If higher mortgage rates push a home out of reach, first reset your comfortable monthly budget—not the maximum a lender will approve. Then compare equivalent written offers, check whether a rate lock or different loan structure helps, and look for legitimate assistance. If the full housing cost still crowds out essential expenses or savings, consider a less expensive home or waiting rather than relying on rates falling later.
1. Recalculate what you can comfortably afford
A lender’s approval amount is not the same as your household’s affordability limit. The Consumer Financial Protection Bureau (CFPB) advises buyers to focus on a mortgage they can repay alongside their other priorities, rather than on the amount they qualify to borrow. CFPB affordability guidance was last reviewed June 27, 2024.
Start with take-home income, recurring expenses, debt payments, savings goals, and a cushion for unexpected costs. Count the full expected housing burden, not just principal and interest:
- Property taxes and homeowners insurance
- Mortgage insurance, if applicable
- Homeowners association dues or other property fees
- Repairs, utilities, moving expenses, and ongoing savings
If the payment would use up your emergency reserves or force you to abandon other important goals, treat that as a signal to adjust the purchase, even if a lender is willing to make the loan.

2. Compare written offers on the same terms
Request Loan Estimates from multiple lenders using the same loan amount, down payment, loan type, and rate-lock period. Otherwise, differences in assumptions can make the offers difficult to compare. The CFPB’s Loan Estimate guide explains where to find key terms and costs.
Compare the interest rate, monthly principal and interest, estimated total monthly payment, points or lender credits, fees, and cash to close. Also compare the five-year borrowing cost: the CFPB’s loan comparison guidance describes subtracting the principal paid from the total paid over five years to estimate interest and fees during that period. For an adjustable-rate mortgage (ARM), that displayed comparison assumes rates stay unchanged; it is not a worst-case cost estimate.
The CFPB’s rate explorer uses illustrative assumptions—including a $400,000 single-family primary residence, 10% down, a 700 credit score, a conventional 30-year fixed loan, -0.5 to 0.5 discount points, and a 60-day lock. Those are inputs for examples, not a current quote or a guarantee of what you will qualify for.

3. Find out whether your rate is locked
Check your Loan Estimate to see whether the rate is locked and when the lock expires. A lock can protect a quoted rate from increases before closing, but only for its stated term and subject to the lender’s conditions. An extension may cost extra, and a lock may mean you do not receive a lower rate if market rates fall.

Ask the lender, in writing, how long the lock lasts, what an extension costs, and how a market-rate drop is handled. Changes to your application—such as the loan amount, credit score, appraisal, or verified income—may affect the terms. The CFPB explains these issues in its Loan Estimate and rate-lock overview.
4. Weigh points against lender credits
Discount points are upfront charges paid in exchange for a lower rate. Lender credits reduce upfront closing costs in exchange for a higher rate. Neither option automatically saves money: the better fit depends in part on how long you expect to keep the mortgage before selling or refinancing.

Ask lenders to show the costs and payments for comparable offers, then consider the break-even period under several plausible holding periods. Paying points may reduce cash you need for reserves; taking credits may mean higher payments over time. The CFPB’s guide to points and lender credits was last reviewed October 19, 2023.
5. Evaluate loan structure by its risk, not just its starting payment
A fixed-rate mortgage provides predictable principal-and-interest payments. An ARM may start with a lower rate, but the rate can adjust after an initial period according to the loan’s terms and market index. Before choosing one, examine the first adjustment date, adjustment frequency, rate caps, maximum rate, and resulting maximum payment.

6. Check assistance and down-payment options carefully
State and local governments and nonprofits may offer down-payment assistance, but eligibility, property rules, available funds, and program terms vary by location. HUD provides links to state homebuying programs and information about housing counseling. The CFPB’s spending-plan guidance also points to assistance and Freddie Mac’s free Homebuying Budget Calculator.
Some loan programs allow lower down payments, but putting less down can increase borrowing costs and leave you with less equity. CFPB says that at least 3% down is required in most cases, while many loan types and lenders require 5% or more; these are general descriptions, not a guarantee that a particular option is available to you. Lender pricing often considers down payments in 5% increments. See the CFPB’s down-payment guidance for tradeoffs, and preserve money for emergencies, moving, and other priorities rather than using every available dollar to qualify.

7. Decide using the whole budget
Compare options across the factors that matter to your household:
- Monthly cost: total expected housing payment and other recurring ownership costs.
- Cash required: down payment, closing costs, points, and savings left afterward.
- Rate risk: fixed-rate certainty or an ARM’s adjustment terms and maximum payment.
- Time horizon: how long you expect to keep the mortgage and when any points may break even.
- Eligibility: loan-program rules and local assistance requirements.
- Flexibility: lock expiration, extension costs, and the practical effect of changing lenders or loan terms before closing.
If no available offer fits your chosen budget while leaving appropriate savings intact, a lower-priced home or postponing the purchase may be the sounder choice. That is a practical conclusion from affordability guidance, not a universal rule for every household. Avoid stretching solely because you are approved for more or expect rates to fall.
