Maintain an asphalt parking lot by inspecting it on a repeatable route, documenting changes, and matching repairs to the type and extent of damage. Seal suitable isolated cracks early; treat widespread fatigue cracking, recurring potholes, drainage problems, and deformation as reasons to get a pavement professional’s assessment. Surface treatments can protect or renew a sound pavement surface, but they cannot repair a failed base.
How to inspect and document the lot
Use the same route each time so you can compare conditions instead of relying on memory. This is a practical owner-level checklist, not a standardized engineering survey form. Include the entire paved area and the places where defects or hazards often become apparent:
- Entrances, edges, and transitions to adjacent pavement.
- Loading areas, drive lanes, and places where vehicles turn or brake.
- Accessible routes, drainage structures, and areas where water tends to collect.
- Signs and pavement markings that are faded, obscured, or difficult to see.
For each defect, record its location, type, approximate size or extent, and a photo. Note whether it has changed since the last inspection, whether nearby defects are connected, and whether a previous repair has failed. Prioritize conditions that could create a trip or vehicle hazard, or suggest that water is not draining.
What to look for
- Cracking: longitudinal, transverse, block, reflection, and fatigue or alligator-like cracking. Record whether cracks are isolated or interconnected.
- Surface loss: raveling, where aggregate is loosening or coming out, and patch edges that are breaking apart.
- Localized damage: potholes, depressions, failed patches, and broken pavement edges.
- Deformation and water: rutting, other changes in pavement shape, and standing water that persists after rain.
- Visibility: markings or signs that have become hard to see.
Return to repaired areas and record whether the treatment remains in place or the defect has returned. FHWA’s 1999 crack-treatment manual recommends at least one inspection each year to monitor treatment performance. That recommendation concerns treated pavement sections; it is not a universal inspection interval for every parking lot.

Which cracks can be sealed?
Crack sealing is intended for individual cracks: filling them can limit the entry of water and other material that does not compress. The Washington Asphalt Pavement Association (WAPA) identifies early-stage longitudinal, transverse, reflection, and block cracks as typical candidates. The crack should be cleaned and, where appropriate, routed; WAPA describes moderate spring or fall temperatures as favorable for the work. Follow the product instructions and applicable local specifications.
Widespread, interconnected fatigue cracking is a different condition. WAPA says it is usually too extensive for crack sealer and commonly needs an area treatment such as patching or reconstruction. If fatigue cracking is growing or patches keep failing in the same area, seek a professional assessment rather than filling individual lines and treating the problem as solved.

Preparation and application affect whether crack treatment performs as intended. FHWA’s July 2019 Crack Treatment Checklist flags dirty or wet cracks, unsuitable application temperatures, excess sealant, incorrect sealant depth-to-width ratio, opening the area to traffic too soon, and improper sealant handling as issues to address.
When does a pothole need a patch?
A pothole or localized failed section needs a repair suited to the damaged area; pouring cold patch into any depression should not be assumed to provide a durable fix. FHWA’s July 2019 HMA Asphalt Patching Checklist covers material checks, equipment inspection, traffic control, application, and troubleshooting. It calls for suitable compaction equipment, with vibratory plates or hand tampers available where rollers cannot reach.

The checklist is technical guidance, not a do-it-yourself shortcut for major repairs. For work beyond a small, isolated patch, use a qualified contractor and follow local specifications. Recurring potholes or failed patches can signal a problem larger than the surface repair and warrant an assessment.
What can surface treatments do?
Surface treatments are not interchangeable. Their suitability depends on the pavement’s condition, traffic, drainage, skid-resistance needs, weather, local materials, and local specifications. WAPA’s maintenance guidance describes these options:

A surface treatment cannot correct a failed base, a serious drainage problem, or structural distress. The Asphalt Institute’s MS-16, fourth edition, covers pavement evaluation, distress, crack sealing and filling, patching, and surface treatments. Local recommendations may differ with climate, materials, and practice; the reviewed guidance does not establish one sealcoat or inspection interval that applies to every parking lot.

FHWA’s pavement maintenance resources provide separate manuals for asphalt pothole repair and crack sealing or filling, reflecting that selecting a treatment and carrying it out are distinct technical tasks. Guidance developed for highways should not be treated as a parking-lot engineering specification; use local requirements and a qualified professional to determine the appropriate repair for the site.
