Choose mortgage software by testing how well it fits your lending business—not by counting features. Define the loans, channels, people, and handoffs it must support; verify the integrations you depend on; run the same real-world scenarios in every finalist; and review compliance controls, implementation, security, and exit costs before signing.
What mortgage software are you evaluating?
For a lender, a mortgage loan origination system (LOS) is more than an application form or a document repository. It may support work from customer acquisition and origination through closing, secondary marketing, correspondent lending, analytics, and handoffs to servicing. The right scope depends on your operating model: which parts of the loan lifecycle you want in one platform, which remain in other systems, and how information passes between them.
ICE describes Encompass as covering several of these lifecycle areas. Treat that as a vendor capability description to verify against your requirements—not as independent proof that the platform fits your processes. Other products named in official provider information include PowerLender, Mortgage Cadence, and nCino Mortgage. Their appearance in a list is not a quality ranking or endorsement.
Define the requirements before scheduling demos
Write down what the business needs before vendors shape the conversation around their own feature sets. Separate must-haves from preferences, and identify who owns each important decision or process.

- Operating model: channels, loan products, borrower types, loan volumes, and the roles that touch a file.
- Lifecycle scope: the steps the LOS must handle, from intake and document collection through underwriting, closing, delivery, reporting, and any servicing or investor handoff.
- System boundaries: which existing systems stay in place, which must exchange data with the LOS, and where staff currently re-enter or reconcile information.
- Connections: required GSE, investor, partner, closing, and servicing interfaces, plus any eMortgage functions you need.
- Control and ownership: who configures compliance rules, maintains integrations, checks data quality, handles exceptions, and approves changes.
- Reporting and access: the reports each team needs, user roles, and the records you must be able to review later.
Documenting these needs gives each vendor the same target. It also helps expose a mismatch early—for example, a platform that supports origination but does not cover a downstream handoff your current process depends on.
Verify integrations, not just vendor logos
An integration listing is a starting point, not confirmation that the exact production workflow you need will work. Fannie Mae’s integrated vendor information includes product and interface details. Freddie Mac lists providers whose interfaces connect to selected tools and says it tests interfaces against its specifications. Freddie Mac also states that it does not endorse service providers; lenders must decide whether to engage them and maintain controls and procedures that meet their own requirements.
For every critical connection, ask the LOS vendor and the integration provider to confirm the specific interface, version, supported workflow, dependencies, and support owner. Ask how updates are handled, how failures appear to staff, and what testing or certification covers. Establish whether separate contracts or fees apply. A listing alone does not establish the answers to those operational questions.

Assess eMortgage components separately
Do not treat eNote, eClose, and eVault as interchangeable labels. Identify which capabilities you need and confirm the workflow across all parties involved. Fannie Mae’s eMortgage partner information lists providers and notes that capabilities provided through a partnership may require separate contracts. nCino describes eClose and eVault offerings and makes claims about relevant eMortgage certifications or approvals; verify the current scope and status directly before relying on those claims.
Compare platforms with the same loan scenarios
Feature lists can show what a vendor says its product does, but they cannot establish how well your staff can complete the work or recover from an exception. Give every finalist the same scenarios, data, and success criteria. If practical, use a pilot or sandbox as well as a demonstration.
- Standard loan: start with application intake and follow the file through the handoffs your business expects.
- Exception-heavy file: introduce a missing item, a changed detail, or another realistic complication and observe how the system flags it and guides resolution.
- Borrower follow-up: test a document request and the return of borrower information, including how staff can see what is outstanding.
- Closing: run the applicable closing workflow, including eClose steps if they are in scope.
- Downstream handoff: test the delivery, investor, or servicing transition that matters to your operation.
Score each scenario consistently. Record whether staff had to rekey information, whether loan data and documents stayed aligned, how clearly errors appeared, whether access matched user roles, and whether the audit trail showed what happened. Include borrower effort and staff time in the assessment. ICE and nCino describe workflow and eClose capabilities on their product pages; those descriptions do not substitute for your own usability and fit evaluation.

Make compliance and control responsibilities explicit
Software can support a lender’s processes, but its presence does not by itself guarantee compliance. CFPB materials on loan-originator rules cover provisions including compensation, steering, qualification, identification, and compliance policies and procedures. Work with your compliance counsel to identify which requirements apply to your business and ask vendors to demonstrate how the platform supports the controls you need.
For each relevant process, establish who configures the rule, who can change it, how changes are approved, and what evidence is retained. Ask to see approval controls, audit logs, role-based access, data-retention settings, and how an exception or correction is recorded. Also clarify the lender’s responsibility for reviewing the platform’s configuration and the work of vendors or subcontractors.
Review security evidence separately
Request current security documentation and conduct your normal vendor-risk review. Ask about incident processes, access management, data handling, subcontractor oversight, and the evidence your organization requires. General product claims are not a substitute for an assessment of the specific controls and services in your proposed arrangement. The available information does not provide a comparable, independent security-control assessment of the named platforms.

Price implementation, change, and exit—not only the subscription
Ask for written pricing tied to your proposed scope, volumes, integrations, and assumptions. A useful proposal should make clear what is included and what may be charged separately across implementation, configuration, integrations, data migration, training, support, upgrades, and data export or termination. Request named responsibilities, dependencies, and a project plan; do not treat an unqualified estimate as a commitment.
Compare the work and cost of moving from your current system, maintaining customizations, and supporting downstream connections. Agree how your organization will retrieve its data and records if it changes platforms. The available sources do not establish representative vendor prices, implementation costs, or migration timelines, so obtain lender-specific estimates rather than relying on generic comparisons.
Account for Encompass SDK transition requirements
ICE says Encompass customers and partners must transition off the Encompass SDK by December 31, 2026, and describes APIs and native functionality as current approaches. For a lender using Encompass or evaluating software in its ecosystem, identify affected custom applications and integrations, then request a dated migration plan with owners, dependencies, testing, and cost assumptions. Confirm the current instructions with ICE because the deadline and guidance are time-sensitive.

Use a consistent comparison scorecard
Score each finalist against the same requirements and keep evidence beside each rating. A demo answer, a written commitment, and a tested workflow are different kinds of evidence; label them accordingly. The scorecard should reflect the lender’s priorities rather than a generic ranking.

Set a minimum acceptable result for requirements that cannot be compromised, such as a mandatory interface or a control obligation. For other areas, decide in advance how your team will weigh fit, effort, and cost. This prevents a high overall score from concealing a critical gap.
Put vendor ROI claims in context
ICE reports that an independent customer ROI study conducted by MarketWise Advisors, LLC. in 2026 found a $1,154 financial and operational impact per loan, 15.5% more closings without adding staff, a 3.75-day reduction in cycle time, and a 7.53x overall return on investment. These are ICE-reported study results, not general mortgage-industry benchmarks or a forecast for your lender. Ask for the study methodology, assumptions, and applicability to your scale and processes before using any such figures in a business case.
What should decide the choice?
Select the platform whose demonstrated workflows, verified connections, controls, implementation plan, and written commercial terms best match your documented requirements. Before signing, have operations, technology, compliance, security, and finance owners review the evidence together, resolve any must-have gaps, and record who owns each remaining risk and dependency.
