First look: Inside Microsoft’s plan to reboot its original Redmond campus

Microsoft’s East Campus redevelopment combines new offices, public spaces and transportation connections, but five planned buildings were paused as of February 2026. Here’s what the project may mean for commuting, local costs and office demand.

Microsoft’s Redmond headquarters reboot is not a finished 2022–2023 construction story, despite the original schedule. The project is a multiyear redevelopment of the company’s older East Campus: about 72 acres within a roughly 500-acre headquarters, redesigned for denser offices, walking, public spaces, sports facilities and hybrid work. The City of Redmond and GeekWire describe the project as a redevelopment of the East Campus, not the entire headquarters.

As of February 2026, 12 of the planned 17 buildings were open or under construction, while work on the remaining five buildings associated with Sammamish Village was paused, according to the Puget Sound Business Journal. That makes the project relevant beyond architecture: its scale affects Microsoft’s office strategy, employee commutes, Redmond’s commercial activity and the surrounding region’s housing and transportation pressures.

What Microsoft originally announced

Microsoft announced the campus refresh on November 28, 2017. Its announcement called for:

  • 17 new buildings in the revised design;
  • 6.7 million square feet of new and renovated workspace in the initial announcement;
  • $150 million in transportation infrastructure;
  • public plazas, sports fields, retail and restaurants;
  • capacity for as many as 8,000 additional employees; and
  • a projected five- to seven-year construction period.

The building count needs careful handling. Microsoft’s announcement initially referred to 18 new buildings replacing 12 older structures, but a footnote revised the plan to 17 new buildings and the removal of an additional structure. The City of Redmond’s current project page also lists 17 buildings.

By 2019, GeekWire described a redevelopment of approximately 3 million square feet across 17 four- and five-story buildings. Those buildings replaced roughly 1 million square feet of older space, creating a net addition of about 2 million square feet. These figures reflect a revised project scope, not necessarily a contradiction between sources.

How the East Campus is being reorganized

The City of Redmond divides the redesigned area into named villages: Whatcom Village, Sammamish Village, Washington Village, Chelan Village and Building R. The city lists LMN, NBBJ, ZGF, WRNS Studio and Diller Scofidio + Renfro among the architects involved.

The basic planning idea is to replace a low-rise office complex with a more connected workplace. As GeekWire and the City of Redmond describe it, cars are intended to move around the perimeter and into underground parking, leaving much of the surface campus for pedestrians and cyclists. Plazas, trails, restaurants, retail areas and sports fields are meant to make the campus function more like a neighborhood than a collection of isolated office buildings.

Microsoft projected that a walk between comparable points could fall from as much as 22 minutes to about seven minutes, according to GeekWire and Microsoft’s workplace feature. That is a practical change for employees moving between meetings, but it also shows the project’s broader aim: reduce the friction of a very large campus without requiring every trip to happen by car.

The workplace is changing along with the buildings

GeekWire reports that the new offices use a “neighborhood” approach rather than simply reproducing Microsoft’s original private-office model. Work areas, team spaces and shared amenities are arranged around central atriums. Depending on the team, employees may receive assigned desks or use hot-desking.

GeekWire reports features including:

  • phone booths for private calls;
  • wellness rooms and solariums;
  • puzzle rooms and shared kitchens;
  • outdoor decks;
  • hybrid-meeting rooms; and
  • Teams Rooms with cameras, microphones, displays and touch consoles.

For Microsoft employees, the financial effect is indirect rather than a new benefit or pay item. A shorter internal commute can save time, while a flexible-desk policy may change how often an employee needs to travel to campus and what kind of home-office setup is useful. Neither the campus design nor the expansion guarantees a change in compensation, remote-work policy or staffing levels.

Transportation and the employee commute

Microsoft’s 2017 announcement estimated $150 million for transportation infrastructure. The surface design prioritizes walking and biking, while parking is pushed underground and toward the edges of the redevelopment, as described by GeekWire and the City of Redmond.

A major connection arrived in April 2024, when a 1,100-foot pedestrian bridge over State Route 520 opened. GeekWire and the City of Redmond say it connects Microsoft’s east and west campus areas and links the campus with the area around the Redmond Technology light-rail station.

For workers, that connection could reduce the need to drive for some commutes or cross-campus trips. The personal-finance result depends on the employee’s starting point and travel habits: avoiding parking, fuel and vehicle wear can produce savings, but transit fares, first- and last-mile travel and occasional driving still matter. The project alone does not establish that every Microsoft employee can commute without a car.

Sustainability features and operating costs

GeekWire reports that Microsoft says the new buildings are designed to pursue zero-carbon certification, use renewable electricity and rely on geothermal heating and cooling. During construction, Microsoft reported diverting 95% of construction waste from landfills and reusing wood salvaged from trees removed from the site.

GeekWire also reports that the central kitchen is fully electric, including induction cooking equipment, and that Microsoft plans to electrify all campus cafés by 2030, matching the company’s stated net-zero-carbon target.

These features may reduce energy use or emissions over the life of the buildings, but they should not be treated as a guaranteed short-term cost saving. Geothermal systems, electrification and certification can require substantial upfront investment. Microsoft has not presented a public household-style payback calculation showing how much the campus will save each year.

What has happened to the schedule?

The original five- to seven-year estimate in Microsoft’s 2017 announcement suggested completion around 2022 or 2024, depending on the project start point. A 2019 GeekWire report said all new buildings were expected to be finished in 2022 and 2023. That forecast is now outdated.

The City of Redmond project page still displays a 2018–2025 timeline and mid-2025 target completion date. Those are planning details on the municipal page, not proof that the entire redevelopment was finished. In May 2025, GeekWire reported that seven buildings were open, with other buildings under construction or in planning. Microsoft had not provided a final completion timeline after pandemic-related delays.

The latest reported position, on February 25, 2026, was that 12 of the 17 buildings were open or under construction. The remaining five, associated with Sammamish Village, were on hold. The Puget Sound Business Journal reported that Microsoft President Brad Smith said the company had “no imminent plans” to build them, while leaving open the possibility that the decision could change as office-attendance patterns develop.

What the pause says about office demand

The five-building pause is the clearest sign that the project is being adjusted to actual workplace demand rather than completed automatically because the original plan existed. Microsoft has been reshaping its workplace around hybrid meetings, flexible seating and changing attendance patterns. Building all 17 structures would add capacity, but unused office space would still carry construction, maintenance and operating costs.

That does not mean the East Campus reboot has been abandoned. Most of the planned buildings were open or under construction by February 2026, and the bridge, public-space design and new workplace infrastructure are already changing how the campus works. It means the final footprint is not settled.

Details that connect the old campus to the new one

GeekWire reports that the redevelopment preserved Lake Bill, the pond outside the former Building 4. Bill Gates’ office overlooked the pond, which became associated with Microsoft’s traditional post-project ceremonial “dunks.” Preserving it gives the rebuilt campus a physical link to Microsoft’s earlier identity rather than replacing every recognizable feature.

There is also a notable change for visitors. GeekWire reported that Microsoft’s longtime public-facing Visitor Center in Building 92 permanently closed in February 2026. The company said it was repurposing the center’s assets around the campus. Experience Center One, on the redeveloped East Campus, is aimed at curated customer demonstrations and executive meetings; it is not a replacement for the same broadly accessible visitor attraction.

What this means for Redmond and personal finances

A development of this size can influence the local economy through construction employment, supplier spending, restaurants, retail and demand for transportation services. It can also add pressure to an already expensive housing market if the campus ultimately supports thousands of additional workers. Microsoft’s original announcement cited capacity for as many as 8,000 additional employees; that is planned capacity, not a confirmed count of new hires.

Those effects are regional rather than a guaranteed financial gain for an individual resident. A nearby homeowner might benefit from commercial investment or property demand, while a renter could face higher housing costs. A worker may save on parking and fuel if the bridge and transit connections replace car trips, but may also face higher prices in nearby restaurants and services. Microsoft’s $150 million transportation estimate is an infrastructure commitment, not money paid directly to Microsoft employees or local households.

For investors, the campus is best read as a signal about Microsoft’s long-term office and workforce strategy, not as a standalone reason to buy or sell the company’s stock. The paused buildings show that even a major technology company is testing how much office capacity it needs after the shift toward hybrid work.
