Where did AI2 lease office space in Seattle?
AI2 leased space at Northlake Commons, 3800 Latona Ave NE, Seattle, near the Burke-Gilman Trail and the University of Washington. Its contact page currently lists its address as 3800 Latona Ave NE, Suite 300, Seattle, WA 98105. The listing confirms the address, but does not establish when AI2 moved in. GeekWire reported the lease on July 22, 2024; the address is also on AI2’s contact page.
How much space did AI2 lease, and what was expected?
GeekWire reported in July 2024 that AI2 leased a full floor of 50,000 square feet. The institute told the publication it expected about 200 employees to start in the building. At the time, a move-in date had not been announced, so the staffing figure was an expectation at announcement—not a current headcount.
In March 2025, CoStar described the leased space as just under 50,000 square feet on Northlake Commons’ third floor. It reported that the entire building contains 158,000 square feet and that AI2’s new space more than doubled its previous nearby space. The two accounts differ slightly in how they round the lease area; both describe a full-floor lease of roughly 50,000 square feet. CoStar’s March 26, 2025 report provides the later figures.

Does this establish a Seattle AI corridor?
The lease is one visible sign of AI-related activity in Seattle, but it does not by itself establish the scale, boundaries, or economic impact of a defined AI corridor. GeekWire’s 2024 report also noted Collaborative Robotics’ nearby Seattle office. Separately, the City of Seattle announced a partnership involving its Office of Economic Development, AI2 Incubator, and Ada Developers Academy to provide co-working and event space and collaborative tools for AI-focused founders. Those examples show activity; they do not quantify a district’s growth or effect on jobs and investment. The city’s March 27, 2025 announcement describes the founder-hub partnership.
