Iconiq Capital’s First Reported Data-Center Investment: T5’s Dallas and Portland Facilities

A 2016 report described Iconiq Capital’s first data-center investment as an equity recapitalization of T5 facilities in Dallas and Portland. The amount was not disclosed.

Iconiq Capital’s first reported data-center investment was an equity recapitalization involving two T5 Data Centers facilities, in Dallas and Portland. T5 kept a “meaningful stake” and continued to operate and manage both properties. The investment amount was not disclosed in the September 20, 2016 report.

What was Iconiq Capital’s first data-center investment?

Data Center Knowledge reported on September 20, 2016, that T5 Data Centers had recapitalized the equity in its Dallas and Portland facilities with an investment from Iconiq Capital. The report described the transaction as the first investment under Iconiq’s new data-center focus. Data Center Knowledge’s 2016 report did not disclose how much Iconiq invested.

The transaction was not described as a sale of the properties to Iconiq. T5 retained a “meaningful stake” and continued operating and managing the facilities, according to the report. It also said T5 reported that both sites were 100 percent leased at the time. That occupancy figure is a historical claim attributed to T5, not an update on either facility today.

How Iconiq’s data-center investment plan was described

The report identified Iconiq DC Management as Iconiq Capital’s data-center investment arm. It said papers to register the firm were filed in August 2016. As described in that filing, the planned private funds could invest in several ways:

The report does not provide terms that would allow investors to compare the expected return or risk of those approaches. They are categories in the reported plan, not details about the structure or performance of the T5 transaction.

Who was involved?

  • Iconiq Capital: The wealth-management firm reported as the investor. The 2016 article cited Mark Zuckerberg, Reid Hoffman, and Sean Parker as examples of its clients; that is the article’s historical description, not a statement about current clients.
  • Iconiq DC Management: The data-center-focused arm described in the article’s account of the August 2016 filing.
  • T5 Data Centers: The owner-operator that retained a stake and continued to run the Dallas and Portland facilities.
  • CIT Communications and Technology Finance: The report said CIT, which had arranged earlier financing for T5, was involved in the Iconiq investment as an agent.

What the transaction does—and does not—establish

The article characterized the investment as relatively safe in light of the reported full occupancy. That was the article’s assessment, based on T5’s statement about leasing at the time; it is not a guarantee about the properties’ finances, future occupancy, or investment risk.

Other figures in the report concern T5’s wider business, not Iconiq’s investment. In January 2016, T5 announced a $68.5 million credit facility for construction of a data-center campus in Kings Mountain, North Carolina. That was a separate financing arrangement, not the disclosed amount of the Iconiq investment.

For historical context, the report said T5 had six operational locations at the time: Atlanta, Chicago, Dallas, Los Angeles, Portland, and Charlotte. It also noted that T5 had entered Chicago the previous month by acquiring a Forsythe facility and was building in New York and Colorado. These are 2016 details, not a current list of T5 locations.

What remains unknown

The 2016 report did not state the investment amount, identify the facilities by individual name, or provide their technical specifications. It also does not establish the fund’s later status or performance. The available transaction details support a narrow conclusion: Iconiq invested in an equity recapitalization of two T5 facilities, while T5 remained invested and in charge of operations.
