Start with Florida’s rental locator
FloridaHousingSearch.org is a free state resource for renters and property managers. Search by address, city, county, or ZIP code, then use advanced search or the map to narrow results. Listings include affordable, accessible, and market-rate rentals.
Save a search to receive email alerts when matching listings are added. An alert or listing is a starting point, not confirmation that a unit is vacant or that you qualify.
How to find and verify a development
- Search the area where you can live. Enter a city, county, ZIP code, or address. If results are limited, expand the area and check both the list and map views. Use advanced filters for accessibility or other needs.
- Make a shortlist. Record each property’s location and contact information, and note any accessibility features or other details relevant to your household.
- Contact each property. Ask whether a unit is available now, whether applications are being accepted or there is a waitlist, which affordability program applies, and how to apply. There is no single application portal established for every development.
- Confirm the rules before paying a fee. Ask about household-size rules, how income is counted, screening criteria or preferences, application fees, required records, and when the property last updated its eligibility information.
- Check the applicable limits. Once you know the property’s program, location, and household size, look up the matching current schedule on Florida Housing’s income limits page. Confirm with management that you are using the right schedule and area.
How affordable-housing eligibility works
“Affordable housing” does not have one universal Florida income ceiling. Florida Housing publishes separate limits for its rental programs, HOME, NHTF, SHIP/HHRP, and disaster-recovery programs. A limit from one schedule should not be applied to a unit funded under another program.

Florida Housing’s income-limits index lists 2026 schedules with different effective dates: its rental-program limits are effective May 1, 2026; CDBG-DR, HOME, and NHTF schedules are effective June 1, 2026; and SHIP/HHRP limits are effective May 1, 2026. Match the program, geographic area, and household-size row, then ask the property how it calculates income and household composition. These figures do not by themselves establish that a specific unit is available or that a household will be approved.
Eligibility is decided through the specific property or program’s process. Ask what income and household records it requires; identity, income, household, and asset information may be relevant, but the required documents vary. The property should explain screening rules and application steps before you submit records or pay fees.

When to contact a city or county about SHIP
The State Housing Initiatives Partnership (SHIP) program is administered through local governments. Florida Housing says SHIP funds local governments to create partnerships that produce and preserve affordable homeownership and multifamily housing for very low-, low-, and moderate-income families. It is not one statewide rental application.
Contact the city or county housing office where you want to live to ask about its current local plan, rental assistance or developments, openings, and application instructions. The local administrator can explain what is available and which eligibility rules apply in that jurisdiction.

Special-needs and accessibility housing
Florida Housing lists a separate special-needs housing resource for renters. Use it alongside the general locator if you need accessible housing or housing for a special-needs household. Ask each property directly about the specific features, criteria, and openings; the resource does not establish current property-level eligibility or availability.
