How to Check Whether a Property Is in a USDA Loan-Eligible Area

Use USDA’s official Property Eligibility map to check an address. The result is preliminary; borrower and program eligibility are assessed separately.

Use the official USDA Income and Property Eligibility Site: choose the relevant Single Family Housing program, select Property Eligibility, and search the home’s complete street address. The map provides an initial location check—not a final property determination or a decision on whether you qualify for a loan.

Check a property address on the USDA eligibility map

  1. Open the USDA Income and Property Eligibility Site.
  2. Select the Single Family Housing program you are considering. USDA provides separate Guaranteed and Direct program paths; choose the one relevant to your situation.
  3. Open Property Eligibility. This is the map-based route for checking whether a home is in an eligible rural area.
  4. Search the complete property address. Submit the street address in the map’s search box. If the address does not return a clear result, check the spelling and program selection, or zoom in and review the general area on the map.
  5. Read the result as a preliminary screen. USDA handbook material describes results of eligible, ineligible, or unable to determine. The map does not make the final property determination.

What the map result means

Map result How to use it
Eligible The location appears to fall in an eligible area for the selected program. Continue with borrower, property, and program review; this is not an approval.
Ineligible The map does not mark the location as eligible for that program. If the result seems inconsistent with the exact address or property boundary, verify the address and map position, then ask USDA or a participating lender for guidance.
Unable to determine The tool has not resolved the address to a clear result. Confirm the address and selected program; if it remains unclear, seek guidance from USDA or a participating lender.

USDA Rural Development’s map disclaimer says, “Viewing eligibility maps on this website does not constitute a final determination by Rural Development.” It also says, “Final determination of property eligibility must be made by Rural Development upon receipt of a complete application.” See the USDA eligibility site for its current disclaimer and map.

Property location is only one part of USDA loan eligibility

An eligible-area result concerns the property’s location. It does not show whether a buyer meets household income limits or other borrower and program requirements, and it does not guarantee that a home or loan will be approved. USDA’s eligibility site provides separate paths for property checks and applicant or household assessment, and notes that many loans use household income guidelines.

The program matters, too. USDA describes Guaranteed loans for households with moderate income and Direct loans for low- and very-low-income households. Check the current requirements for the specific program rather than treating a map result as a complete eligibility check.

Where to go after checking the location

Program path Application route
Single Family Housing Guaranteed USDA directs applicants to apply through an active, participating lender. Use USDA’s Single Family Housing Programs information to review the program and find the relevant lender route.
Single Family Housing Direct USDA Rural Development provides the direct application route through its Single Family Housing Programs information.

If the map result is unclear or appears inconsistent with the property’s location, contact USDA Rural Development or, for a Guaranteed loan, a participating lender. USDA makes the final property eligibility determination after receiving a complete application.
