Mortgage Rates for January 26, 2026: Daily Averages and Weekly Benchmarks

The Mortgage Reports reported January 26, 2026 daily averages of 6.20% for a 30-year fixed mortgage, 5.57% for a 15-year fixed mortgage and 5.48% for a 5/1 ARM. Freddie Mac’s January 22 weekly averages were 6.09% and 5.44% for 30- and 15-year fixed loans.

On January 26, 2026, The Mortgage Reports reported average rates of 6.20% for a 30-year fixed mortgage, 5.57% for a 15-year fixed mortgage and 5.48% for a 5/1 adjustable-rate mortgage (ARM). Freddie Mac’s most recent weekly benchmark available that day was lower: 6.09% for a 30-year fixed loan and 5.44% for a 15-year fixed loan for the week of January 22. These are measurements from different sources and methods, not guaranteed offers to individual borrowers.

The Mortgage Reports’ January 26, 2026 daily update described rates as steady over the weekend and reported these averages:

The figures are the publisher’s daily averages, not rate quotes. Its methodology averages daily rates and APRs received from multiple lending partners using selected criteria and sample borrower profiles; actual rates can vary with a borrower’s circumstances.

How the daily figures compare with weekly surveys

Freddie Mac’s Primary Mortgage Market Survey (PMMS) is a weekly benchmark, not a January 26 daily reading. Its archive lists the January 22, 2026 averages as 6.09% for a 30-year fixed mortgage and 5.44% for a 15-year fixed mortgage. The previous readings were 6.06% and 5.38% on January 15, and 6.16% and 5.46% on January 8.

Freddie Mac says PMMS draws rates from mortgage applications submitted through Loan Product Advisor by lenders across the country. The weekly application window runs from Thursday at 12 a.m. ET through Wednesday at 11:59 p.m. ET; results are ordinarily published Thursday at noon ET. Bankrate also says its survey method differs from Freddie Mac’s. Because the sources use different samples and schedules, their figures are useful as separately labeled snapshots—not as interchangeable readings or evidence of what one borrower should receive. Why the same page can show different rates

The Mortgage Reports page also includes a separate partner-network table, distinct from the daily averages in its article text. That table lists rates by loan type and term, including 7.488% for a conventional 30-year loan and 6.782% for a conventional 15-year loan. The publisher cautions that partner-network rates “may not reflect the market.” Do not substitute those table entries for the article’s reported daily averages or treat them as universal market rates.

When comparing any rate listing with a quote, check whether it is a note rate or APR, what fees and assumptions are included, and whether the loan terms and borrower profile match. A lower stated rate alone does not establish that an offer is cheaper overall.

What the January 26 market context does—and does not—tell you

The Mortgage Reports reported that the 10-year Treasury yield was 4.216%, down from 4.248% at its comparison point. The article noted that mortgage rates tend to follow Treasury yields, but the relationship is imperfect. It also reported that major stock indexes mostly rose that morning and that the Federal Open Market Committee was meeting that week. These are contemporaneous market observations, not proof that any one indicator caused an individual mortgage rate. Market signals are a rough guide, and rates can move during the day.

Choosing between a 30-year loan, 15-year loan and 5/1 ARM

30-year fixed

A 30-year term spreads repayment over more years than a 15-year term. A fixed rate does not adjust, which can make payments more predictable, subject to other loan costs and payment components.

15-year fixed

A 15-year term repays the balance sooner and generally carries higher monthly payments than a 30-year term, while less interest accrues over the life of the loan, according to The Mortgage Reports. Compare the payment against your budget rather than choosing by rate alone.

5/1 ARM

A 5/1 ARM has an initial five-year period, after which its rate may adjust as often as annually. Its starting rate should be weighed against the possibility of later adjustments and the resulting payment changes; the initial rate alone does not show the loan’s longer-term cost.

How to judge whether a mortgage rate is good

There is no single rate that is “good” for every borrower. Judge a personalized offer against comparable offers available at the same time, using the same loan amount, term, down payment, credit profile and other assumptions. Compare APR and fees as well as the note rate, and consider payment stability and adjustment risk when comparing fixed loans with an ARM. A national or publisher-reported average provides context, but it cannot confirm the rate, approval or final terms a lender will offer you.
