Beeliar Suburb Profile: What It’s Like to Live There

Beeliar offers wetland and park access with Cockburn-area amenities, but commute patterns, housing costs and local recreation vary. See what to check before moving.

Beeliar’s strongest appeal is its access to wetlands, lakes, parks and outdoor recreation, alongside shopping and other amenities in the wider City of Cockburn. It may suit households that value green space and suburban facilities, but the fit depends on your budget, commute, school needs and the exact property: Census data point to car-oriented work travel, park provision varies within the suburb, and nearby schools do not guarantee enrolment.

Where Beeliar is and what stands out

Beeliar is in the City of Cockburn, postcode 6164, about 22 km from Perth, according to REIWA’s suburb profile. Its distinguishing lifestyle feature is the connection to Beeliar Regional Park and nearby wetlands, combined with access to local shopping and the broader Cockburn area’s recreation options.

The City of Cockburn acknowledges the Nyungar people of Beeliar boodjar: “Long ago, now and in the future they care for Country. We acknowledge a continuing connection to land, waters and culture and pay our respects to the Elders, past and present.”

Parks, lakes and recreation

The City describes two north-south wetland chains within Beeliar Regional Park. Many wetland areas have walking and cycling trails, barbecues, public amenities and playgrounds. The City’s regional park information also covers wider Cockburn destinations such as Coogee Beach and Woodman Point recreation reserves, where activities include fishing, boating, kite-surfing, camping and hiking. Those are regional amenities, not facilities that every Beeliar address is close to.

What is available within Beeliar

The City’s Beeliar page identifies access to Thomsons Lake and Kogolup Lake, sporting reserves, playgrounds across most residential areas, dog exercise areas, and ecological and walking connections in the east. It also says the southwest currently has fewer playground and recreation opportunities. The City flags park quality, accessibility, inclusive play, local connections and additional parkland in growing areas as planning considerations.

For a move, that means checking the route and distance from the specific home to the park, playground or reserve you expect to use—not assuming every part of Beeliar offers the same access.

Shopping and everyday amenities

REIWA names Beeliar Village and Cockburn Gateway Shopping Centre as shopping options. The suburb profile also lists nearby primary schools and a bus service to Cockburn Station. These listings are useful starting points, but they do not establish that a particular property is close to a service, falls within a school’s intake area, or has a convenient route at the time you need it.

Getting around and commuting

REIWA identifies Cockburn Central as the train station serving Beeliar and lists a bus service to Cockburn Station. In the 2021 Census, 3,534 employed residents—74.1%—reported travelling to work by car as driver or passenger; 319, or 6.7%, reported public transport as at least one travel mode. Census respondents could report up to three modes. These are Census work-trip figures, not a current measure of all journeys or proof that public transport is unsuitable.

Current bus frequencies, door-to-door journey times and disruption status are not established here. Check the route and timetable for the specific address and your usual travel times before relying on a bus-and-train commute.

Schools and household profile

REIWA’s profile lists South Coogee Primary School (0.5 km), St Jerome’s Primary School (1.2 km), Newton Primary School (1.8 km) and Beeliar Primary School (2.7 km). These are profile or map distances, not confirmation of current catchments, eligibility or available places. Check boundaries, enrolment rules and practical routes directly with the relevant education provider.

The ABS 2021 Census recorded Beeliar’s median age as 34, compared with 38 for Western Australia and Australia. Its age table also shows a higher share of children aged 0–14 than the state and national figures. This describes the population in that Census period; it should not be treated as a profile of every household or a current count.

Housing costs: use dated figures, not a forecast

REIWA’s market page, updated 5 October 2026, reports a median house price of $1,075,000 for transactions in the 12 months ending September 2026. It reports median rent of $780 per week based on leases reported as at 5 October 2026, using year-on-year three-month rolling data up to the latest completed month. REIWA notes that price data can be revised as more transactions settle. These are dated market snapshots, not predictions or a substitute for checking current listings and your own borrowing or rental budget.

No matched comparison with neighbouring suburbs is established here, so these figures alone do not show whether Beeliar is affordable or expensive relative to alternatives. Compare homes of similar type and condition, plus the costs and travel trade-offs relevant to your household.

How to decide whether Beeliar fits you

  • Set a housing budget: Compare current asking prices or rents for the dwelling types you would actually consider, rather than relying only on suburb medians.
  • Test your commute: Check the exact address, travel time and service schedule for your work hours; the 2021 Census suggests car use was common for work travel.
  • Check local access: Map the walk or drive to the parks, lakes, shops and recreation facilities you would use. Provision differs within the suburb.
  • Verify school arrangements: Confirm catchment, enrolment eligibility and availability with the relevant school or education authority.
  • Match amenities to your household: Consider whether nearby parks, accessible recreation, sporting facilities or dog exercise areas meet your needs.

A little local history

The City of Cockburn says Beeliar was approved as a suburb name in 1993 and officially created in early 1995 from the southern portion of Yangebup. The boundaries of Beeliar Regional Park were established in the early 1990s, giving the suburb’s park and wetland connections a longstanding place in the area’s identity.
