Molly Sims and her husband, film producer Scott Stuber, shaped their Sagaponack, New York, home around the way they wanted to live: gathering in a generous kitchen, entertaining indoors and out, and giving visiting family room to settle in privately. The 2022 Architectural Digest tour describes a custom-built retreat that joins Hamptons shingle-style architecture with modern details and family-minded materials.
Where is Molly Sims’ Hamptons house?
The home is in Sagaponack, on Long Island’s East End. According to Architectural Digest’s 2022 home tour, Sims bought her first Hamptons home in 1999 and told Stuber after they married in 2011 that she did not want to give up the area. The couple bought land in Sagaponack in 2018 to build a new home for family and friends. The tour says construction delays stretched the project across four years before the family spent a summer there; that chronology is the account published in 2022, not a current property-status report.
Who designed the house?
The project brought together a design team with distinct roles. Sims enlisted interior designer Dan Scotti, who had worked on the family’s earlier Hamptons home. Scotti brought in architect Raymond Renault. Sims also asked friend Mimi Brown to help with the interiors and AD100 designer Brigette Romanek to work on the bathrooms and powder room. LaGuardia Design Group is credited with the outdoor space.
The architectural brief paired classic Hamptons shingle-style cues with sleek modernism. Rather than treating the interior as an afterthought, Scotti said the interiors were considered from the beginning of construction, allowing the rooms and furnishings to be shaped around the family’s use of the house.

How the home is arranged for family and guests
The house is made up of several gabled structures connected by flat-topped glass breezeways. Its layout balances shared spaces with a separate place for visitors:
- Guest wing: A two-bedroom wing to the west was planned to give a visiting family privacy.
- Central salon: A large salon with a full bar—“the bar,” as Sims calls it—sits in the central structure.
- Family living spaces: The main family areas form an L-shaped section and include an open-plan kitchen, dining area, and sunken living room.
A wall of glass opens the first-floor shared rooms visually toward the gardens and outdoor areas. The pool and dining terrace extend that gathering space outdoors. Architectural Digest reports that custom terrace benches by Shepard Design Co. can seat up to 45 guests—a capacity attributed to the home tour, not a general measure of the property’s everyday use.

Why the kitchen anchors the first floor
Sims wanted the kitchen to be the home’s largest room because the family tends to gather there. “I knew that the kitchen had to be the biggest room in the whole house because everybody’s always in the kitchen,” she told Architectural Digest. The open-plan arrangement keeps the kitchen, dining area, and sunken living room connected, while the glass wall links those shared rooms to the landscape.
The kitchen combines white oak cabinetry with Calacatta gold marble. A custom oval Corian dining table, designed with Dune, was intended to withstand family use. Scotti described the request this way: “One of our mandates from Molly was that the dining table had to be essentially indestructible.”

Custom furniture and materials chosen for real use
Many furnishings were sourced or designed for specific dimensions and durability. The tour says indoor pieces were often upholstered in outdoor fabric to help protect them from children coming in from the pool. In the sunken living room, a custom Dune sectional wraps around the room and is upholstered in stain-resistant acrylic fabric.
That material choice is part of a broader approach: keep the house comfortable for everyday family life without sacrificing a tailored look. The dining table, sectional, and terrace seating were made for the rooms and activities they serve. The tour identifies the sectional’s upholstery as stain-resistant acrylic, but does not name a textile maker or establish that the exact fabric is currently available for purchase.

A quiet palette that makes room for art and gardens
The first-floor palette is mostly cream and white, balanced by white oak, textured rugs, and rich fabrics. Scotti explained the intent: “Throughout most of the first floor, we kept the color palette relatively neutral so that your eye would be drawn to the artwork and out to the gardens.” The result, as described in the tour, uses restraint as a backdrop rather than leaving the rooms without texture or warmth.
The reported furnishings mix custom pieces with vintage and designer finds, including a Nickey Kehoe oak coffee table, vintage Danish lounge chairs from Eneby, vintage Pierre Jeanneret dining chairs, Noguchi lanterns, Thomas Hayes Studio bar stools, a Giopato & Coombes chandelier, and a Kelly Wearstler coffee table. These are design credits in the 2022 feature, not confirmation of current retail stock or availability.

Commissioned art and personal details
Sims commissioned work for the home, including a sand painting by Jonathan Ryan, a Matthew Brandt diptych, and an Olivia Steele neon sign reading, “This is where it gets interesting….” Scotti said a pantry door was moved to make room for the sign. Sims connected its phrase to life’s ups and downs.
Other details bring personal meaning into practical rooms. The powder room has a custom MJ Atelier wallcovering inspired by Sims’s attachment to butterflies and bees. The primary bathroom features glazed Moroccan tiles, and each child’s bedroom was developed around a color Sims felt suited that child’s personality.
What the design says about the way the family uses the house
The home’s choices reinforce one another: a private guest wing accommodates visitors, connected communal rooms keep family gatherings centered, and broad glass openings make the gardens and terrace part of the experience. Custom, durable furniture serves busy rooms, while a neutral base lets commissioned art and outdoor views stand out. Sims summed up the indoor-outdoor emphasis to Architectural Digest: “Pretty much the whole house lends itself to entertaining and being outside.”
