?
Amana Living Incorporated owns and operates Collier Park Village, at 2 Bruce Street in Como. The City of South Perth’s current Collier Park Village page states that the village has been transferred to Amana Living.

The transfer followed a council process that began with a decision to seek proposals from experienced retirement village operators. Council endorsed Amana as preferred future operator on 31 October 2023, adopted the transaction business plan for public advertising on 26 March 2024, then voted to proceed and authorized the Mayor and CEO to execute the sale contract on 28 May 2024. The motion carried by absolute majority, 8–0, according to the council minutes. The City announced the endorsement two days later; its release said the transfer was expected by 30 June 2024, which was a forecast at the time, not the settlement date. The City’s current page confirms the transfer has occurred.
What did Amana Living pay for Collier Park Village?
The $21 million shorthand refers to liabilities assumed for residents, not cash paid for the land. The City’s 2024 transaction business plan specifies a nominal purchase price of $1 and $21,806,138 in resident liabilities Amana agreed to take on. It also records an adjustment for $1.5 million in required roof repairs.

The same plan says the village was revalued at $23 million at the end of the 2022/23 financial year. The City said three submissions valued the transaction lower, citing existing resident liabilities and capital requirements. These figures and explanations are the City’s account in its transaction plan, not an independent valuation of the deal.

The approximately $16 million in reserved funds and up to $200 million in avoided future capital expenditure were City estimates used to explain the transaction. They are not guaranteed savings, independent findings, or general benchmarks for other retirement villages or councils.
What is Collier Park Village?
Amana describes Collier Park Village as an independent-living community for people aged 55 and over. Its current overview lists 169 two-bedroom villas, community and leisure centres, landscaped gardens and a resident social committee. Can residents stay, and are there redevelopment plans?
In its 30 May 2024 release, the City said Amana had assured existing residents they could remain at the village. The release also said there were no immediate redevelopment plans “at this stage,” while Amana committed to a mix of accommodation and services meeting modern retirement living standards. Those were statements made in May 2024; they should not be treated as a current guarantee or a description of present plans. The City’s 2024 announcement records what was said at the time.
What can be built at the Como site?
A City update dated 10 September 2026 says Council resolved on 26 May 2026 to advertise Scheme Amendment No. 4 to Local Planning Scheme No. 7 for 2 Bruce Street. The proposal would make medical centre, office, hospital and private recreation uses discretionary, subject to advertising. The Minister for Planning and Lands, or a delegate, modified the amendment to ensure the predominant use remains “Independent Living Complex” and “Residential Aged Care Facility.”
